December 20, 2014Response to Revdex.comComplain ID: [redacted] by [redacted] Dear [redacted] The following isour response to Ms [redacted] 's complaint ID# [redacted] :Complaint: No repairs to things we broke.Answer: We are not aware of things we broke and do not know what she meansWe do not enter atenant's apartment once they move in unless we do repairsAgain, we are notclear what this means.Complaint: Roach and bed bug infestation.Answer: We respond to all complaints about bugsWe already treated this apartment and theentire building before and after this complaintMs [redacted] insisted there werebugs yet our exterminator could not locate anyMs [redacted] was unable to showhim any as wellMs [redacted] called the Health DepartmentTheir response isattachedAs you can see, the inspector Tom Sterling could not find live bugs.This upset Ms [redacted] so she requested to speak to a supervisorThe supervisoragreed with the inspector that there was nothing that could be doneAlsoattached is a statement from our professional exterminatorTo appease Ms[redacted] we did add numerous bug traps to her apartmentShe tended to throw themaway prematurely.Complaint: Broken window.Answer: This is quite interesting because this is our only building with old casement stylewindowsPrior to her moving in we had contracted to replace ALL windows in herapartment with new vinyl, double insulated double hung windowsThe installersremoved the old windows and installed new onesOne window shipped was thewrong sizeThe installers had to reinstall the casement window and make itwork temporarily while the correct size was obtainedThis took about a week orten days.Compliant: Breready door.Answer: Her apartment had new locks installed that included a dead boltand door handle lockThe door jam near the handle is wornHowever thedeadbolt secures deeply into a metal frameAs we tell all tenants, thedeadbolt is the best lock to useShe agreed when she moved inIam not sure why this complain is listedBy the way, my new door at my housefrom Champion is a deadbolt only system.Additional comments: She mentions that we never responded to herActually, we respondedquite often to her incessant text messages and phone callsUnfortunately sheturned violent and threatening in her messages to the point that we took themessages to Deer Park policeThey instructed us to no longer respond to hermessages and they were going to warn her that if she sent another threateningmessage that she would be arrestedHer messages and phone calls stopped untilshe moved out.Response to settlement request: Ms [redacted] broke her lease and therefore forfeited herdeposit

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  I, [redacted], have an original document along with photocopies of the placard from Towne Properties that was placed on my front door handle dated 4/7/17. It states, "I came out & checked & cleared all gutters & downspouts. Cut & raised the front underground line to ensure proper flow." I'd be more than willing to send you a copy of this should you deem it necessary for this case. However, Towne Properties failed to affix the gutter to my roof which is an article listed in my original complaint. I would urge Towne Properties to come and take their own photos of the gutter in question to prove my point.As far as the painting is concerned, this item has become secondary in nature. All residents have suffered through the aesthetic and structural decay of the units in [redacted] because of the lack of pro-activity on Towne Properties' part. I also fail to understand why our board president has the ability to publish a memo stating most units have been painted, only to have it be a falsehood. Please advise at your earliest convenience.

Business contacted Revdex.com on 6-9-16 and indicated that the property was sold approximately 6 weeks ago and no longer have any authority over this property. The property was sold to Towne Properties.

In response to the attached complaint, please be advised that we have promptly reimbursed Ms. [redacted] the $1,115 that was erroneously withdrawn from her account via an ACH withdrawal by our bank [redacted].  We contacted [redacted] to find out how this could have occurred and they do not have an...

03/07/2016.  As you are aware Towne Properties now manages Compton Groves and had no knowledge of your prior repairs issues that had not been completed with BRG, LLC.  In an effort to make sure you are happy and that your repairs are completed I am following up with an email, I have attached the service request and photos showing that your ceiling repairs, Carpet Cleaning and exterminating concerns have been completed.  It is our goal to make sure your time here at Compton Groves is pleasant and that your request are completed in a timely manner, with exterminating for the spiders if you would like we can put you on the Friday rotation please let us know.  I hope we have addressed all your concerns and if you should have anymore please feel free to contact me at my office

To whom it may Concern, ID of [redacted] This is in response to a complaint filed by [redacted], previous address was [redacted] In his complaint [redacted] states that he had an issue with bed bugs, no other apartment in this unit had a problem and our pest...

control person checked and treated [redacted]’s apartment and is confident that [redacted] or one his guest brought them into his unit. I have no idea if [redacted] had to dispose of his furniture, the fact is [redacted] left his unit with zero notice; I will include a copy of his Notice to Vacate, dated 3/31/2015, the same date he moved out.  We didn’t know he had moved out until he dropped off his keys the same day he turned in his Notice to Vacate. I as the Community Manager inspect every unit when a resident moves out and I didn’t see any evidence of bed bugs during this inspection. [redacted] also complained about mold and as he mentioned in his complaint I had his unit inspected by [redacted] [redacted], for mold, and his unit received a clean report. I also check units for mold or signs of leaks during my move-out inspections and I didn’t see mold present or signs of leaks. [redacted] states he cleaned the carpets before he moved out, I am including photographs I took during my inspection and they will show large blue stains in the dining area as well as large dark stains and debris scattered on the carpet in the living room. I have tried to contact [redacted] in regards to this complaint however his phone has been disconnected and he has not responded to my email. I am a little confused in regards to the complaint itself. He does currently reside at Stone Lodge Apartments. [redacted] is often extremely late on his rent....

When you pay after the 6th of the month we issue a late fee of $75.00. If he used to live at Indian Lookout Apartments that is a past apartment and has nothing to do with his apartment here at Stone Lodge. If he pays late he will get a late fee like everyone else. So he will still be responsible for his late fee for February as well as for March since he has not paid that rent either.

outlining the details of the incident that occurred at Ms. [redacted] place. The
letter outlines the removal of the [redacted] invoice and the charges that
are owed by Ms. [redacted]. Ms. [redacted] authorized Casey Howard to enter her unit on
her behalf to do complete maintenance that was her responsibility and not the
Association's. The Association has also reviewed this situation and agrees that
Ms. [redacted] owes the $917.38 not the Association.Towne Properties feels they acted responsibly
and followed up several times with Ms. [redacted] with regards to this matter.With regards to her leasing her unit with Ms.
