Passing the wait on to buyers
While waiting for what HHHunt has explained as a delay which was 3 weeks caused by Dominion Power in the Watermark community located in Chesterfield, VA the builder stopped the vast majority of all construction. Buyers are being delayed beyond the estimated closing dates an additional 10 weeks in our case with zero compensation and little more than a well sucks to be you right now. We trusted this company with one of our largest if not the largest investment we have and they are not handling it well

Ms. [redacted] has stated that her sod was improperly installed; however, her sod was installed using identical methods and standards that were used for the neighboring lawns. Neighboring lawns appear healthy and lush green. We affirm that the sod was installed correctly and no differently on Ms. [redacted] lot and that this was not a warrantable matter.Ms. [redacted] Pre-Settlement Orientation document shows that the landscaping was reviewed prior to closing on her new home. There is a check mark beside the term “Landscaping," indicating that it was reviewed and found to be in satisfactory condition. Our Builder, Justin M***, wrote notes of any outstanding items that Ms. [redacted] asked to be addressed. A copy of this paperwork is shown below for your reference. There is no mention of improvements needed to the landscaping or sod in the notes.Page 103 of our Homeowner Manual clearly states: “We will confirm the healthy condition of all plant materials during the pre-settlement orientation. Maintaining landscaping is your responsibility and is excluded from HHHunt Homes Limited warranty.” Ms. [redacted] closed on her home on 11-23-15, at which time the irrigation was already winterized to her new home. When we completed these services, the backflow was placed in either her garage or crawl space, which later came up missing. Since this was not something we could have confirmed prior to closing, HHHunt Homes agreed to replace the backflow and start up the irrigation system at no charge to the homeowner. The time this notification was made to the time the irrigation was started up was less than 10 days. We also feel this timeframe could not have been any faster, as most irrigation companies normally have at least a 2-week lead time in the spring and fall months.We are attaching photos of two lawns installed at approximately the same as Ms. [redacted] lawn using identical installation methods. One of these lawns was applied just before Ms. [redacted] and one immediately after. None of these lawns had additional topsoil applied. They are lush, green and healthy. Neither timing nor installation technique affected the health of these lawns.We are also attaching a photograph of Ms. [redacted] lawn. You’ll notice that after recent rains, it appears lush and green. With proper continued watering and care, Ms. [redacted] will have an attractive lawn. It certainly does not require replacement. I’m writing you in response to case number *** submitted by *** * *** at *** *** *** *** *** ** ***Customer satisfaction is our number one goal. On one note, it is very unfortunate to hear the dissatisfaction from the ***, but on another, we greatly
appreciate the feedback. We at HHHunt Homes are always looking to improve our process and our customers are always our priority. In response to this specific case, one of the most difficult hurdles for us to overcome was a lack of trust Unfortunately, prior to all of this, we were faced with a challenging situation where the customer questioned our tile installation methods. Both the chief building inspector of *** County and the customer believed we were installing our waterproofing incorrectly. Instead of challenging this situation and delaying closing we all agreed it would be best to do what we thought would make the customer feel most comfortable and satisfied In retrospect, I believe our decision may have backfired on us as it may have installed fear or doubt in regards to our building practices? Upon completion of their newly installed tile, I have spoken with building officials on the state level and they have confirmed that our original install indeed met all code and manufactured requirements and *** County admits to their mistake. We have also completed all punch list items from the initial walk through/presettement orientation. While it is nice to see that MrC*** contacted the state about the waterproofing, our complaint is not that it was installed incorrectlyIt was not installed at allI know in the conversations I have had with him, his story changes to fit the situationRegardless, our tub is now waterproof and tiled correctlyIt took attempts at installing the tile and over three weeks to get it right but it finally isIt is sad that MrC*** believes our view of the home's construction was tainted by the tile installation. HHHunt Home - easily the worst builder in Richmond. Our three year old home has a leaky roof and windows. Their customer service is non-existent. The irony is they told us to get a reputable roofing company to fix it. Shame that they are not reputable to begin with...

Around March of this year (2017) I started the process of buying a new construction townhome through HHHUNT. I met with the real estate agent for the new development picked out my lot, which I was told had the biggest yard in the unit; I was buying my townhome. The yard was a HUGE sticking point for me, as I have three dogs and was already downsizing in yard. I wanted to make sure I was getting a decent sized yard for a townhome. I had the real estate agent show me specifically where my yard would end and he marked the yard lines along with taking photos of how large the yard was going to be. I was satisfied so I bought that lot. BIG MISTAKE. I was flat out lied to and no one offered to fix it or compensate for the lie I was sold. I didn't find out until it was to late that the yard is literally a quarter of what I was told it was going to be and that is just the beginning of my dealing with HHHUNT.

They put the wrong floors in my home no one caught it. It was not until I went to look at the home and told both the agent and the project manager the floors were wrong that it was acknowledged. I had to show them photos I had taken when I picked out the floors to prove to them the wrong floors were put in my home.

Then when the tray-ceiling was put in I found they put the wrong wood in; they put in bead board when it was supposed to be actual wood boards. I reported it to the agent as well as the project manager and was told the wood was getting replaced because the workers put to many nails in the bead board and it would not be hidden by the white wash. I explained to the project manager they installed the wrong wood entirely. I was then told that is what they put in all homes who buy the wood. I explained that was NOT what I picked out when I made the choice. I further explained what was installed in my home was not the wood ceiling in the model and that is what I was told I was purchasing. After my very obvious frustration and conversation with the construction manager they ripped out the bead board and put the correct wood in. Had I not complained they would have replaced the crap bead board with new bead board.

When the right boards were put in the white wash was done very poorly. I made the complaint and pointed out where it looked awful and was told they could not fix it making me have to deal with it. I complained again at walk through and was again told it could and would not be fixed so I am dealing with crappy white wash and I paid extra money to have it done.

When came to the countertops I told the agent I wanted the granite that was in the model and when I made the selection I told that selections agent I wanted the exact granite in the model. I specifically said I wanted my granite to look the same and have the same edges. Well when my granite was installed it had hard edges, rather than the soft edges I thought I was purchasing. I complained that the granite was not what I ordered and I was told they would not fix it and blamed it on the selections agent saying it was an “option” and I should have been made aware and given the opportunity to select it at an extra cost. I then explained no one told me it was an option and I specifically said I wanted the same countertops and was told that was what I would be getting. It was never fixed.

At every point when I found a mistake or something wrong I was told “you get what you pay for”, which to me buying a 230k townhome I shouldn’t be having to deal with issues like that and being flat out lied to. Then being told I am basically to blame because I couldn’t afford a million dollar home. I am a police officer and my husband is retired military. We do not make a lot of money, but work hard and take pride in what we do own. So to be told more than once “you get what you pay for” was a slap in the face.

Let’s move on to closing, we were told we would close very soon after our previous house closed which was June 1 and that was a lie. We ended up being homeless for almost a month waiting for this house to close the end of June. They had told me we would close first thing in the am when it was time to close in June. I had the pod set to be dropped off and everything was set.

Well, THE DAY of closing I was called and they had us set up for 4pm. I explained to them I was told we would be closing in the am so our stuff was being delivered at 11am. I was told they would see what they could do. I stated that was not good enough and were told we would be closing at 9am and they needed to make it happen. It did end up happening, but I should NOT have been called the day I was supposed to close telling me the time had changed and someone forgot to call me.

I have been in the home since June and just recently we filed a second work order because our floors are coming up in the living room and parts of the kitchen. Mind you it took a month and multiple emails with me having to call them in order for them to get back to me.

When the construction manager finally did get the order to come he looked at the floors and said an order would be put in to fix them. While he was still there my husband told the construction manager that we keep getting a “heat” warning by the dryer and it would shut off. My husband explained the dryer is brand new and we have cleaned the duct and the lint collector multiple times; taking the entire thing apart several times, but the dryer keeps giving us the warning and not drying our clothes. The construction manager went in the attic and observed water on the pipe going out to the roof. He called the person who installed the duct work and told him he had to come look at the pipe explaining there was condensation on the outside of the pipe and that was not normal. Come to find out they NEVER TOOK OFF THE CAP, so all of the lint was piling up and had we not said anything and had it looked at there would have been a massive fire within months. This was told to us by the person who installed the duct work and put the cap on. He said they never checked to make sure it was off after the roof was installed and he himself was very thankful we said something. At the very least we and the other units could have lost our homes, but at the very worst lives could have been lost. I do not know if the other units were checked. I spoke with one neighbor who stated no one ever contacted her and the others are barely home.

The contractors cams this week and we were advised they would be fixing the floors well they didn’t. Apparently they were told by Roy they would only be fixing one board rather then the entire area that was coming up, then we found out they didn’t even have the supplies to fix the one board. My husband had them call Roy explaining we were told by Roy and the project manager the floors would be completely fixed. Roy told the workers to rip all our base boards because he felt the issues was expansion and they would fix themselves. Mind you not what Roy told us when he came. They ripped up all our base boards just to put them back and tell us they weren’t doing any work today and it wasn’t covered. The senior worker told us it wasn’t expansion so he did not understand why Roy had them rio up the baseboards to begin with. My husband went and spoke to the project manager so told him they were supposed to fix the floors but since they didn’t we know have to take more time off work because they will be back out next week and will fix them. My concern is, the floors are coming up in several areas not just the living room but we were told they would only address the living room right now. The senior worker made a comment that the floors needed to be replaced due to not being installed right.

There has been NOTHING but issues with HHHUNT since we bought this home and I regret ever walking into the sales office and buying from them. An already stressful experience was downright awful from start to finish and here six months later I am still dealing with problems because the work was sloppy and I was told to deal with it on several issues. Yes, I also brought the celling issue and granite issue up again at closing and walk through, but was told it will not be replaced or corrected.

All I was given was one excuse after another the entire time I was going through this process. It is always someone else’s fault. I understand everything is contracted out, but the companies they hire are crap and the homeowners are left dealing with the aftermath. I can’t tell you how many times I was told “we have had problems with this company before” during this process, but yet they still use the same contracted companies.

I hoped this was an isolated experience, but I have talked to neighbors who have had similar issues with HHHUNT.

Like I was told, “you get what you pay for”, so if you expect decent home and good work from HHHUNT and their contractors I hope you can buy a 500k plus home. If you are like me, a hardworking, average mother who can only afford mid 230’s don’t expect much.

We bought a house from them a year ago. We have already replaced the shower door. The door had mold growing in it. I tried to find out the manufacturer of the door, but to no avail. They promised that they would handle it... Again they blew me off. My grass is a disaster and won't grow. They promised to replace a leaking window again they did nothing. They waited for the warranty to run out. Now if I want it done I have to fix these things. My suggestion do not buy a home from HH Hunt!
