My wife and I were approached on the street in Panama City, Florida We were offered a free lunch if we attended a minute presentation by Wyndham We had to leave a $deposit to insure we would attend The minute presentation ended up being hours long We were brow beaten by different representatives in which they offered better and better options for membership Starting at $68,VIP membership They finally got down to $$18,for VIP and offered a moonths interest free loan The lunch ended up being a cold chicken sandwich We were told if we did not take the offer at that moment it would never be given again I responded that I would not be put under that type of pressure The guy then started on my wife who was thinking it would be good to have a vacation for $for a week any where in the world I turned to offer down and the reps got pretty upset with me They then tried to get us into an explorative membership which I was fortunate to refuse After reading the complaints we feel fortunate that we did not bite My advice to anyone attending one of these meetings is that when the minute presentation is over asi for the freeby they are offering and leave immediately Do not worry about upsetting the guys who make a living by trying to scam you I am so glad Revdex.com offers this opportunity to tell others about this opperation After reading what others had to say I realized that we had been through exactly what we went through and feel we were fortunate to turn this scam down I hope this helps someone in the future By the way, the question below on whether I would reccomend this business to a friend or family member on a scale of to would not let me rate it on the scale so my answer to that question is a big I would not even reccoment this presentation to an enemy if I had one

Lies, Lies and more lies We sat through the presentation that was only suppose to be minutes and was not suppose to be a sales pitch, I made it clear when I agreed to attend that I did not want a sales pitch and was told it was only giving updates, therefore I agreed to attend That was lie #as, of course I was presented with a sales pitch that went well over the minutes During the presentation we were told that our wydham points would cover maintenance fees for our weeks in Hawaii and the points presented for sale and given an amount to charge per month to cover such fees and that amount was not even close as we would have needed to charge times that amount, another lie we were told we would get about days per year with our current weeks converted to points and the points presented for sale, that sounded great, another lie when we got to our room we looked over the book and there was only one place we could stay and that was for days and that was in Missouri (when we own in Hawaii, is that fair trade?, and we own weeks in Hawaii) My husband met with our sales representative to discuss this issue and was assured that we could stay at any location, any size unit, anytime for points per nightAnother LIE!!! We were told there would be no fees for exchanges of PIC points which was also a LIE!! We accessed the website immediately upon arrival home (even though we were told it would take to days, well after grace period to cancel) and discovered the points needed to stay at desired units were well over points, equaling about weeks vacation per year Also called the Wyndham RCI and was told there is no waving of the PIC points fee, so another lieHow can any of this be legal???? Luckily we did our homework and cancelled within time frame BEWARE, BEWARE, BEWARE and do not believe empty promises given Get it all in writing or tell them goodbye

Horrible company Lured me into a two-hour sales pitch trying to sell a time share without disclosing the price until an hour in It was $19, Yes, $19,payable monthly for ten years Wow, what a rip off But the worst is that they lied to me to try to coerce me into signing an "informational" form, which was a disguised credit report authorization release They hid the disclosure under the clip of the clipboard and told me the credit report authorization was just collecting information "so your sales rep can learn more about you." Totally deceptive and probably thoroughly illegal Don't fall for it and run!!!! They are also verbally abusive in their hard sells so be careful This is a total F

Please do not fall for the misleading sales presentation to purchase a vacation package from any Wyndham location. We bought and paid for our package only to find we were duped. We resolved our experience in 15 months due to not being able to book any locatiion we wanted. We took a 13,000 dollar loss to get away from total frustration.

DO NOT JOIN THEIR TIMESHARE PRESENTATIONS!!!!!! I Repeat - DO NOT GO TO THEIR TIMESHARE PRESENTATIONS!!!!!! THEY RUN HARD INQUIRY ON YOUR CREDIT!!!!!!

We haven't been to any timeshare before and of course this time we learned it the hard way. My husband and I were in the casino at [redacted] in the morning of Dec 19 and one lady who works in the Casino lobby came to us and asked if we would like a free breakfast. We thought they are offering free breakfast for people gambling in the casino, so why not? After we said yes the lady proceeded to tell us after breakfast if we can stay for a 90 mins tour for one of the new resort, have a look at their property and facilities, we can earn a free 7 days trip in any resorts under Wyndham. She showed us some pictures of the resorts and told us all we need to do is to put $40 deposit down and after the presentation we will get our $40 back and also entitled to the trip. Without giving us enough time to process the information the lady said the breakfast is starting in 10 mins in another building, she rushed us to give her our IDs and because we thought we will have nothing to lose at that moment we proceeded to go ahead and join. WORST DECISION EVER. She dropped us off to another location and the guy at the reception asked for our ID and to fill in a form with our basic information. Then he took $40 dollars and told us we will be getting it back after the presentation. We waited for a while and a representative named Dakota, greeted us and brought us to the breakfast counter and said he will talk to us after the PowerPoint presentation. The breakfast was awful, we filled our plates with greasy bacon and eggs and sat in a small presentation room. Another guy presented with the PowerPoint, basically he is [redacted] on how we deserved to have a better vacation plans in future. Anyways we tolerated his speech for 90 mins, Dakota came to us again and asked us to sign a paper which we have to provide our social security numbers. My husband and I are very aware of our credits so we questioned him. Here I am quoting exactly what he said to us " This is part of the process in order to proceed to what I am going to present you, but don't worry we will not run your credit at this point. If you guys decided not to join us at the end we will discard this paper, and even you do we will only run a soft check." Basically that left us no choice, because if we don't sign it we won't be able to complete the presentation and we will lose the $40 bucks, so questioning a few times ensuring they won't run our credits we proceeded to fill in and sign the paper. During the presentation he laid out a lot of numbers to confuse us. He kept pressuring us and tried to modify a better plan and made it sounds the best he could offer. We then told him we are planning to buy a house and would prefer holding off first but in future we will think consider joining. He kept pushing us and my husband felt humiliated when he said," do you think you deserve this? Do you think your wife deserve this?" I asked Dakota to step out and give us a few minutes to talk. When he walked away we decided to Google this company. TONS OF BAD REVIEWS, and they are not even Revdex.com rated. People complained after they join, every time they want to go on vacation the resorts are always booked up. While we were looking at the reviews the manager Nicole came behind us and peeked on our phones, that was the most irrespecutful thing I think a manager could do. We were shock of her behavior then she said,' Oh what're you guys doing?? Looking up reviews? Let me tell you , don't trust what people on the internet says, those reviews aren't true.' We told her we came across some questions that would like her to explain but she refused, she said she was very busy and will have Dakota back to help us, then I saw her walking into her office but sitting down doing nothing. So with her poor attitude we lose faith with this company and decided to get out as soon as we can. Dakota came back and Nicole already prepared him that we searched up the internet, so he stopped trying so hard and let us go. The other Manager Chris was signing us off and suddenly he laid out a plan that was half of the cost Dakota presented and apologize for Dakota being new. We were like "Thank you for the offer but we are not joining." Then he let us go. FINALLY, A 90 MINUTES ENDED UP TAKING 5 HOURS!!!! Not bad enough? The next day I got a hard inquiry on my credit report from Wyndham vacation own and my credit dropped 14 points!!! Called them back they apologize for the inconvenience, someone made a mistake and ran the credit but there is nothing they can do. I tried to reach out to a higher authority but they said they only serve owners. We did got our $40 back and a free 7 days trip with lots of restrictions at the end but this is totally not worth it. So I learned it the hard way and I sincerely hope you listen to me - DON'T JOIN. PERIOD.

on May 31,2016 we were offered a gift of $100 on an amex card at the Great Smoky Mt resort. requirements were to stay for a 60 min presentation and we had free breakfast.. afterwards we were taken to the representatives desk she was friendly at first until we said no. she then said we were calling her a liar, made my 3kids leave so she could talk to us, and then said "im not gifting you im getting my director " and stormed out of the room.. she also asked why we were there if we wasnt going to upgrade. she made us feel very uncomfortable and I tried to explain that we needed to talk about it and not jump into it but she wasnt listening. after saying no 3 times she gets a manager and she tries to give us another "deal". they were suppose to be refinancing but the payment was more we declined it because refinancing is not making it more expensive. she said well decline it again and stay in some hotel ive had plenty of people telling me you always decline.... never again will I go to a tour or workshop we are so upset we are seriously thinking about selling it so we will never have to deal with mistreatment again.

In a six hour span we had three different reps from resorts/hotels "offer" us comps to shows and different attractions in Las Vegas. When the first guy came up to us, we didn't realize he was taking us to a hotel for a timeshare presentation. On the way there, he tells us. So, we were like whatever, we'll listen and get our comps and leave. Two and a half hours later...I had to tell the guy that we were done. We didn't want to buy anything and we don't just spend thousands of dollars without research. He finally let us go, with our "gifts" but not without sending three more guys to us to try and get us to buy. Then we went to go eat dinner, while looking for the restaurant, another hotel guy comes up to us offering us comps off shows since we are on our honeymoon. He said almost the same things as the other guy. We were literally about to do the same thing just to get "comps" for shows and attractions. So we asked, is this like a presentation because we just got sucked in to one and can't sit through another sales pitch. He goes oh no, no it's not like that. You're just going to have a meal on us and then do a 30 minute tour of Wyndham resorts. We seriously almost did it again, but I could not imagine wasting more of our vacation listening to sales guys try to sell us stuff. So, we thanked the guy for his time and we walked away but not without him getting aggressive and telling us that it's nothing like the other presentation (yet the brochure he showed us had [redacted] -they first timeshare presentation- on it, so they were clearly affiliated). Then after dinner we were walking through the casino and some guy approaches us AGAIN. He was wearing a Wyndham name tag, and by this time I knew the requirement was to be 28 or older, so when he asked my age, I said 27. So my husband followed my lead. He says to my husband, you're 27??? Very much feeling harassed by this company!!!

Wyndham Vacation Resorts...Attended a sales pitch and didn't buy...very reticent about providing incentive and still have not received Spend a Night on Us rebate...without boring you with details, have attempted to contact for resolution multiple times...resent docs after being informed of fictional list of missing documents, etc...multiple attempts...clearly trying to avoid issue and hoping we simply go away

Additionally, the package appears to be designed in such a way as to discourage anyone from actually claiming the incentive. Not only are instructions vague and contradictory but package submission time limits and requirements for reservations are obfuscatory...get the terms and conditions (if they will give them to you) and read them in detail BEFORE PAYING for any package....note the vague terminology that they can and will interpret to their benefit...

Sad to say these difficulties affirm overwhelming online opinions of timeshares in general and Wyndham in particular...my next step is to add my comments to the lists...please prove me wrong...all for a silly $100...

I wish I had read the reviews published about this business prior to entering into an agreement with them. My wife and I had a long discussion (5-6 hrs) with the sales representative before entering into the contract, so we were both confident that we had all the facts and understanding what we were agreeing to. I will say it is easier to sell one lie mixed with a bunch of truths than to sell a plethora of lies. This is exactly what happened to us, one critical piece of information presented to us was a lie, the rest was all true. The lie given us was that the points we accrued every year would be good for 3 years, this was a huge selling point for us because we didn't plan on vacationing every year (we told the rep this when he asked us) and we would be able to plan big family trips with the points we could save after a year or two for a larger vacation. The contract did not clearly state an expiration timeline for the points, only that they had a use year assigned (our understanding was this use year was 3 years from the accrual date). We found out our points were expiring only after spending extensive time browsing their website until we stumbled upon something that got our attention. After making several calls and never getting a response back, we finally got hold of their customer service who simply told us that points were good for 1 year only, but they could be "pooled" by paying a fee in the year prior to the year they expired. This fee and pooling points process was never mentioned to us nor is it found in the contract. As a side note, the guy who sold us the property no longer works for the company (this was less than a year since we purchased). This company's sales representatives have no accountability for anything they say or do, therefore there are no repercussions for deceit. If you owned a business like this, wouldn't you want to hold your people accountable for truthful representation of your product? Bottom line, caveat emptor, let the buyer beware.

I wI'll start of by saying this is one if not the very worst companis I have ever done business with..DON'T BUY THIS PROPERTY..YOU HAVE BEEN WARNED . they lie to you, fees keep going up...can't book a vacation unless it's over a yr out... they screw up bills and then charge you.. you will pay them fee if you [redacted] . JUST DON'T BUY FROM THESE CROOKS!!!!!!!!

I bought a timeshare thru Fairfield Communities which is now Wyndham Vacation Resorts. Because I would not change to their new "points" system and stayed with my "week" system then I have been basically shut out of all of their resorts except my home resort. This is certainly NOT what I bought in the 1980s. This company has absolutely no respect for owners from "Fairfield". They are ONLY interested in you buying their points and paying more and more in MAINTAINENCE fees. DON'T DO IT!!!

From a county fair we were called and told we had won 4 round trip airline tickets. We went to the presentation at Wyndham in Nashville, TN. The presentation was supposed to last 2 hours and it lasted over 4 hours before we finally got up and said we were leaving. They then awarded us with the certificates for 4 round trip airline tickets with so many restrictions that the certificates were useless. While we have been to several timeshare presentations over the past 30 years, this was by far the absolute worst. For 4 plus hours of listening to propaganda we got nothing useful in return. And they wanted permission to run a credit report for no reason at all because we were not buying and would not have financed even if we did buy. Fortunately, we did not give them permission to run a credit report.

From the time we purchased our discovery membership, we have had nothing but problems.
From staying at an apartment with nothing but issues, to their deceptive sales tactics. we are glad that we only agreed to a discovery membership because what we have discovered is that the resorts are never available when you want them, that every time you check in, they try to trick you into going to more sales presentations that they call breakfast with owners. At our most recent stay, they had the audacity to offer a free breakfast and once we got there, a sales person asked if we could drive him to another resort where the breakfast was at. Seriously? I'm going to put some random person in my car with my family for a "free breakfast" NO THANKS WYNDHAM. By the way, VIP benefits such as free upgrades that they promised with this membership are also a bunch of bull.
STAY AWAY FROM THIS COMPANY. Just look at how many complaints they have if you don't want to take my word for it.
We can't wait until our discovery membership is done!

THIS IS THE WORST TIME SHARE YOU CAN PURCHASE
I HAVE SPENT THE GOOD PART OF 4 DAYS TRYING TO RESOLVE THEIR MISTAKE ON MY PURCHASE. KEEP GETTING THE RUN AROUND OR PUT ON HOLD AND THE DISCONNECTED. DON'T BE A FOOL AND PURCHASE FROM THESE PEOPLE.... THEY ARE HELPFUL TILL THEY GET YOUR MONEY THEN NO ONE CAN HELP YOU.

We were told this would be a 90 minute presentation. We were also told when it began that there is no pressure to buy. Heavy sales pressure was used on room full of people.No time to think, would not take no for an answer. Guilt used. We did think about doing it, but was not sure if we would be able to use it to our full advantage. The sales man had us fill out a piece of paper where we later found we had been approved for a paypal account and credit card, but he told us it was just paperwork showing that we attended. There was nothing on the paperwork we signed about paypal. We did this so some friends of ours could get the points with Wyndham, but really did not intend to buy. We did the tour told them we would not be doing this at this time, but were pressured and hassled by 3 sales reps at that time. They were not listening that my parents were with us and were waiting on us and kept bringing back paperwork with lower prices. We just finally had to get up. After we had been there for some time the concierge conveniently had went to lunch so we could not get our free gift. We were so frustrated with them we almost did not come back and get our free $100 Amex gift card, but my husband said after all we had been through with them we should. We went to claim it and they had not even turned in the paperwork for us to get the gift so she had to call a few people to get everything straight. I guess they thought we would not come back so they did not even turn in the paperwork. We will not be going to these presentation with anyone ever again because of our horrible experience with this company that completely lied about no pressure even to the point of a sales person following us to the elevator.

I strongly urge anyone who is on vacation to beware of this scam from Wyndham Vacation Resorts. Up front, the discounts that are offered by just "taking a tour" of a newly remodeled Wyndham resort are amazing. We ended up receiving $185 of attractions for $20, which was amazing. However, the papers that we initialed and signed stated that we would be given free buffet breakfast, take a 120-minute tour of a newly remodeled Wyndham Resort, and then you will receive the 2nd half of your coupons. We also signed that if we did not stay through the 120-minute presentation/tour we would not receive our 2nd half of our coupons and we would be charged the full amount of it all instead of the $20.
First problem...the first office took our credit card information and told us that we were being charged the $20 in that office. When we finished with the tour, they asked for our card to charge it there for $20 and told us that it would not be charged by the other office.
Second problem is that the breakfast was horrible! When our 4 year old, who absolutely loves any kind of breakfast food asks you "how do they make these eggs because they are really bad"...you know you have a problem. However, I would have settled for this if everything else wasn't so bad.
Third problem...the box that we initialed clearly stated 120-minutes. That's it. 2 hours. That's it. We were practically held hostage for 4.5 hours! That is more than double the time! Let me explain why this was unacceptable. First off, they told us if we didn't let them run my wife's credit we would not be able to participate and we would have to pay the full price of the discounted package we received. There was nothing in there that said we had to sign up for anything or run our credit. It said a 120-minute presentation/tour! After this, we sat through a 30 minute presentation that glorified the Wyndham resorts. They explained that at $147 a night, for 14 nights a year, for 25 years, at 8% inflation, we would be paying roughly $188K over a lifetime. This is simply just spending money on a hotel. I work at a hotel management company and I get to stay at Hilton, Marriott, and IHG hotels for $29 a night. This would roughly be $29K for 25 years of vacationing. So right there we knew this was not worth it for us.
When we finally got out of the presentation we had been there for an hour already. So we were expecting to be there for only another hour. Our sales rep showed us the breakdown of the fees. For a 400,000 point plan, which I have heard doesn't get you very much, it costs $1200 a month! You will be paying $100,000 plus interest to be able to take limited vacations. Oh, and after you pay this entire $100K you are still not done paying as there are maintenance fees each year for the duration of the time you own your vacation. So not only am I paying over $100K to own this, but then I have to pay at least $550 a year in maintenance fees for the rest of my life!
After this was offered to us we kindly explained that we are able to stay at Hilton, Marriott, and IHG hotels for $29 a night, we are in the process of buying a home, we just got married and are on our honeymoon and we are not going to be able to sign up for this nor do we have an interest in doing so. Our sales rep then brought over his sales manager to talk with us. She offered us 200,000 points for $600 a month. We declined for all the same reasons. She said ok that it was totally understandable and that her sales rep needed to quickly get us out of there as we were on our honeymoon. It had now been 2.5 hours!
Our sales rep came back and told us that we needed to take a tour and then he could get us on our way. He took myself, my wife, and our 4 year old to tour 2 resorts. This took another 30 minutes as there were a ton of people and we were waiting for elevators for at least 5 minutes each time. We were under the assumption, due to the fact that he said after the tour we will get you going, that we were done. Nope! When we got back to the corporate office we sat down with him again and he had his sales manager come over again and offer us 87,000 points for $150 a month. We again, declined because of all the same reasons and I finally stated that we did not want another offer given to us, that we had been there for over 3 hours now and we would like to take our child to the beach with the little sunlight that was left in the day. She said ok and they brought over the hospitality rep.
This hospitality rep asked us a few questions and then proceeded to give us yet another offer. He offered us 2 years to try it out for $3500 at $140 a month and then either we commit and that money goes to our down payment, or we don't and we lose that money. Again I explained that we were not going to buy anything as this is not something that is beneficial to us and we had made that clear. I also said that we had been sitting there for 4 hours when we were only told 2 hours and that we had a vacation to get back to.

I Made reservation, for Christmas, at the Wyndham Baskins Creek Resort, Gatlinburg, TN in mid Nov. 2016. Wildfires came through and devastated the town 2 weeks later. I called the Resort to cancel my reservations. Because the resort will be reopened, they refuse to give me a refund on my deposit. The town has been through [redacted] and most of the places we wanted to go have either burnt down or will not reopen anytime soon. This is not a place we want to spend our Christmas (very depressing and sad to be). I think it is pretty heartless and selfish of them, to tell people lies about the current situation and conditions to keep deposits in an effort to make money out of a bad situation. What is wrong with these businesses now days and what happened to customer support?! We use to stay at Wyndham a lot but, will now take our business elsewhere.

I have had an ownership since 2008. It has been the WORST decision of my life. This "business relationship" has been like catching some kind of incurable STD.

We battled continuously to get our accounts strait for the first three years. We just started getting the correct statements being sent to the right home. (I co-own my ownership with my aunt then she has another of her own). That only took seven years. The latest, I call I get a notice that I am overdue on maintenance fees. This is an issue because I always pay my maintenance fees lump sum (paid $630 in March). Long story short, after speaking with a polite but unhelpful rep, she transfers me to the ignorant condescending rep who basically tells me that they yet again applied my payment as they saw fit (regardless of specifications on my check) and that they would not be changing anything. I advised him I would be filing a formal complaint AGAIN.

I was actually thinking of purchasing a vacation package with Wyndham. Thank god I researched them. The only thing I do not understand is how they can get away with this. They are taking advantage of people by flat out lying to them. They need to be shut down, and actions such as lying, and promising people one thing and then delivering them another should be criminal. I really feel sorry for the thousands of people who have had their lives ruined by entities such as Wyndham. Unconscionable!

I thought I would love staying with Wyndham and while being at the resorts, I didn't have many bad experiences, I did have quite a few dealing with the representatives.

I did fall on some hard times and got behind in my payments. My loans were closed and sent to a Recovery Company. I called the company to get a payment plan started because I wanted to do the right thing. They told me that my loans had been taken back my Wyndham and that I needed to contact them. I was confused and did so, only to not get any answers or a phone call back.

I have since gotten several statements in the mail that continue to increase even after this happened. I don't know how I'm supposed to make this right when Wyndham is continuing to charge me after sending my accounts to collections.

I did think it was also unfair to charge people to park their cars while we were staying in Chicago in the garage that Wyndham owned. That made no sense to me because I had paid my loan amount and all handling fees.
