I am rejecting this because: Complete failure to acknowledge that the supposed complaint was dated the same date it was supposedly received.  Complete failure to acknowledge that the on-site manager is rude, unprofessional and clearly does not care about his job.  At no point in this process has anyone offered any type of apology, sincere or not.  Just because you didn't break a law doesn't mean you are in the right or that we weren't treated badly or that your manager acted appropriately.  Disgusting.

I am rejecting this response because: I did put the Notice of us moving out on April 1st and I did call on the 27th of April to ensure they got the Notice of us moving and it is unacceptable that they are stating they didn't receive it until May 2nd. I do contest this because it could have been hung up in the drop box where I submitted my check every month for a year and a few months. And how would I know if there was a stain on the back side of the carpet unless you pull the carpet up. I will admit that we didn't wipe down the detergent off of the washer machine and didn't wipe down the tub or the fridge that well as we should. But after living some where for that long there is normal wear and tear such as needing a fresh coat of paint.  And the black stains I feel was the carbine dioxide from the car garage vent that was below our unit that sucks the carbon out of the underground garage which made me and my wife sick from time to time. So I will agree to forfeit the pet deposit of 300.00 and our deposit of 600.00 but will not agree to pay an extra month rent of 1,475.00 nor will we agree to pay a re-renters fee of 580.00.  So this is the reason we are rejecting the response.Thank you,[redacted]###-###-####

Dear Resident,

We have a procedure we follow when we have issues with pet urine stains. When the cleaning staff entered the unit they smelled urine in the apartment. If that happens we black light the unit with our own black light. If we...

find anything we then notify the resident that urines stains are present and that we will be contacting a third party vendor to verify what we have found. That vendors name is Action Cleaning. They then come in the unit and black light the entire unit and provide us with a report. We then discuss it with the Regional Manager as to what charges will be applied to the residents statement. We then check the units historical data to see when the carpets were replaced. If we found that the carpets were more than six years old we do not charge the resident. This is what happened in your case. After looking through your ledger I found that your pet deposit was incorrectly coded, due to human error, as a rent credit. I also found that you had short paid your rent every month since move in and being that you short paid it was applying to that credit.

Leaving a difference of 183.87 which was applied to the rent credit ( Pet Deposit)of 800.00 which left you with 616.13 credit.

Upon move out you were charged 163.49 for move out charges applied to your security deposit which left a refund of 436.51 from the security deposit.
