Ideal Properties Group seems to be the only independent broker in Brooklyn, and their team is excellentI have purchased my condo on Stuyvesant Avenue through their sales team, and the manager and sales director, James and Jennifer, were also true professionals who helped along the way, conscientiously and expeditiously I have recommended this company to four friends already, who are currently receiving their brokers' help in finding homes Thank you, Ideal

Please see the attached photos of our applications - neither application was for apartment ** [redacted] 's application was for apartment Cwhich is what Samathna Campbell told me the apartment we saw was [redacted] 's application was for the Listing number: [redacted] which was assumed was the right apartment because that listing indicated "Awesome 1BR in Crown Heights" (see the attached picture from Ideal's website) and because we were led to believe that was the listing for the exact apartment that [redacted] has shown us that weekTherefore, we never were appraised of the appropriate information regarding the correct apartment and were actually lied to about which was the correct apartmentWe were lied toThe third statement issued by Ideal Properties Group that was inaccurate was: "From our conversations with the salesperson you have seen the property with, as well as from our conversations with the [redacted] and this registered complaint, we understand that you were in fact able to see unit [redacted] prior to having the lease agreement go into effect." By the time we were given access to view the correct apartment by the [redacted] , Ideal Properties Group already had our broker's feeWe had no choice but to keep the apartment because we were out over $By the time the salesperson had taken our money, the lease had not gone into effect, we had never seen the apartment, and we had been cheated out of our moneyIdeal Properties Group then went on to say, "you have chosen, of your own accord, to continue forward with the lease agreement, and are still residing in the apartment to this day." On Wednesday, May *** I spoke with *** *** who alerted me to an accounting mistake pertaining to his second-attempt deposit refund
Ideal Properties Group's standard procedure requires that
customers come in person to collect their refund checks so that they can leave their signature, confirming that the deposit has been refunded and to make sure that refund checks are not misplaced or given to wrong parties.
Due to *** *** not being in Brooklyn to collect his check at that time - since he appears to travel quite extensively - we have decided to make an exception to the policy above, and the initial refund check issued to *** *** was mailed to him at his home address by our agent *** *** who was handling his rental application.
*** *** informed us about a week later that the check never arrived through USPS so Ideal Properties Group took the necessary steps to cancel the original check and re-issue *** ***'s deposit refund
Ideal Properties Group is charged $by the bank to cancel lost checks, as is customary with business accounts in the banking industry.
Our accounting department was made aware that the cancelled check issue was not due to any negligence on *** ***'s part and that they should re-issue a full refund of $500.00. This information was somehow lost during the process and *** ***'s re-issued check was written less the $cancellation fee, as it is always done by our accountants in the case of a refund check lost due to customer misplacing their original refund check - which on occasion occurs
This second check was also mailed by ***, this time by return-receipt mail, to *** ***'s home address since he was still not in New York
When this check finally arrived *** *** called, as referenced above, to make us aware of the accounting mistakeI apologized and explained what is likely to have happened in accountingI let him know that we would cut a supplement check of $(not $as *** *** erroneously requested in his complaint, which I assume was math error).
At this point in time however, *** *** was physically in Brooklyn and we agreed that he would go in person to our *** *** office to collect his supplement checkThat check is still at our *** *** office, waiting for *** *** to pick it up and cash it. We would gladly provide a copy of that check to corroborate its date of issue as it pertains to the timeline referenced above
Ideal Properties Group made exceptions to our standard deposit return policy, spent additional funds to correct mistakes made by USPS, and in earnest made every effort to return *** ***'s deposit to him in a timely manner
We are genuinely confused by his complaint and its inaccuracies

Ideal Properties Group seems to be the only independent broker in Brooklyn, and their team is excellent. On January **, 2016, our office has received a complaint made by a [redacted], [redacted] to the Revdex.com alleging that Ideal Properties Group...

has continually called [redacted]'s mother's personal phone number in attempts to obtain [redacted]'s contact information. In their daily conduct of business, some 200 real estate and marketing professionals associated with Ideal Properties Group, make thousands of calls to property owners and affiliated parties in New York City and beyond. The calls are made to publicly listed phone numbers that not featured on the Do Not Call lists. We are not aware of this specific individual's family member being continually called, and had we known or had we been made aware of their objection, we would have sincerely encouraged to leave their contact information so we may broadcast across the company that this phone number is never to be called. If the phone number in question is provided, we will still be more than happy to make sure the calls - if any - never take place again. On a related note, [redacted], of Charles Rutenberg Realty Inc, as a colleague who may understand this matter possibly better than many others, may have mistaken Ideal Properties Group LLC for a local competitor, My Ideal Property ([redacted]), whose agents have been known in the past to inform clients and customers they are soliciting that they are calling from "Ideal Properties," often causing confusion and aggravation to our firm. We appreciate your time and consideration, and hope for an amicable resolution of this complaint. It is Ideal Properties Group’s mission to serve our customers and clients with communication that is accurate to the highest extent practically and humanly possible, and we are sorry to hear you feel that you were misinformed during your apartment search with salesperson [redacted] from Ideal Properties Group. We have carefully reviewed the circumstances surrounding your allegation. To shed light on the process that may have caused the confusion, please allow us to begin from the listing acquisition itself. Upon receipt of unit availability from the [redacted], the information was inputted into our database. Our system indicated the correct unit number. Your agent worked diligently for you to see properties based on parameters set and presented to them by you, as well as based on listing information they had available to show to you. Upon receipt of your application, and its delivery to the [redacted], we strived to receive an approval for you as we understand that expediency is key to ensuring that our customers are successful in acquiring any one of the many apartments represented by Ideal Properties Group. Once the [redacted] reviewed your application and apprised us of wishing to proceed with you as their tenant, we promptly scheduled the lease signing at a time that worked for both you and the [redacted] whereupon the confusion of the two units was uncovered. From our conversations with the salesperson you have seen the property with, as well as from our conversations with the [redacted] and this registered complaint, we understand that you were in fact able to see unit ** prior to having the lease agreement go into effect. You have chosen, of your own accord, to continue forward with the lease agreement, and are still residing in the apartment to this day. While there initially confusion may have occurred in terms of which unit was available for rent and which unit was to be shown, the confusion was quickly rectified, as you have in fact managed to view the actual unit. And although we understand and appreciate your complaint, our commitment and legal obligation is to broker lease agreements between renters and landlords, which we have done in this circumstance. Review: I sent the following email along and have since reached out four additional times. A representative from the business, [redacted], reached out once and told me that he would follow up and never got back to me:

To Whom It May Concern

My wife and I used your company to locate an apartment, and unfortunately we had a pretty bad experience. We were put in a rather uncomfortable situation at the lease signing today. I want to explain the experience. First, I do want to say that our agent, [redacted], was a very nice person and was very responsive to our emails, calls, and texts.

Last Tuesday, we met with the agent [redacted] - she gave us an address to meet her at the first apartment. There was a small mistake when giving us the address - we were told to meet at [redacted]. but we were actually supposed to be on [redacted] We were then shown three apartments that night. We were supposed to have been shown five but two of them we were unable to enter. My wife and I really liked the second apartment we were shown. We especially like the size and the pass through window in the kitchen. In fact, it was that pass through window that sold us on the apartment. The next day we called the agent and told her that we wanted to start the application on the apartment; however, she then informed us that it was a September [redacted] move in date which was very problematic for us as our current lease is up at the end of August. We didn't realize that we were being shown an apartment with a September [redacted] move in. We asked our agent if we they could do a Sept. [redacted] move in, and we were told that wouldn't be a possibility. We told her that we needed to hold off on the application until we have talked to our current building's management team to make sure that we could extend our lease for an extra month. We put in a request to stay in our building for an extra month. On Thursday, we were told that we could stay in our current apartment. It was then when we started the application on [redacted]. The application process went smoothly.

Today, we went to the lease signing. Once we began reading the lease, we were quiet surprised! First of all, the date on the lease stated a September [redacted] move in date which we were told by our leasing agent was not a possibility. This is seriously problematic as we have just agreed to extend our lease for another month at our current apartment. I immediately had to reach back out to my current building [redacted] to see if we could get out of the month extension which we requested because we were told that there was no possibility of an earlier move in. The [redacted] who was running the lease signing said that it was always a September [redacted] move in date. He was as confused about that as were we. The second thing that was problematic in the lease was the actual apartment. It wasn't the same apartment that we were shown - in fact, we were lead to believe that the apartment we were looking at was the exact one we would be renting. The [redacted] doing the lease signing was shocked. We were then told (by the building [redacted]) that the apartments were similar. We signed the lease; however, agreed with the building [redacted] that we needed to see the actual apartment before the lease went into effect. The building [redacted] completely understood as he was confused as we were. The building [redacted] called the current tenant and arranged a viewing. [redacted] and I went to the apartment (your agent drove us from the lease signing and dropped us off). The apartment was one floor higher than the one that we were originally shown, it was smaller, and it did not have that pass through window that was the real selling point for us. It is a much different apartment.

We had to take the apartment because with two weeks left in the month - we are in a bind! I spoke directly to the building [redacted] after the viewing and told him that we would take the apartment - he felt like we had been given incorrect and confusing information and so he went over all the details with me again.

[redacted] was a truly kind person, but I feel like we were not treated fairly in dealing with your company. You hire a broker to help facilitate and ease the process of finding and securing an apartment; however, the process had very little ease. To be blunt, I feel as if I was lied to. We did pay the broker fee; however, I feel like we are entitled to some (if not all of it) to be refunded. We were given incorrect information the entire process, and we weren't even shown or told that we weren't being shown the actual apartment. If I had not questioned that at the lease signing, it would have been a complete and utter shock on move in day.

I don't want this to happen to other people, and I hate that it has happened to my wife and me. We were put in a serious bind and uncomfortable situation today as a result of incorrect information. I just believe that we deserve a refund because services were not rendered in a fair, honest, and clear manner.

The responses provided by Ideal Properties Group are inaccurate. Ideal Properties Group claimed that "The access information, internally made available to sales people associated with Ideal Properties Group (including [redacted] whose service you seem to had little but praise for) also included a note to show unit ** and to apprise the current tenant prior to showing. Unit ** was the unit actually available for rent and we received no information on how to access unit ** from the [redacted]." While that might be true, we (the perspective renters) were never appraised of that knowledge. We had absolutely no idea that the unit being shown was not the correct unit. It is the salespersons legal responsibility and duty to inform the renters of such knowledge; however, we were never given that information by Ideal Properties Group. If she had the knowledge of that, like you claim, then it was her legal responsibility to inform us of that. Knowing that she knew and didn't tell us, indicates to me that this must have been a bait-and-switch scheme. The second statement in Ideal Properties Group's responses to our complaint that was completely inaccurate was that "You proceeded to use Ideal Properties Group’s online application system and submitted an application for unit ** as the property of your interest." Please see the attached photos of our applications - neither application was for apartment **. [redacted]'s application was for apartment C2 which is what Samathna Campbell told me the apartment we saw was. [redacted]'s application was for the Listing number: [redacted] which was assumed was the right apartment because that listing indicated "Awesome 1BR in Crown Heights" (see the attached picture from Ideal's website) and because we were led to believe that was the listing for the exact apartment that [redacted] has shown us that week. Therefore, we never were appraised of the appropriate information regarding the correct apartment and were actually lied to about which was the correct apartment. We were lied to. The third statement issued by Ideal Properties Group that was inaccurate was: "From our conversations with the salesperson you have seen the property with, as well as from our conversations with the [redacted] and this registered complaint, we understand that you were in fact able to see unit ** prior to having the lease agreement go into effect." By the time we were given access to view the correct apartment by the [redacted], Ideal Properties Group already had our broker's fee. We had no choice but to keep the apartment because we were out over $2500. By the time the salesperson had taken our money, the lease had not gone into effect, we had never seen the apartment, and we had been cheated out of our money. Ideal Properties Group then went on to say, "you have chosen, of your own accord, to continue forward with the lease agreement, and are still residing in the apartment to this day." This is a true statement because having had our broker's fee taken by Ideal Properties Group before we were ever allowed to see the unit, we could not afford to hired another broker, break a lease, and find a new apartment. When this situation occurred, I promptly reached out to the company -in person and via email- and was ignored. I know they looked at my email because a representative, [redacted], said he would look into the situation(see attached picture of email). I reached out to the company on the following dates: 8/**, 8/**, 9/*, and 9/**. I was then ignored for months. We were lied to, given incorrect information, and completely dropped as soon as Ideal Properties Group had gotten their money even though we did not have a lease that had gone into effect. We are entitled to a prompt refund of $2520.00. I truly hope that this matter will be resolved soon.
