Response:

On January **, 2016, our office has received a complaint made by a [redacted], [redacted] to the Revdex.com alleging that Ideal Properties Group has continually called [redacted]'s mother's personal phone number in attempts to obtain [redacted]'s contact information. In their daily conduct of business, some 200 real estate and marketing professionals associated with Ideal Properties Group, make thousands of calls to property owners and affiliated parties in New York City and beyond. The calls are made to publicly listed phone numbers that not featured on the Do Not Call lists. We are not aware of this specific individual's family member being continually called, and had we known or had we been made aware of their objection, we would have sincerely encouraged to leave their contact information so we may broadcast across the company that this phone number is never to be called. If the phone number in question is provided, we will still be more than happy to make sure the calls - if any - never take place again. On a related note, [redacted], of Charles Rutenberg Realty Inc, as a colleague who may understand this matter possibly better than many others, may have mistaken Ideal Properties Group LLC for a local competitor, My Ideal Property ([redacted]), whose agents have been known in the past to inform clients and customers they are soliciting that they are calling from "Ideal Properties," often causing confusion and aggravation to our firm. We appreciate your time and consideration, and hope for an amicable resolution of this complaint. In addition, we would like to extend our apologies for any inconvenience the calls, if any, had caused [redacted] and his family. Sincerely, Ideal Properties Group

Review: On 3/**/2014 I sent a wire transfer (#[redacted]) to Ideal Properties Group in the amount of $500.00 as a deposit for an apartment that I was planning to rent in Brooklyn NY. I travel a great deal for my job and was unable to view the apartment in person so I had a friend who lives in the area view the apartment for me. My friend informed me that the apartment was not at all as it was advertised and that the pictures which were sent to me were very misleading. After discussing the specifics with my Friend I decided that I would not take the apartment and also find a new property management company.

When I asked for my deposit to be returned from Ideal Properties, I waited for 1 month. When I still had not received my check, I called Ideal Properties and they informed me that they had already sent it 3 weeks earlier. I explained to them that I had never received my check and that they would need to send me another or make a wire transfer to my account.

I received a check about 1 week later for the amount of $465.00 from Ideal Properties. The check was $45.00 short of what was owed to me. I called the company again to complain and was told that I had been charged a fee for a check cancelation and postage. When I told them that this was illegal and that I wanted ALL of my money back I was given the run around. They will not return my calls and don't seem to care.

The managers name is [redacted] and the [redacted] office number is ###-###-#### . The real estate agent who was assigned to me during this ordeal was [redacted]Desired Settlement: I simply would like my money back in full, and if someone gave them a fine, then that would be great too.

To Whom it May Concern:

On Wednesday, May [redacted] I spoke with [redacted] who alerted me to an accounting mistake pertaining to his second-attempt deposit refund.

Ideal Properties Group's standard procedure requires that customers come in person to collect their refund checks so that they can leave their signature, confirming that the deposit has been refunded and to make sure that refund checks are not misplaced or given to wrong parties.

Due to [redacted] not being in Brooklyn to collect his check at that time - since he appears to travel quite extensively - we have decided to make an exception to the policy above, and the initial refund check issued to [redacted] was mailed to him at his home address by our agent [redacted] who was handling his rental application.

[redacted] informed us about a week later that the check never arrived through USPS so Ideal Properties Group took the necessary steps to cancel the original check and re-issue [redacted]'s deposit refund.

Ideal Properties Group is charged $35.00 by the bank to cancel lost checks, as is customary with business accounts in the banking industry.

Our accounting department was made aware that the cancelled check issue was not due to any negligence on [redacted]'s part and that they should re-issue a full refund of $500.00. This information was somehow lost during the process and [redacted]'s re-issued check was written less the $35.00 cancellation fee, as it is always done by our accountants in the case of a refund check lost due to customer misplacing their original refund check - which on occasion occurs.

This second check was also mailed by [redacted], this time by return-receipt mail, to [redacted]'s home address since he was still not in New York.

When this check finally arrived [redacted] called, as referenced above, to make us aware of the accounting mistake. I apologized and explained what is likely to have happened in accounting. I let him know that we would cut a supplement check of $35.00 (not $45.00 as [redacted] erroneously requested in his complaint, which I assume was math error).

At this point in time however, [redacted] was physically in Brooklyn and we agreed that he would go in person to our [redacted] office to collect his supplement check. That check is still at our [redacted] office, waiting for [redacted] to pick it up and cash it. We would gladly provide a copy of that check to corroborate its date of issue as it pertains to the timeline referenced above.

Ideal Properties Group made exceptions to our standard deposit return policy, spent additional funds to correct mistakes made by USPS, and in earnest made every effort to return [redacted]'s deposit to him in a timely manner.

We are genuinely confused by his complaint and its inaccuracies.

Should you have any questions about the matter, please feel free to contact me directly.

Thank You!

Should either [redacted] or myself need to provide anything further, please do not hesitate to reach out at your convenience.

Sincerely,

Consumer

To Whom it May Concern,

Ideal Properties is correct in that I mistakenly said $45.00. The amount is indeed $35.00 . However I live in Seattle and have asked them repeatedly to mail me my check or to make a bank transfer.

Why does it take so much effort to collect such a small amount of money which they know very well is owed to me? How many times do I have to call them, email them and now I've had to file a complaint with the Revdex.com!?

I have told them repeatedly that I would like for them to mail me my check or make a bank transfer to my account. And suddenly they have a new "Company Policy" which states that for the return of deposits one must come to the premisses? I LIVE IN SEATTLE! How many times do I need to tell them I live in Seattle?

In order for the Revdex.com to appropriately process your response, you MUST answer the question above.

I have emailed, texted, and given over the phone my mailing address to this company numerous times, they also have my mailing address on file in their client files.

Since the beginning they have used every possible excuse to not return my money. Now saying that they do not have my address when it is printed clearly on top of the Revdex.com complaint file is ridiculous.

I've just emailed my mailing address to [redacted], but until I receive my signed check I must consider this situation unresolved.

To Whom It May Concern:

In response to yet another inquiry from [redacted], please let me clarify that due to his extensive travel, it was only natural - and we would have hoped to have [redacted] welcome the practice - for us to verify the mailing address to send his refund check to.

As you know, [redacted]'s check has been awaiting pickup for well over a month and we wanted nothing but to accommodate [redacted]'s wishes.

The agent whose service [redacted] has retained to assist him during his quest for a rental apartment in Brooklyn, has not been associated with Ideal Properties Group LLC for some time now, and verifying [redacted]'s mailing information was merely the extension of our best intentions to make sure his refund check reaches him.

In our final attempt to assist [redacted] in putting this matter to rest, and as proof to the fact that we have tried nothing but help him receive a full refund, regardless of whether he was entirely entitled to it or not, attached please find proof of mailing which occurred a day prior to [redacted]'s most recent contribution to his original Revdex.com complaint against Ideal Properties Group.

We now consider this matter closed, and would appreciate Revdex.com putting an end to this - to quote [redacted] - ridiculous affair.

From all of us at Ideal Properties Group, we wish [redacted] all the best in his future pursuits.

Sincerely,
