is an awful building inspector. He advised our basement has mold on the rubber bottom of my SYNTHETIC carpet, when I know for a fact that is not possible, unless there is an organic substance to start the mold. AND mold has to be confirmed by testing only, that it is mold. If he was knowledgeable he would have known that and not told our now FORMER home buyers that it is mold, when in fact he didn’t know that because there was no testing conducted. I myself had a MOLD SPECIALIST come in and he stated there wasn’t mold present. After I confronted *** about his “results” he agreed with me that mold needs to be tested to be officially confirmed, then again told me I had “black mold” spots. Doesn’t sound like he has any idea what he’s talking about and shouldn’t be doing what he’s doing!!

Hi ***,I'd like to start out by saying that I am sorry that your contract fell through, but pleasebear in mind that I worked for, and had a contract for service with, your buyer and notyou. I will however gladly respond to your complaint.Following protocol, nowhere in the buyers report does it say anything other than“possible mold” or a “mold-like” substance. We recommended further review to yourbuyer because we know that if anything gets wet it can collect mold, and depending uponhow long it holds or traps moisture CAN sporate the mold regardless of the material.Moisture collects and sporates mold, not necessarily the material. A further review by aqualified mold contractor as indicated in the buyers report would have satisfied thequestion - and the deal would have moved forward.The next step would have been for the buyer and their Realtor giving you and yourRealtor a list of things to talk about (repair or refuse). This list for discussion would nothave been that long because we did not fail your inspection. Unfortunately in Vermont abuyer can cancel a contract as a result of the property inspection – and not have to giveany specifics or details. It could be something as silly as“these rooms seem smaller than our first look” or “I don't like how that neighbor keepshis yard” - and get out of the purchase and sales agreement by virtue of the propertyinspection. Vermont is trying to change this law, but in the meantime property inspectorsin Vermont accept being the scape-goat in this regards.

*** Hello,I understand you represented our former buyers. My issue with your analysis is that you were wrong, both on your report and when you were speaking to me on Friday over the phone. You said words like "black mold" that do not apply in this situation, as black mold is incredibly deadly, and not all mold that is black is black mold. The word MOLD is incredibly scary for people, especially people that are uneducated on the topic and looking to make a $300,000+ purchase. I would think that on a professional level, you would try to refrain from using that word if you're not sure that's what it is, because the presence of mold can only be proven with professional testing. By you jumping the gun and referring to ANYTHING that was happening in my basement as mold or potential mold, was incorrect, and that caused the buyers to back out due to your ignorance. My basement is not wet or moist at all, we run a dehumidifier constantly at 53 and rarely do we have to empty it. We even found a french fry underneath our entertainment center that did not have a single speck of dirt or mold on it! You wrung the mold bell without due diligence and that's the very issue I have. You are not the scapegoat in this situation, you are the reason.I am a HEALTHY pregnant woman and have a HEALTHY 3.5 year old son that requires more time and energy than this ever will. I will close out this complaint, but rest assured, we will never do business with you or your company, and will make sure to share my negative story with as many people as I can.
