I built a duplex for this customer year ago and all permits have been passed by the city of Edmonton at the time of possessionAfter here possession date the customer decided to hire a third party contractor to complete different items in her home after possession dateShe had other work completed for concrete work in the exterior and electrical work in the both units to add extra plugs and lightsI am not responsible what the customer decides to do after possession dateAll permits were passed and now she asking to be paid for extra work which she had another contractor for electrical to fixI cannot control what a customer does after possessionIn this case she hired a third party contractor when she took possession of the building and the contractor did not complete to the bylaws and permits and code for electrical safetyI have all my records in place including all permits for this building which the city of Edmonton approved

I *** *** of Grizzly Homes rejects the response from the client due to informationThe Lot grading has passed by the city of Edmonton( report provided on request) The customer bought a complete duplex from Grizzly homes and the customer asked for a basement development on half and we agreed per the MLS contract which the customer has providedI stated at that time it would not be a legal suite due to the Rfby Law zoning with the City of EdmontonSo the client agreed and we signed the contract stating the review of the customers lawyer has stated in the contractI completed the basement development per the contractAll inspections have passed at this property per the City of Edmonton, if customer has changed anything after possession to the building then thats not Grizzly Homes is responsibilityThis matter now will be forward to Grizzly Homes Lawyer for review

I am rejecting this response because: This is totally not true . The basement suite was built prior to my possession date .I gave the builder $28,000 prior to possession for Grizzly to complete building the basement suite and have back up documentation, and totally unaware it was an illegal suite .Nothing was done after I took possession , all was done prior by Grizzly .I did not see the building permit until City did the inspectionin 2015 and had me decommission the basement suite . The inspection was done by city and passed PRIOR to him building the suite after that . I can give you my relator's  name who can confirm this. ( [redacted] with [redacted] )    [redacted]      Per purchase agreement we held money back until concrete and landscaping was completed. This was all part of the purchase agreement.   Grizzly failed to tell me that the city do not  PASS the grade three times but took my money. When the garage leaked I eventually contacted The City Of Edmonton who forwarded the reports that it failed.  FAILED 3 inspections .
