Home Affordable Direct Reviews (31)

Review: I made a call to the company following a radio advertisement. After hearing about their product, I declined to use their services because it would not meet my needs. They have been calling my cell phone incessantly since. I have tried to appeal to them directly about the disruptiveness of their tactic. I have blocked their number from my cell, but I continue to get messages of the company's attempt to reach me. This totally unacceptable and bordering on harassment. I get anywhere from 10-15 calls a day from them.Desired Settlement: They have to stop calling me. I told them on multiple occasions to remove me from their call list.

Review: This company took $3,500 from us to process a loan modification. They took all our documentation to start the process but never called us or sent any notification after September, 2013. There was no loan modification done by these people. In fact we hired a lawyer and now are faced with a foreclosure. Because of Home Affordable Direct I could not continue to pay the mortgage. They never responded. I called them about 10 times. Each time I received a different story. The initial person, [redacted], I was informed no longer worked there. Can I get this money back. Soon I will have no choice but to move out of my home due to a foreclosure resulting from this office not performing their job. Since I have received many, many calls from other loan mod offices promising me they can save my home, and I just hang up. This company ripped us off and I want them off the map of this Universe.Desired Settlement: I demand my money plus interest for the pain and suffering we suffered at these people's hands when we had already sustained extensive damages and relocation while our home, destroyed by Hurricane Sandy, was totally repaired on the first floor. The total I request back is $3,500. I need this amount within 7 to 10 days.

Response:

[redacted] signed up with our company for assistance with his home on February [redacted] 2014. I have attached correspondence from Home Affordable Direct to [redacted] and to WELLS FARGO showing Phone calls , Faxes and email in reference to client. CLIENT WAS APPROVED FOR A TRIAL MODIFICATION he did not accept. The Modification would have saved the homeowner $316.47 per month with a new monthly payment of $922.53 old payment $1239. Was advised by [redacted] that he wanted a principal reduction and would not accept anything else. After client had not accepted the trial the lender WELLS FARGO then ordered a SALE DATE FOR APRIL **,2014 . I had advised client that he should accept the modification and we can try to work with WELLS FARGO on possibly offering a PRINCIPAL REDUCTION or a lower payment than already offered. In order to do this we would need ALL the required documents to do so . I had stressed to client it was very important to consider taking the modification or they ma y not stop the scheduled date of sale for APRIL **,2014. We had advised client of ALL other options available and of possibly having to file bankruptcy to stop the sale . It was not a guarantee. We had gone over the documents with the client let him know that the Profit and loss he has supplied was showing a negative amount of over $1100. DEBT TO INCOME RATIO client did not want to revise. All documents that were received from client were submitted to lender .We were advised by WELLS FARGO over the phone and in WRITING that [redacted] was not eligible for any assistance due to him not accepting the Trial Modification in conjunction with that their were also judgments showing on his title . With these judgments a modification would not be an option. We had explained the situation to client he insisted that a modification was an option and provided a document that he stated showed a clearing of judgement. These documents were sent to lender on [redacted]s behalf. This also was de clined by LENDER. At that time Home Affordable Direct instructed [redacted] to file Bankruptcy to stop the sale of his home and to allow us time to see if anything else could be done for the client. [redacted] declined to file bankruptcy and sent a us a letter by fax to stop working on his loan . We honored his request . Letter is also attached in this email. As to complaint against Home Affordable Direct we had communicated fully with client and lender and had worked vigorously on a resolution for [redacted]. We are stating the accusations and complaint against our company is FALSE. Thank you for your time if you have any further questions please contact me at ###-###-####

I have reviewed the response made by the business in reference to complaint ID# [redacted], and have determined that my complaint has NOT been resolved because:

[Your Answer Here] In regards to the statement that home affordable direct made a deal for me [redacted] with Wells Fargo for a new monthly payment of 922.00 is false. That payment offer was a modification that I applied for with Wells Fargo's [redacted] phone ####-###-####.

Review: In January of 2013, I spoke with [redacted] at Home Affordable Direct (HAD) in reference to a loan modification (principal reduction and interest rate reduction) on an existing mortgage through Bank of America. At the time, I was going through a divorce and I was looking at options for my home. [redacted] informed me that I would be able to modify my existing mortgage because it was a sub-prime mortgage. I was told by [redacted] that the loan modification would have my ex-wife removed from the mortgage and it would be only in my name, as long as she signed off on it. I then contacted my ex-wife to ensure she would be willing to do such, which she did. At that time, I recontacted [redacted] and told him I wanted to continue with the process.

In order to continue with the process, Home Affordable required $2,781 up front to cover the entire cost of the modification, including all costs related to the closing of the loan. The fact they needed the money up front made me suspicious, so I requested the [redacted] email me a copy of the paperwork I was going to be required to sign ahead of time before the notary came to my home. On January **, 2013, I received an email that contained the paperwork that I would be signing in front of the notary. The paperwork emailed to me was nothing more than a template and contained absolutely no contractual values as discussed over the phone with [redacted]. In response, I sent an email to [redacted] with my concerns about that lack of contractual numbers discussed (interest rate and principal reduction) as well as a concern with their refund policy which stated that if they were unable to secure the loan modification I would receive a full refund. I then spoke to [redacted] (I believe the [redacted] or [redacted] of the company) and told him that I wanted to see some type of approval letter through Bank of America that the modification would be approved before I gave them $2,781. On 01/**/2013, [redacted] emailed me a copy of a pre-approval letter that contained the Bank of America logo as well as the Home Affordable Direct logo on the letter head. The pre-approval letter was signed by [redacted], Bank of America [redacted]. At that time, I signed the contract and wrote a check in the amount of $2,781.

From February to April of 2013, I was asked for various documents that Bank of America was requesting. Each time, I promptly provided the requested documents. There were times where I was asked for the same documents I had already submitted. On 4/*/2013, I was informed by [redacted] Paralegal at Home Affordable Direct, that my ex-wife would not be removed from the mortgage during the modification and that they needed her to sign several documents as well as provide various forms of paperwork. At that time, I told [redacted] that I was told by [redacted] that my ex wife would not be on the new mortgage, to which she replied, that is not the case and that he should not have told me that. At that time, I told her my ex wife would not agree with being on the modified mortgage and that I would not be able to continue with the modification process. Prior to disconnecting the call, I believe [redacted] thought the call had been disconnected and I overheard her talking to someone at her office. I overheard her say “This is not the first time [redacted] has done this, I already told him a few times to stop telling clients this.”

From April until now, I have been trying to get a refund since I was given false information related to my ex wife being removed from the mortgage. Had I known that my ex wife would not be removed from the mortgage, I never would have gone through with the modification, but since I was guaranteed that she would be removed, I went through with the process. For several months, I sent emails and made phone calls to Home Affordable personnel that I had been dealing with, requesting a refund. My emails went unanswered and my phone calls were always forwarded to [redacted]. I left several messages and sent several emails to [redacted] and never got a response. I have archived all emails if they are needed in the future.

Finally, toward the end of July, I spoke to [redacted]. At that time, he informed me he would look into my file and determine how much time was spent on my case and that I would be provided a refund. He advised me that he would get back to me within a few days. He never got back to me, so on 8/*/2013, I left a message on [redacted]’s voicemail asking about the refund. He never called me back. On 8/*/2013, I sent him an email regarding the refund and still got no response.

On 01/**/2014, I called Home Affordable Direct to speak with [redacted] and was told that he was in a meeting with a client and that he would return my call. He has not returned my call.

I am asking Home Affordable Direct to give me a full refund since they were unable to get me a loan modification (their own refund policy).Desired Settlement: Full refund of $2,781

At this time, I have contacted Home Affordable Direct regarding complaint ID [redacted], however my complaint has NOT been resolved because:

I spoke to [redacted] regarding the issue and he assured me he would get back to me after he sent my file to "Financials." It has been over 3 weeks now and still no one has gotten back to me, despite daily calls to speak to him and emails sent. They are refusing to return any calls.

Sincerely,

Review: I applied to Home Affordable Direct for a loan modification. With a promise that they could help to get my mortgage modified, even though it is was underwater, I signed the agreement paid $3,000. Home Affordable Direct refund policy says if they are unable to help, I would get a full refund. I made several attempts to contact Home Affordable Direct, only to be greeted with rude responses, no return calls and no solution.Desired Settlement: Since Home Affordable Direct was unable to help, we are requesting a settlement in the amount of $3,000 representing fees we paid and per the refund policy.

To whom it may concern:

Please be advised that [redacted] retained our services in August of 2013. Our office assisted the client with the loan modification process and got an approval from Bank Of America on October **, 2013. Their payment went up by $44.24 due to escrow shortage; our company encouraged [redacted] to accept the modification since even though the payment went up Bank Of America was offering an incentive of a principal reduction of $1,000 each year for 5 years with a total of $5,000 as long as the borrower accepted the modification and stayed current on the payments. [redacted] refused to accept the modification. We also offered to re-submit his file and see if we could get him a better deal but he did not want to proceed. Our contract clearly states the following "Then if we're unable to obtain a loan

modification from the mortgage servicer/lender the Client shall receive a full

refund less a processing fee". In this case we did obtain a modification for the borrower but the borrower chose not to accept it. On November [redacted] 2013 we spoke with the borrower and we came to a mutual agreement that we would re-apply for a modification and that we would need updated documents in order to do that. The next phone call we received from borrower on December [redacted] 2013 the borrower was asking for a refund. Our office complied with the services offered.

Review: Company was paid $4750 to refinance morgage but work was not performed. They negelcted to honor contract agreement after payments was paid.Desired Settlement: I wish to recover the payments that were made due to negligence and default

Review: First I was dealing with [redacted]. He made me a lot of promises to help modify my mortgage since I am now a single mom going through a divorce. He definitely said he could help me. I submitted all my documents numerous times to HAS only to get a summons & complaint in the mail & foreclosure notice. I called and spoke with [redacted] who never called me back. In fact I called every day for almost a month a no one ever called me back. I was then calling and getting a message saying mailbox was full, a different company name & no way to speak with a person. This morning I called and got [redacted] (again) who did not help & transferred me to a voice mail of [redacted] who is no longer there. She told me the owner is [redacted] but he did not call me back either. I paid them in full over $2,200 in April and they have done nothing for me! I am going to lose my home because of them and now I am left knowing I will lose my home and my disabled son & I will be homeless.Desired Settlement: I want my money back in full or an acceptable and affordable modified mortgage loan payment. I want civil and criminal charges to be filed against all of these fraudulent people.

At this time, I have not been contacted by Home Affordable Solutions regarding complaint ID [redacted].

Sincerely,

Review: After hearing an add on a local radio station, called the company for a Mortgage Loan Modification. They sent out 3rd party notary to complete the initial paper work. paid the company $1500.00, have not heard anything since mid July. I started calling and emailing no return calls or emails. Now all the contacts I have, phone numbers no longer in service and failed email deliveries. I have written documentation, stating of they don't get my loan modified, the client gets a full refund. I have a gut feeling this company is a scam. They gave me an attorney's name at the initial contact, and I called him today, he stated he is not associated with this company anymore and is constantly getting calls and complaints about Home Affordable direct and The Tampa, office Clear Solutions and settlements.Desired Settlement: At this time, I either want a full refund $1500.00 or my loan modification and contact with company.

Review: Home Affordable Direct promised verbally to lower my mortgage interest to 2% or their fee ($1,496.00) would be refunded. Their contract says refund if no modification made. None was made. They claim a modification was done, except nothing changed. They have refused a refund. No modification could be made because my "mortgage" was actually a personal loan, with no real estate involved, with my mobile home as collateral. In Maine, no land means no mortgage possible. I pointed out to their representative, [redacted], during my initial inquiry that my mobile home was in a mobile home park on a rental site. Early on in their fruitless efforts for a modification, I supplied them with the financing documents that clearly, to a trained eye, was a personal loan installment agreement. I did not know it was not a mortgage until consulting my lawyer. The financing bank had been sending me 1099 mortgage interest summaries, yearly. It turns out the 1099 form can be used for any interest report. I did not know this, either. My lawyer states that they, in that business for years, had to have known it was not a mortgage.Desired Settlement: Refund

The caller chewed me out for mentioning his name because he has such a perfect reputation. Nothing resolved except his venting.
