Royal United Mortgage takes customer satisfaction very seriouslySo much so that we provide our customers with a complaint/ comment portal on our websiteThat portal goes directly to our Compliance department and is acted upon by our Vice President of ComplianceOften we will conduct follow up phone calls with individuals as a service/ courtesy to insure proper treatment and understanding but that policy typically does not happen when individuals request that we place them on do not callAlthough DNC response is required within days we typically take steps to remove individuals in a timely mannerIn this case be assured that this customer has been placed on DNC and has been remove from solicitationsRespectfully, [redacted] ***

Royal United is unable to address this issue in great detail because it involves personal private informationBusiness and income activities are viewed and accepted differently by many mortgage investors and HUD when determining useable effective income and any subsequent reimbursementWe
have reviewed the activities of our loan advisors and underwriters who attempted to make this loan using both conventional and FHA financingFHA financing was considered and offered because it offered more loan to value options based on Mr***s circumstancesUnfortunately in the end we were unable to provide an approval because we could not obtain supporting business documentation required by FHA for Mr***s individual circumstanceIn regards to multiple unreturned phone calls we did discover that Mr*** was away from the office for an extended period for personal reasons but he did say he shows no attempts to reach him and in fact Mr*** had Mr***'s cell phone which was an acceptable means to reach him.Based on the investigation Royal United Mortgage acted in good faith and effort to obtain a mortgage loan for Mr***The expenses associated with the mortgage application were deemed earned by the separate third party Appraisal Management Company and once earned are not refundable by themRoyal United Mortgage retained no money or compensation in its effort to obtain a mortgage loan for Mr***Respectfully submitted, Royal United Mortgage LLC

First of all I am very sorry to have found out of this
thru the Revdex.comWe have taken every step to eliminate/minimize this type of
misunderstandingI wish the customer would have voiced her concern right away and given us a chance to explain.I am very hurt by her accusation that we treat women any differentlyAs I stated when she first called, it would be wise to get a second opinion on a repair of this magnitude, not just throw out a price without a proper diagnosisAnd yes we charge for diagnosis! Personally I think that the " SHOCK " is why would someone even think that we we would not charge for our service! Do people think that my employees work for free? There always needs to be an open line of communication between customer and service providerI do not feel we did anything wrong, and would have gladly clairify any charges for diagnosis, IF ASKED! The notion of us seeing an "IGNORANT WOMAN " coming,is in it's self " RIDICULOUS" !

Thank you for the feedback.The compliance department’s opinion is the borrower misunderstood the impact ofthe information conveyed to the loan advisor in minute 12 of the initial phonecall, which subsequently led to the ordering of the appraisal. In order to release all the personal informationof your loan application in this public forum, we will need writtenauthorization from the borrower.
