I am a property owner that used Gentry Property Management to rent the house I own I found them to be extremely deceptive and uncommunicative The agent I dealt with refused to make or receive any phone calls and would only communicate via email only Response times were extremely slow Not once did I see an actual invoice from a vendor, instead was submitted fake invoices from Gentry for ALL expenses - from Utility bills to landscapersUpon close scrutiny I found over billing and double billing Even though I was eventually reimbursed for the incorrect billing, work was shoddy if ever done at all Property security was overlooked by advertising the property address on Craig’s list, along with “vacant” and “new stainless steel appliances” When a cheap “ [redacted] ***” lock box was used on the front door I found my appliances stolenThe bottom line is that if you want an uncommunicative, slow, deceptive property management company that over bills and has no concern for the security of your property hire Gentry If not hire someone else!

The response from Gentry is upsetting I take issue with everything they've said in their response I have done nothing wrong but fell in love with a beautiful home in the city that I work in and for them to attempt to attack me and my integrity is bothersome Yes, the earnest money was late getting deposited and that is absolutely my fault If it was such a big deal at the time, why didn't they bring it up then? This has been the absolute worst experience I've had with a rental company, everTo begin, I started my application process on June 17th of I was in touch with one of the Realtor's [*** ***] and she assured me she would be in complete touch the entire timeI expressed my interest in which house I wanted to move into and begin the application processWe paid our background fee (90$ all-together) and provided all the information they required (W-2's for and 2013, proof of income, State issued ID'S - pretty standard requirements.) I sent that information out June 23rd via fax to both her personal office and to the Gentry Real Estate's main office and then called to confirm she got the informationShe said she got all of what she required and that she would get in touch with the owners and be in touch as soon as possibleThree days passed (Now June 26th) without hearing any information and I called to see if there was any issues and she (***) stated that we needed more information about a past residence and that if it wasn't resolved it would have been an automatic decline towards the rentalShe didn't contact me at all to let me know that there was an issueI provided the information she needed and she said we were back on track to hear from the ownersWe heard nothing back and I called again on the 30th to see what the update wasShe claimed that we were just waiting for the owners to call backTwo days again and I also had interest in another home that was just posted and I asked for any update on the current homeShe answered and hung up the phone so we called back and left a message to hear anything about the homeShe never replied back so I e-mailed confirming that she got the message and heard no reply backI called the Agency and was in touch with *** on the 3rd to ask to have a different representative, which she sent me through to ***, once againI spoke with *** she said she received the e-mail and Voicemail and that she would be on it todayShe called me back almost immediately to tell me she didn't have my W-2's which I sent in their own faxShe said she found the W-2's I faxed and since they didn't have names on them she wasn't sure whose they wereeven though I called and CONFIRMED she received the faxes RIGHT after I sent them(So does this mean she hadn't even SENT IN my application to the homeowners?) By far the worst company I have ever rented from We made a list when we moved in of problems with the house and presented to the company that never got repaired they said they would keep it on file Came time to move out they kept all of our deposits and then popped up years later with a collection agency wanting money They not only kept our cleaning and security deposits but said there was an additional in damages done to the house which all include what was already there before we moved inI tried working with both gentry and the collection agency neither would work with me on anything Needless to say after months of my credit getting hit for the BS I finally had to just suck it up and pay on top of my cleaning, and security deposits that they keptRenters be warned, these people are crooksMake full legal documentation and photos of every Little spec in the house before you sign anything because they'll charge you out the you know whatI suggest staying far far away

I am a homeowner that lives next to a Gentry Real Estate (rentvest) managed property. This company recently acquired Barrett Eastman Property Management LLC. After several months and hours of time spent attempting to have the homeowner of the rental property replace an area of the block wall (common wall) along the property line from a very large oleander tree that destroyed it, Gentry Real Estate (Rentvest) received a certified letter through the mail requesting that the block wall be replaced so that one can go outside to enjoy their property without having to look at a cracked, split, and damaged wall with loose blocks that were destroyed from the neighboring tree's roots. The representative reached out to me and stated that they would be in touch with the homeowner to get approval for the replacement of the block wall. About another month went by before another Gentry Real Estate (Rentvest) called me and told me that he will talk to the homeowner whose tree destroyed the block wall and would get back to me with the details regarding how they were going to replace the block wall before they do anything. However, that Rentvest representative lied to me. This is because he never called me back with any information and instead, issued the work order for the contractor to come out to the property to work on the shared wall without informing me or having my concent. This came as a surprise to me as it would come as a surprise to many that the contractor came out to my property that is shared with the rental property without me knowing and knocked the whole wall down and built it back up using the same block that was knocked down with additional block that was in much worse condition than before. Now, the wall looks much worse, there are even more loose blocks on top that could fall off if there were a storm or strong winds. I have a pet which really concerns me if the blocks were to fall down. This situation was not resolved, it only made matters worse, and I have been treated with complete disrespect and have been degraded feeling that I'm a worthless homeowner to the company and to the owner of the property due to their spiteful actions and negligence. The homeowner will just not do the "right thing" which would be to replace the old broken block with new block from a skilled contractor who does not make the wall look worse than it was before. Now, I can only blame Rentvest for lying to me as a homeowner that shares a common wall with their managed rental property. As far as the homeowner goes, he does not want to fix the problem because he displays a sense of not caring and disrespect toward an actual homeowner who lives beside his rental property. This has been going on for months now and their actions along with Barrett Eastman's have been completely unacceptable. The only next step in this situation is to follow-up with a small claims suit since everything else has failed including the "replacement" of the wall which happens to be the same wall with some blocks just turned around. The way that some companies and investors do business and treat landowners is horrendous and disgusts me.

Needless to say after 6 months of my credit getting hit for the BS I finally had to just suck it up and pay 1100.00 on top of my cleaning, and security deposits that they kept. Renters be warned, these people are crooks. Make full legal documentation and photos of every Little spec in the house before you sign anything because they'll charge you out the you know what. I suggest staying far far away.

No one seems to know what they are doing at this facility.. My husband and I were told if we had signed a lease and had deposit in by 5pm the house was ours. The lease was signed by 10:30am and my husband was at the bank by 2:30pm and I received a text saying sorry another application came through with the funds before you!! Irritating don't say one thing and do another.. then when my husband approached the company they said he was harassing them, are you kidding!!! 60 application fee down the drain!!!! Beware I'm warning you!
