[redacted] was placed on a waiting list. On February **, [redacted] e-mailed [redacted] telling him a space was available in our garage for him and he has until 3/*/15 to claim the space. [redacted] did not receive any response e-mails from [redacted] claiming he would be coming in and signing up for the space which was available. In addition she was on vacation the past week and a half. [redacted]'s claims of the staff ignoring him, and "picking and choosing" who gains a parking space are completely false. The space is still available for [redacted], and [redacted] has already reached out to coordinate he receive the space. He can begin parking in the space as soon as money is brought in and a contact is signed. I kindly request this complaint be filed as resolved.

[Your Answer Here]
On Monday, April **, 2015, I received a call from a representative from Goldfarb Properties. Before acknowledging the Revdex.com complaint they had received, he asked me if I wanted an apartment. I told him that he was one of many people who called me over the last few days and I was still not interested. To be clear, my lack of interest in signing a lease was based on my belief that Goldfarb was not forthright in its advertising and based on my experience at the open house. On my phone call, I was told that one-bedrooms with a balcony were available for the original advertised price of $1599. However, my concern was two fold:  (10 The photos  (and accompanying blue print) on the ads were not of the unit he was referring to. As someone who has worked in property management before, I understand the concept of "model" units, however, the blue print on [redacted] and other public ads, was not of the $1599 unit. It was not until I filed my Revdex.com complaint, that ads were updated with more accurate information. (2) I told the representative on the phone that the person at the Open House told me that if I wanted a one-bedroom with a balcony that it would cost more than $1599. Therefore, despite the fact that a unit did exist, the property management representative at the open house was either not properly informed, or was giving false information.I was not pleased with receiving a phone call on April [redacted] before the business formally responded to the complaint. I was also not pleased with being put on speaker phone in the middle of my conversation. I told the representative that I did not appreciate being called every day to ask if I was signing a lease. As an adult, I do not need to be reminded or forced into signing a lease because apartments are moving quickly. If an apartment is not available when I am ready to sign a lease, then it was not the apartment for me. Two days later, on April [redacted], I received another phone call from a leasing agent at Goldfarb asking if I was going to sign a lease.

I want my application fee returned. I also want this businesses practices investigated to make sure they are acting fairly and not taking advantage of people by collecting fees from prospective tenants who they discriminate against. I have good debt (mortgage and student loans), own rental property, and my credit score is in the 700s. Yet I was denied access to rent at this building for $1800 per month.

Review: I've been trying to get in contact with [redacted] for two weeks every time I call for her I get the run around. A example was she not in Monday and Tuesday's, so then I call Wednesday the person tell me she not in until 2:00 pm. 2:00pm comes I call again the person tells me going on lunch. I then show up at 3:00 pm she now going in for a meeting. This has been going on for the last two weeks. I left my contact information she never called back or email. I receive a email about a garage space that became available I had to the [redacted] of March to respond to other wise the offer expires. I am being ignore it seems to me that goldfarb properties at this queens branch are picking and choosing who they want to give out spaces too. They are practicing bad business. All I want is my garage space that was emailed to me that became available I had my name on the waiting list. Waiting for that garage space.Desired Settlement: I just want the garage space in building 21 that [redacted] emailed me telling me it was available.

Sincerely,

Review: I paid Goldfarb Properties a $50 application fee to rent at Grand Concourse. My application was denied and the reason given was insufficient income. Due to my circumstances and history I was very surprised. Then I found some reviews online about Goldfarb's discriminatory practices. In addition, I remembered a comment the receptionist who received us in a rude manner said about credit information being utilized to determine approval. I did not ask her for this information, yet she said it in a dismissive manner and she had no information on me other than my first name. My credit is good, and income is good so I am only thinking they are discriminating against me either for race or family status. In addition, an acquaintance was following apartment availability over time at Grand Concourse and indicated that it looked like the apartment availability listed was a fixed lie. For example, NYC has a very high occupancy rate and low vacancy rate. Yet, Goldfarb Properties always has the same availability listed as if they have vacancies. Something is not right and I believe they have these places listed to get people to apply so they can collect a $50 fee with no intention of actually renting.

Look at this evidence. The apartment I applied for is $1800 per month. I currently live in an apartment that costs $2325 per month. I have paid on time every month. I was approved and just signed a lease on an apartment in Brooklyn that costs $2400 per month. I make over $97,000 per year at a federal job and own property which I rent. I do have substantial debt due to recent maternity leave. Nevertheless, given all that, I pay all of my obligations on time and have been significantly reducing my debt over time. This is one reason why I was looking for a cheaper apartment than I can afford and was willing to move out of my way to the Bronx. I had a nasty experience with Goldfarb Properties. They have wrongly denied my application and I want a refund.Desired Settlement: I want a refund.

Review: Goldfarb Properties is advertising rentals of new apartments at [redacted]. The price advertised on their website is $1,599 for a one bedroom, 717 square feet, with a balcony. I applied online and had my application approved. I went to view the apartment in person and the apartments they are renting are on floors that are not quite complete and look very different than the model units on the top floor. Additionally, the advertised price is not for an apartment with a balcony! If you want a balcony you must pay $100 MORE which requires a new application and credit check to be run again. The business is also harassing and calls everyday, sometimes several times a day to get you to sign a lease.Desired Settlement: I would like Goldfarb to be required to advertise apartments with the actual price and amenities available. They must be forced to be very clear on what you get for what price and that in order to have the size apartment and balcony, the pictures and descriptions they are advertising are of much more expensive units. Additionally, they must be clear to inform potential tenants that the apartments they are signing leases for are for units that are not complete and will differ in appearance from the model unit. This is despicable.

Response:

[redacted],I spoke with [redacted].Her application was approved but she was not ready to move.I addressed her concerns and explained that what she stated in her complaint is simply not true. The "E" apartment we advertised on our website for $1,599 has a balcony and was available to rent immediately but she was not ready to move. The pictures on our website are of furnished model apartments, and I explained that all of the apartments we have available are exactly the same as the models, but are not furnished.I explained further that she did not need to reapply if she choose another apartment. Our apartments are renting quickly - so our agents are diligent about calling approved applicants so they have every chance to rent the apartment that they desire.[redacted] seemed to be satisfied with my explanation and said she would be in contact with you to close out her complaint. She has withdrawn her application for an apartment. Please contact me directly if you have any additional questions.

Review: We applied for an apartment through Goldfarb properties after having a bad experience with the employee at [redacted] office. We went to see the apartments and were ignored for 30 minutes while we were standing in front of the guy and then were told to see the apartment ourselves. One of the tenant was going off on how unprofessional these people are and you have to wait years until things get taken care of. We should've taken that as a sign and not applied for the property.

It had been a month and no one got back to us. Called the [redacted] office today to let them know of the situation, and the "unprofessional, rude" woman ( I am disgusted to even call her a woman) told me, she can't do anything about it. I got upset and asked for the refund back, to which she said, " They won't [redacted] give your money back" and she hang up on me. I am amused to see how obnoxious these employees are, and even to know that they would treat future residents this way.Desired Settlement: I demand my refund back. There is no way I will give my money to an unprofessional business of this sort. First of, I wasn't contacted about the rental application. It has been weeks. Second, my concerns were not important to the employee, and most importantly, I was cursed at and hung up on. This is unacceptable.

Review: I submitted and application online to Goldfarb Properties/Pelican Management after speaking to someone who informed me that I had to submit an online application in order to have a credit check done and then I can view the apartment. I did this on 4/*/2015 and paid the $50 fee with my credit card. After completing the application I received a confirmation e-mail and was asked to submit further documents; I did this as well. Today, 4/**/2015, I received a call from Goldfarb stating that since I noted on my application that I have pets, and pets are not allowed in any of their buildings, my application will not even be considered. I must say that the apartment I was applying for was advertised on a separate website ([redacted]) and it did not state that pets are not allowed. If it did I would not have contacted them and submitted an application along with paying a fee and submitted my personal and confidential financial information. This is of great concern to me due to the possibility of having my identity stolen. They waited until they received their payment to then call me to turn down my application. And my credit was never checked, because if they had run a check they would have seen that I have excellent credit and an acceptable salary and would have at least submitted my application for consideration despite the pet issue. They chose to not consider it all. I did attempt to speak with a [redacted] but I was spoken to poorly and then hung up on.Desired Settlement: I would like a refund of the processing fee ($50.00) and for Goldfarb to update their application and make it clear that they do not allow pets on their webiste and on any other advertisements for apartments. I also need something in writing that my application and all supporting documents were destroyed.

Business

Response:

The complainant filled out an application that specifically stated pets were not allowed at the building she was applying for residence in. With knowledge of this fact, she proceeded to fill out an application and pay for a credit and background check. It is unclear why the complainant would fill out an application and pay for a credit check knowing pets were not allowed and she had two dogs, but company will refund credit application fee to complainant's credit card.

Review: I have been in the property management industry for the last 3 years. In those past 3 years, I was promoted, achieved multiple recognitions and was a President club attendee based on my customer service and performance. It is a fair statement that I know and understand the property management and leasing industry. While searching for an apartment in New York City, I came across Goldfarb Properties. Through my research and contacts I found it to be a good company to lease from.

The perfect 2 bedroom apartment was available in a location that both my roommate and I desired ([redacted]). I contacted the leasing office and got further information regarding requirements. I was told that they needed to see 40x the rent, local income, credit between 650-700. Both my roommate and I qualified under these specific requirements. The information was sent to the leasing agent and I called to follow up. My roommate also called and was told that there were other applications in, I don't know if there was a miscommunication there but when I called and inquired the leasing agent said "have you never rented in NYC before?" I said "yes, that's why I want to follow up with you because I know how in demand apartments are."

Once she got all of our information and management processed our applications, we were told we needed co-signers. I asked why, and she just said because we had "other high expenses" (aka we have student loans). I have never had an issue with getting an apartment, I have always paid rent, all of my bills etc... Same with my roommate. Both of us have a solid payment history.

My roommate and I got our parents involved to be co-signers. So now we are showing approximately 150x rent (in income) between all 4 of us. The leasing agent made comments to my roommate's mom that "we would probably be able to move in on Saturday" and made a comment to me in writing saying that "we are looking forward to having you as tenants". As a leasing agent, I would never utter those words to a prospect unless I was sure they were going to qualify. It's false hope. Once they ran our applications again with our co-signers ...she called back and informed me that it was not going to work out with those co-signers because they had "other expenses". I know that both of our parents pay their bills, are in the range of their credit requirements and make a good salary...but have college loans taken out for us.

We put our apartment search on a brief hold because it costs money to continually put in applications, and get brokers involved. While this was error on our part - we didn't expect to have any issue on our end.

If they want residents that do not have "any expenses" or any other "debt" then we should have been told that up front. In my previous experience in working for a large, national company that is on the stock-market, medical bills and student loans are completely filtered out and payment history is taken into account. Maybe they had other applications in with someone who was more qualified and little-to-no debt. That's fine and I understand that's the name of the game. However, they made $400 off of us due to the entire application process. Then asked if we had someone else to co-sign. It's $100 per application. I was not going to keep putting in applications only to have them rejected for reasons that I, a leasing professional/Assistant Property Manager did not understand.

Very disappointed in the experience that I had with this property management company.Desired Settlement: I'm disappointed in the lack of professionalism that was displayed. We went through this entire application process, not once but twice and were denied. Something changed-because it went from "we are excited to have you as tenants" to not being accepted. This was a huge inconvience to us. Not only because we had a deadline, but also because we had to inconvience our families to gather all of their information to send along with the applications.

We felt very misled during this process. While I understand applications fees are not typically refunded - due to this entire situation, I feel as though some compensation is in order; at the very least for our co-signers who went above and beyond...to gather all of their private/personal documents in very short notice to send to the management company.
