I am trying to get a roach infested, dirty, unclean stove replaced. I have complained about it since moving in Nov. 2019. they refused to fix.
When I moved into the unit, my walk through included the necessary items I pointed out to be repaired. the appliances were at the top of the list and they said they would get cleaned. I moved in and noticed the appliances still had dead roaches and stains in them. I called the Property manager and she said she would talk to the owner. over a month later she replied back saying I need to clean it myself. I actually cleaned it myself and started using the dishwasher and refrigerator, however the stove only had 3 burners working plus there was a gas leak. I submitted a service request and they didnt come for two weeks. I could not cook on the stove nor felt safe in the place due to carbon monoxide leaks. the repair company came out and cleaned the stove valve that was not working and said there is no gas leak and left. the stove is still uncleanable and I have tried several times to clean it. I cannot use a stove this dirty. I want it either replaced or taken away so I can buy my own and use it.

Desired Outcome

Replace or remove so I can purchase one and take from next moths rent.

Thank you for your email. We are just receiving this email as we found that the first went to a spam folder and went unread. Let me first say, we are a management company and we do not own the unit in question. We manage the unit for an investor so all decisions regarding repairs, and other issues for that property are the financial responsibility of the owners and not Covenant Properties Realty. All decisions come from the owners not our company. We have a manager for that location who reports all concerns and issues to the office and then to the owners of the unit. The owners have the last say and final decision in all matters concerning that property. Regarding the repairs, we have tried our best to meet the requests of this tenant. The majority of the repairs have been completed minus a couple of very minor issues that do not hinder his occupancy nor jeopardize his health nor safety.. Regarding the stove, the tenant was told at the beginning of the lease the appliances WOULD NOT be replaced. We had the property cleaned 2 times prior to his move in and he accepted the unit in writing as it was at that time. We agreed to REPAIR the stove as the back eye was not working properly. We have since had that issue repaired. We realize people have a different interpretation of clean so after our cleaning company cleaned it and it still was not to the tenants satisfaction we advised that he was welcome to clean it himself, which he chose to do. We also advised this tenant that he was welcome to break his lease and move out of the property if he was dissatisfied with the condition of the property he moved into. He chose NOT to move. The stove DOES NOT have a gas leak, is NOT roach infested and is in good working condition. It may not look the way he likes but he is welcome to bring his own. The complaint received on 2/25 of a gas leak was the first we heard of such repair from this tenant and we immediately sent a vendor to the unit concerned for his safety. We believe he said gas leak because he simply wants it replaced but there is no leak as stated from a professional which the owner paid for. The professional vendor repaired the back eye and found NO GAS LEAK. We understand that he WANTS a new stove but he was advised early on that no new stove would be provided. The property is sprayed monthly for bugs but when the tenant sees 1 or 2 he says its infested, this is NOT the case! The professional exterminator advised us that the property is NOT infested with roaches. This is NOT an apartment complex (but instead a townhouse connected to other units)so there are other units that may cause him to see a bug or 2 but there is no one on site to address his complaints in his timeline. We have explained the process of getting repairs completed to the tenant and it simply takes time to make contact, get approval,get funds and then schedule vendors. This is the first time we have heard ANYTHING about him providing his own stove which he is welcomed to do at his expense. We do not pay for appliances that tenants provide nor do we compensate rent for the costs. He is welcomed to take it with him when his lease is up in October or sooner. We have a manager for that location that he is free to reach out to with any concerns but per the manager his last communication stated that she didn't need to reply but that he would take legal action. Managers only have the authority to do what the owners allow. As expressed to this tenant we will discuss again with the owners of that unit regarding how they want to handle the stove but again it is NOT our decision we will advise once a decision is made if they decide not to provide a stove, he can provide his own at his expense. I would like their stove picked up and I will purchase my own stove at my expense. I cannot use a stove that still has dead roaches in it that I refuse to clean because their cleaning crew failed to lift the top of the stove and clean. Once I saw the dead roaches and eye not working I reported it and it still took them time to come and fix. the eye is now repaired, however the dead roaches remain under the top of the stove as I refused to clean them. I cannot cook with this stove and the owner will receive full rent and no more complaints from me going forward as long as repairs on the list are completed. I dont want to break my lease as I JUST move here and found this place. I gave them a list of repairs almost 6 months ago that have not been completed fully.
