Shelley and the Elite Management Team are my "eyes and ears" in the greater Charlotte area I live way across the country in [redacted] and that is a HUGE problem for owning rental property in NC All I can say is; "I am fully satisfied with the service provided to me by the Elite Team Management Team!" Homeowners Beware!!!
I reached out to this company because I was in need of a property management service/Realtor to do two things
1.) To maintenance my property- I had just had tenants evicted for unpaid rentFor those of us who understand this situation, you know that as a landlord and a mortgage holder you have an obligation to pay your mortgage regardless if the tenant pays or notAnyway, I explained this to the suppose assistant (who acted on behalf of the realtor who is the owner)I stressed that because of those tenants lack of paying their rent it caused for me and my family to fall on difficult times with trying to pay the mortgage on this house we do not live in and the rent to the apartment we were living in
The assistant who was handling the representation for this company explained that they would be able to maintenance/repair/and fix the home up to make it suitable to sell and or rentShe said that they would either deduct payments for the rent or subtract the price of repairs from the sale of the home
I made sure that the assistant was ok with my home being an hour away from the Charlotte, NC officeShe mentioned that it was no problem
When she came to view my property, she came with two maintenance men to document all of the repairs that need to be fixedI thought, " Ok, I will finally get somewhere with this house." I signed the contract to have this company as my official listing agent
Prior to me signing this contract I had already had my house for sale by owner posted on ***I was already getting phone calls for the home so I knew how much people were willing to pay for my propertyI just needed an official realtor to do the paperwork and to fix those repairs
My property is a story, bedroom, four bathroom, 2,sq ft home and include a little over acres of land in South Carolina
The repairs it needed: Pressure Washing, painting, new hand railing, molding replaced around inside and outside of back door, mold removal from water in the laundry room and that's itAnything else would be cosmetic
I bought the home as a foreclosed home but the value of the home is around $264,Therefore, I was looking to sale around the $200,range if this company made the repairs
My problems:
1.) the assistance never made any repairs, never even gave me a formal invoice of the price of the repairsI found it weird of how she said she was waiting on her maintenance man to get detail estimates of the repairs and asked me why do I want a copy of this?
2.) One day, I received a call from a potential buyerI forward the call to my realtor and I never heard anything back from that buyer againI found that weirdNext I see on realtor.com that this realtor company was advertising my foreclosure price and a low median price for this home
3.) Then the owner *** *** called me and started saying, "I am not trying to take your house but if I am going to invest in the repairs of your home I need to know that it will sell and so I would need for you to sign a contract that says that I could place a lien on your home." I said okThen his assistance emailed me and said that they have their lawyer drawing up the paperwork and that there lawyer need my mortgage information to know that I am current on my mortgage paymentsAt this point, it was going into the second month since I signed with them and they didn't do anything that they said they wouldNow my mortgage was two months delinquentThe assistance replied be email, " Sorry but we are unable to assist you if you are going through a foreclosure, you will be best to do a short sale and if you need any assistance with this please let me know."
I replied saying,"My home is not in foreclosure I am just late as I have been beforeI always pay before it can go into foreclosure status,I was waiting for you to quickly make the repairs or sell." My previous tenants were months behind in rent and I didn't let the home foreclosureWhat make her assume I was going to let it foreclosure now?
4.) The assistant never called to speak to me over the phoneHer form of communication was always texting or emailsThis was another problem because professional people know how to pick up the phone and verbally communicate with their clients so that there is no misunderstanding
Lastly, I asked her to send me a formal termination of our contractAfter she did this, I told her to please remove her sign from my house, remove her lockbox, and delete all advertisement listing online that have her company as my listing agent
On Friday morning I went to my property and removed my key myself so that she wouldn't come into my homeI posted up my for sale by owner sign and leftI then called her to see if she was on her way to my property, she said YesWhen I returned to my property on Monday, someone had left my door wide open, didn't steal anything from inside but stole one of my HVAC unit
