The claim that they sent 43 possible rental situation for my timeshare is somewhat misleading. Out of the 43 about six possible rental situations or possible out of the 43. Or possible out of the 43. Most of these rental properties were not from either [redacted] resorts or ***. The possible rentals I I went through the timeshare company to see available. I responded back to [redacted] That were available at these rental times . I never heard back from anyone and had to in all six cases call ICM to advise them of this. At times I sent emails to the effect also. In all situations, I never heard from ICM. I had to call ICM and they told me that the rental customer made other plans. So in a year and a half, out of 43 rental situations, I had no rentals at all. On top of that, no communications occurred unless I made the communications to them. When any of these rental list were sent out it was because I called them every month to get some correspondence from them. I advise them that I was willing to sell the properties and was told that they would look to see if they could sell it. Again I never heard anything from them. The last communication was from your correspondence from them. I paid $641 on February 1, 2016 to Larry F [redacted] who is the advertising executive. I have called Mr. F [redacted] on numerous occasions and have not receiveI got about 70 or 80 pictures of ***. Got a chance to get into the Bomb bay and up in the cockpit pretty exciting. As far as going flying I'd love to go. Appreciate the offer.d any reply from him until about a month ago. I advised him of my complaint and he said he would try to get things change but nothing has happened. I feel like they are being totally dishonest and uncooperative. Regards, [redacted]

I paid this compnay $in January with promises that I would either get rental or offers to sell my timeshare To this date I have not gotten any offer on selling or renting of my time share I tried emailing them but the email was rejected I have the feeling that this is just another scam to get your money and not do anythingI would not recommend even speaking to this company about selling or renting your time share

Advertising Executive, Chuck
E***, who explained the process of how
we advertise on our website and contact current timeshare owners and tour no
buyers,( people who have toured at timeshare resorts but did not purchase ) to see if they want to buy or rent our client's
timeshare at a highly discounted rate.
Once we find someone interested in the timeshare, we forward all
inquires over to our clients so they can negotiate the sale or rental of their
property, without the involvement of a broker.
Also it was explained that there is no guarantee on when or how much the
property would sell or rent for, however we are to bring each and every
confirmed offer until a buyer or renter is found
After Chuck E*** explained all the terms and conditions, *** *** was then transferred to our compliance department where he agreed to all
the terms and conditions as well as our money back guarantee, on an audio
recording. We emailed the contract,
with all the terms and conditions, to *** ***. We have her timeshare advertised on our
website and we are contacting current timeshare owners on her behalf to see if
they want to buy or rent our clients timeshares at a discounted rate. We were not hired to sell or rent the timeshare, only advertise and
bring offers for her timeshare property and her exchange companyWe have
brought *** *** multiple rental offers , ranging from $to $2,
via email since she signed up with us as a clientThe offers were not able to
be filled and we will continue to bring offers until a buyer or renter is
found, as it states in our contract. All
terms and conditions are listed in multiple places on our websiteAs well as in
our contract and cancellation notice, refund policy, and money back guarantee that is sent to the

[To assist us in bringing this matter to a close, you must give us a reason why you are rejecting the responseIf no reason is received your complaint will be closed Administratively Resolved]June 25, 2014Dear *** ***;MsB***’s response to my complaint is erroneous, inaccurate and highly misleadingIt is painfully obvious she is twisting words and conversations to attempt to fit the reality of what her company offers on the phone into ICM Marketing Group’s actual contract languageBait-and-switch to the letter!1) Through the sales process, it was crystal clear I was hiring ICM Marketing Group Incto rent and / or sell my timeshareThe conversation was focused quite clearly on exactly this point; renting or selling in exchange for the $feeThe notion of only ‘advertising’ the timeshare with no expectation to completing a transaction was absolutely NOT part of the conversation.2) MsB*** claims Rick Schaffer explained that ICM Marketing Group Inconly advertises on awebsiteThis is completely wrongAll conversations with every sales person at ICM Marketing Group Incwas completely centered around their ability to close a deal; to bring an offer to me for rent or purchase of my timeshareMsB*** is incorrect.3) MsB*** claims ICM Marketing Group Incintended to “forward all inquiries over to (their)clients so they can negotiate the sale or rental’ of the timeshareAll of my conversations with Kim Worthington were crystal clear that Kim was to negotiate with the buyer and only needed me to confirm the offerKim had access, at her request, to my *** Timeshare account to contact *** directly to confirm availabilityThis was the service I was expecting and understood I was purchasing based on the numerous conversations between October and December MsB*** is, again, incorrect and misleading the Revdex.com.4) While there was no guarantee of a sale or rental, I was assured it would take no more than acouple of monthsI was assured of this many times as their lack of a written guarantee was unsettling for meItem #in the contract, the refund clause, was added to ease my concernIn retrospect, I can see this clause is open to interpretation a variety of ways and actually offers little protection for me.5) Nowhere on ICM Marketing Group Inc.’s web site am I able to find my own timeshare; a *** point per year timeshare.6) I have not received an offer yet from ICM Marketing Group Incfor a time which I have available to rentI do not believe a proposal to exchange money for service is an ‘offer’ unless I have the service to exchangeWould you consider reasonable if I offered you $for a living brontosaurus?7) I signed the contract on December 7, ICM Marketing Group Incdid absolutely nothing,except ignore my messages and emails (as documented in my initial submission) until after April Prior to April 22, my email was not in their automated system to be sent emails!
8) If MsB*** has recording of my numerous calls to Kim W*** and Rick S***, I wouldlove for her to submit these for review! I am certain beyond any doubt you would very quickly understand how ICM Marketing Group Incoperates their ring of thieves.9) First sentence of the third paragraph is completely contradictory to what ICM Marketing Group Inc.’s sales people discuss and offer! MsB*** is either completely unaware of how ICM Marketing Group Incoperates or is simply covering the deception which is the core of their business.10) To reiterate, yes, ICM Marketing Group Inchas sent me ‘offers’ to rent my points for timeswhich I do not have availabilityThese emails come from an automated system and are not ‘for me’ individuallyHer company is providing no value to me and doing nothing accept forwarding emailsThere is no advertising of a timeshare I own.11) Services are not being renderedThe chasm between what their aggressive telephone salespeople offer and the verbiage in the contract is massive! ICM Marketing Group Incis a rip-off company and continuing to waste people’s time and money.Quite simply, ICM Marketing Group is operating a bait-and-switch business modelWhile perhaps MsB*** may be able to argue ICM Marketing Group is fulfilling their agreement, perhaps she can bend the truth to almost meet the contract requirements, but she is far from what her sales team is offering verbally!I am requesting refund of my $‘marketing fee’ immediately from ICM Marketing Group IncI do not wish to continue to do business with people who lie and mislead as a daily part of their job.Sincerely,

When Mr M***'s salesmen talked with me and we made a contract, my objective was to sell the property and points. The salesman urged me to act immediately because he said the best time to sell was between that month (December) and FebruaryThis was supposed to be true for both the *** and the AccessHe said the Access was especially popularHe said he would also offer both for rent and I did not stop this. I should have, because all the offers I have received have been for rental at less than half of the rental price for this propertyThey have come from rental agencies, usually from FloridaThis ability for the company to offer the property for rent enables them to fulfill their obligation without fulfilling my reason for hiring them. I did not realize this at the time I signed the contract
Your advise for me is to respond in written formI am assuming that this email is in written form and meets your requirementIf not, please let me know

If they didn't send me any rental offers in over a year, what does that say about the contract? To me that's not holding up to the contractIsn't that breaking the contract?

Please see the attached signed contract from client.*** *** faxed back her contract to us with meticulous detail of changes to be made to her contract.The changes to be made were as follows on page and of her faxed contract:"Please add Gold Prime Season to the
dates, Indicate this is a Lock-off Unit , Bedroom and Occupancy 8."Notice in the changes there is no mention of Not Being a member of the *** Exchange Network or that there was not, one week available to rent with ***Which is part of her contract.*** *** signed the attached contract which states that the "Special Features: Week available to rent with ***The contract also states the "Exchange Co." is ***.( *** is the world's largest timeshare company Exchange Network, *** has over 6,affiliated Resorts in over countries around the worldIts membership base is approximately million members worldwide)We will continue to bring offers until a buyer or renter is found, as it states in our contract.Thanks You, James M***President

I was contacted by ICM to sell my 2 timeshares. I was told that they would sell quickly because of them being desirable properties. I was also told that offers for my timeshares would come in within a week or 2.
I have heard nothing from them since. I suspect the $1300 fee I paid Icm is probably long gone by now. They have not answered my emails or calls.

I am
rejecting this response because: I have never received any rental offers
anywhere near my asking price ($2400 -$1200). All offers they have sent me or
during prime time in which my time shares is obsolete.
Even
giving ICMG my selling price I have not received one offer to sell. I always get
from them that I need to rent to sell. I wanted to sell from day one.
Zachery
H[redacted] told me that the rental agreement was just the start. That I would get
offers from day one. I’m sure if ICMG pulls their phone records they will see
that I had no intention on renting my time share.
