I am a property owner that used Gentry Property Management to rent the house I own. I found them to be extremely deceptive and uncommunicative. The agent I dealt with refused to make or receive any phone calls and would only communicate via email only. Response times were extremely slow. Not once did I see an actual invoice from a vendor, instead was submitted fake invoices from Gentry for ALL expenses - from Utility bills to landscapers. Upon close scrutiny I found over billing and double billing. Even though I was eventually reimbursed for the incorrect billing, work was shoddy if ever done at all. Property security was overlooked by advertising the property address on Craig’s list, along with “vacant” and “new stainless steel appliances”. When a cheap “[redacted]” lock box was used on the front door I found my appliances stolen.
The bottom line is that if you want an uncommunicative, slow, deceptive property management company that over bills and has no concern for the security of your property hire Gentry. If not hire someone else!

Review: I have been waiting 4 weeks for someone to contact me about fixing the leak under the sink of the home we rent. I have sent several emails and the last I heard from Gentry was 3 weeks ago. I have told them that the leak under the sink is attracting roaches and j will not live like that. I have asked several times for it to be fixed and haven't received closure to the problem.Desired Settlement: I want the leak repaired and the roaches taken care of.

This property management company is very devious and unprofessional. They kept my security deposit on a home I rented and did not inform me of why they were keeping it. Then when I sued them for it they sent me a false counterclaim and fake bills for work done to the house 2 months after I moved out. They did not even show up for court, and when I won a default judgement for the money, they tried to use their lawyers (not allowed in small claims cases) to get the judgement vacated. Thankfully they lost on all accounts but I have yet to see any money so the fight continues.

Review: In August of 2012, my wife and I moved from a rental with one month left on the lease agreement. In a verbal agreement because we were forced to take out bankruptcy we left the deposit and a washer and dryer which should have covered the final rent due. On January 29th 2015 I was contacted by a collection agency or a balance of 647.65 plus 337.29 collection fee for [redacted]. The representative of Gentry; [redacted] was unwilling to work with me to correct the situation. My reason for this complaint is that this was turned to a collection agency 2 years after the fact and no attempt to contact me was made. he collection agency took another 3 months to contact me for a total of 27 months. This is now on my credit report with [redacted] as a debt gone to collection and I was never given a chance to settle the debt. I filed complaints with [redacted]. They advised it was in the jurisdiction of the [redacted]. The only area they would allow me to file the complaint was in "Ethical business practices." They later deemed they would not address the complaint and it was dismissed. This is not a Tenant Landlord complaint about money. It is about a decision to affect someones credit without giving them the knowledge a debt was due and a chance to settle it. I believe this to be an unethical practice.Desired Settlement: The ideal outcome would be to get the additional 337.29 I had to pay because they did not contact me, an apology and getting this black mark removed from my credit. Since the bankruptcy we have been working hard to restore our credit. Therefore this is the most important outcome. For them to ensure that the item of collection is removed from [redacted]. I am also contesting this with [redacted] with my last option being seeking legal assistance.

[redacted] and [redacted] vacated a home prior to the expiration of the lease and had a balance due after applying the security deposit. Gentry turned this account over to our collection agency, [redacted], to begin the collections process. [redacted] called me once he received a notice from the collection agency and I informed him that he would need to communicate directly with [redacted] in regards to the balance due. [redacted] paid the collection amount and [redacted] marked the account as paid in full.

For your reference, details of the offer I reviewed appear below.Thank you for all of your time and help. I see this shown as resolved but in fact there has been no headway on this issue. It appears you were looking at the monies. In fact I paid the monies the day I got a copy of what the monies were for. My complaint was that Gentry Real Estate waited for over two years to turn this over to collections. During the entire two +years they had my phone number and the phone number of my wife. They never contacted us in an effort to satisfy the debt. Not one time before they turned this over to collections. So I have a black mark (to collection agency) on my credit and had to pay an extra $350.00 to a collection agency because of THEIR FAILURE. I guess if I want to pursue it will be up to me to look for Legal assistance.Regards,[redacted]

Gentry Real Estate Group sent a final closeout statement to the Spencers last known address. The account was turned over to our collection agency during a routine audit of our delinquent accounts. We do not pursue collection efforts on our own since we are not a licensed debt collector.Regards,

This has been the absolute worst experience I've had with a rental company, ever. To begin, I started my application process on June 17th of 2014. I was in touch with one of the Realtor's [[redacted]] and she assured me she would be in complete touch the entire time. I expressed my interest in which house I wanted to move into and begin the application process. We paid our background fee (90$ all-together) and provided all the information they required (W-2's for 2012 and 2013, proof of income, State issued ID'S - pretty standard requirements.) I sent that information out June 23rd via fax to both her personal office and to the Gentry Real Estate's main office and then called to confirm she got the information. She said she got all of what she required and that she would get in touch with the owners and be in touch as soon as possible. Three days passed (Now June 26th) without hearing any information and I called to see if there was any issues and she ([redacted]) stated that we needed more information about a past residence and that if it wasn't resolved it would have been an automatic decline towards the rental. She didn't contact me at all to let me know that there was an issue. I provided the information she needed and she said we were back on track to hear from the owners. We heard nothing back and I called again on the 30th to see what the update was. She claimed that we were just waiting for the owners to call back. Two days again and I also had interest in another home that was just posted and I asked for any update on the current home. She answered and hung up the phone so we called back and left a message to hear anything about the home. She never replied back so I e-mailed confirming that she got the message and heard no reply back. I called the Agency and was in touch with [redacted] on the 3rd to ask to have a different representative, which she sent me through to [redacted], once again. I spoke with [redacted] she said she received the e-mail and Voicemail and that she would be on it today. She called me back almost immediately to tell me she didn't have my W-2's which I sent in their own fax. She said she found the W-2's I faxed and since they didn't have names on them she wasn't sure whose they were... even though I called and CONFIRMED she received the faxes RIGHT after I sent them. (So does this mean she hadn't even SENT IN my application to the homeowners?) I reiterated that she said she had already sent in the application and now she was telling me she couldn't even process my application. She was NEVER in touch when there was a problem and I was in constant attempts to be in touch with her. She said the issue was resolved and then told me she doesn't have our ID's... We sent those on the 23rd and she confirmed she had all the information we needed. She then asked us to TEXT pictures of our ID's to her and that she would be in touch. We texted pictures of our ID's and I texted to confirm she received them and she gave no reply. July 5th, I e-mail her to make sure that she had received the information and no reply. Today, July 7th I called the agency once again in touch with [redacted] and explained the situation a second time and she said she would connect me to another agent. I explained the situation to the agent, Shannon, to which she took all my information and said she would be in touch with me shortly. She stated that she was driving (What?) and that she would call as soon as she could pull over and review the application. That was at 10 this morning it's now 7 PM and I have yet to hear anything back from anyone. This has been the most unprofessional and dishonest company I have ever had the displeasure of working with and I hope that no one is suckered in to this poorly managed company. Always read reviews about the companies! I wish I had, it would have saved me 90$ and a lot of time. Completely disappointed.
