I have reviewed the response offer made by the business in reference to complaint ID [redacted] and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below.This is a cut and paste from the last resolutionThey did nothing in their last response to resolve any of the issues that I discussed [redacted] has not resolved all of my issues that have been submitted per their warranty request procedure[redacted] is slowly sending a token person by every other week but they have not even fixed the mailbox which has never been correct since closing, over months agoThe back yard also has not been reseeded in proper fashionThey claim they have done all they have to doThe issue is that it was not done correctly the first timeAll subsequent [redacted] construction has had seeding done the proper wayI simply require my yard to be done with the same care and in the same fashion as all the other yards done subsequent to mine They fix an item here and there to curry favor with the Revdex.com but it's just that, an attempt to get by.I am very grateful for the Revdex.com, before deciding to contact you, I wasn't able to get anything fixed Regards, [redacted]

I have reviewed the response made by the business in reference to complaint ID [redacted] , and find that this resolution would be satisfactory to me as ICI has contacted me last week after meeting with them and they have agreed to do the agreed upon repairs in the lawyer letter along with a couple of other small items that were mentioned at our face to face meeting at the home I will wait for the business to perform these repairs/fixes and, if it does, will consider this complaint resolved Regards, [redacted]

I have reviewed the response offer made by the business in reference to complaint ID ***, and have determined that this proposed action would not resolve my complaint. I have contacted the builder, Integrated Construction, by phone message and email today on June 5th, and I want to make sure they are going to respond prior to my closing this complaint as I would like the repairs done as a customer courtesy which should have been done at the walkthrough or before as most of these items were included on the walkthrough checklist with *** that we spent hours doing two days before closing on the mortgage loanWe had to have a long walkthrough as the builder did not allow time to view our new house prior to closing and many things needed to be fixed such as holes in the wall and baseboards among other things which we listed on our letter to *** ***, Roanoke County Building Supervisor, which I have attachedYou can see the way that ICI's attorney is belittling our issues like we damaged our new home and haven't moved into it for some reason just to hire lawyers and complain to the Revdex.com to try and have ICI fix things that should have been done prior to our walkthrough but we are willing to have them done now if ICI will contact us to make the necessary customer courtesy repairs as they call it on our brand new homeWe have a brand new home built by *** *** and Integrated Construction which has several (which they will correct) minor deficiencies which even letters from a lawyer have not been able to get ICI to come and fix them as they just keep passing letters back and forth from my attorney to theirs and backI have brand new hardwood floors also that I had added to my new home with an addendum to the original contract and paid $16,extra for which has been installed but has been damaged in construction of the home as stated below from an excerpt taken from the letter from *** the manufacturer of the flooring who looked at it with the Vice President from *** out of Roanoke, VA which I have attachedIf the ICI and ***, their sub-contractor, don't want to do anything about our hardwood flooring issue then I will have no choice but to take Integrated Construction and *** to small claims court for $25,filing pro se in General District Court with Roanoke County, Virginia where the house was built and where ICI's business is located
"it is our determination that the issues are consistent with damage that has occurred during the construction process."
If you are going to buy a house as a pre-sale from this builder, Integrated Construction, you want to ensure that everything is properly done and everything looks good to you before you get a lodate for the loan from the mortgage company to pay this builder whose website states they will treat you with excellent customer service and with white glove hands on treatment which is a joke

Tenant originally called the after-hours emergency line in June for a leak that was coming from her ceiling; the on-call maintenance technician arrived shortly after the call was madeMaintenance discovered a slow leak from the ceiling but was unable to find a source for the leakA bowl was placed
under the drip to prevent water damageThe following morning, maintenance arrived and found that the HVAC air handler in the unit above Ms***’s had a clogged condensation line which had caused the drain pan to overflow, creating the source of the leakMaintenance then remedied the condensation line issue, removed all wet drywall, and inspected for mildewThe tech found no indications of mold or mildew on his initial inspection and after proper drying time, the drywall was completely repaired Tenant made a complaint with the office staff on August 2nd to include the following: Cracked drywall with water staining in the utility closet,Water damage in bathroom from a leak that happened prior to our company acquiring the property,Wet carpet throughout the apartment On August 3rd, the same maintenance tech that made the repairs the prior month returned to Ms***’s apartment. The cracked drywall with alleged water staining did in fact have a crack running through the drywall; however, the staining was not caused by waterThis apartment has at least thirteen-year-old carpet and paint; the staining on the walls is due to many years without being repaintedRegardless, maintenance properly cleaned and sealed the walls as well as made any necessary repairs to the drywall during this process before priming and paintingAs for the water damage in the bathroom, upon inspection maintenance found water staining on the bathroom wall with no damage to the physical drywallMaintenance cleaned, sealed, primed and painted this spotUpon inspection of the carpet (both alleged damage in the closet and alleged wetness throughout) we found that the carpet was completely dry throughoutThese repairs took place over the span of two (2) days due to drying time of sealer, dry wall mud, primer and paint. The tenant returned to the office on September 21st stating that the carpet in her closet was wet and moldyMaintenance responded immediately to inspect for these issues and upon inspection, found that the carpet was indeed wetUpon further inspection of all possible causes it was determined that nothing in or around the closet was leaking, including any source from the apartment above (as before)Due to the claim of mold and the presence of slight moisture in the carpet, maintenance uplifted the carpet to inspect for water damage or moldUpon doing so, maintenance determined that there was a spill of some sort on the carpetThe carpet padding as well as the hardwood floor underneath the padding was dry with no sign of damage or “buckling” of the hardwoodNo signs or symptoms of either water damage or mold have been found in the closet by our maintenance staff. The tenant has recently (within the past two weeks) informed the office staff that she would like to continue her long-term te*** at Northview Apartments; however, she desires to transfer to another building as well as apartment due to the current state of wear and tear in the apartment from her thirteen (13) year te***Management has offered Ms*** several rental options thus far but she has rejected all of them

We wish to formally respond to a complaint submitted to The Revdex.com on 8/14/at 8:58:40AM with an ID # of ***.First and foremost, we categorically deny all allegations associated with Integrated Construction (“ICI”) “refus[ing] to complete or warranty” the home purchased 2/28/at lot in the subdivisionThis claim is baseless and without merit.The customer is correct that a one-year warranty against defective materials and labor is in effect, and ICI is working systematically to address and correct any items protected by the one-year warrantyAlthough ICI could have been more expeditious in addressing the complaint, the contractor is afforded up to one calendar year to cure defects according to state code.We appreciate the customer’s business and are committed to carrying out the provisions of the new home warrantyWe appreciate the customer’s patience. ICI’s records show written reply to the customer’s complaint on 8/5/with specific action plans and responses (see attached correspondence)One week later, we have the following update to report as of today (8/14/15):ICI staff made contact with customer this morning and scheduled mailbox repair next Thursday the 20thCabinet vendor’s replacement cabinet door arrived yesterdayICI will ensure cabinet door is replaced next week, pending customer’s ability to accommodate access to the homeICI staff made contact with customer this morning and scheduled review of the two plumbing fixture complaintsThis is scheduled for next Thursday the 20th.The customer has direct access to ICI’s designated callback representativeShould the customer’s availability change, he is encouraged to call ICI’s designated representative as soon as possible and any changes in scheduling can be made.Thank you,Integrated Construction, Inc

I have followed the company's complaint process on multiple occasionsRFralin Company did not respond to my complaints at allI followed up with multiple calls which were not returnedWhen I was lucky enough to get a call back, usually from a new employee, I was told that the warranty department was working on resolving my issuesThese issues have not been resolvedI'm getting the same empty promises without any results. The only possible resolution is to correct the issues

"Every item reported during the customer's warranty period will be repaired by Integrated Construction (ICI) as long as those items have warranty coverage under the statuteNo warranted work will go unfinished if it is warranted and reported during the warranty periodICI is working diligently to bring resolution to each item and requests that further exchanges between ICI and the customer be directed to its Callback Department via the agreed upon procedure prior to closingServicing the customer's concerns will be managed much better in that mannerThe yard work was installed correctly and per contract specificationsThe attached page from the contract refers to landscaping provisions by ICI and maintenance commitments by customer prior to settlementWe hope this clarifiesThank you, ICI."

I have reviewed the response offer made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.Thanks for forwarding the comments from [redacted]. Here is my retort.First and foremost the only reason why [redacted] has responded on Friday was because I informed them that I was seeking remediation elsewhere. I should not have to take these measures to get them to perform their job. Some of the items that are outstanding are original build items not post move in warranty. Also [redacted] is exploiting the "state code" in that if the problem exists yet they don't fix it until right before the warranty expires then I'm not getting a years warranty as I am supposed to. I only get from the time they fix it to the one year anniversary date of closing. So if they hold off fixing it until just before the anniversary date, they can do just enough to make it look right and then let the warranty expire an then refuse all subsequent requests for correction/repair of the same item quoting that the warranty has now expired.I have attached the complete email chain for the subset that they sent you. From this you can see the issue getting them to live up to their end of the agreement.Also note that I do not accept their answer for some of the other items namely the back yard seeding and the front door weatherstripping. I even asked for documentation where the weatherstripping is not covered by warranty and they never responded.[redacted] is not acting responsibly as a business. They are not showing any good faith in attempting to honor the warranty or even finish fixing the house with items that were broken/incorrect from the date of closing.Thank you again [redacted],[redacted]

Integrated Construction (ICI) ensures that outstanding work covered by the new home warranty will be corrected. ICI has communicated that yard work is the customer's responsibility per the landscaping agreement and contract details previously disclosed.
