Why would you leave an old rotted hatch inplace on a total roof replacement? If not integrity shouldn't common sense kick in at some point, Sense any handyman could have done it why wasn't it done. Yes Mr. Percario came to see if I needed anymore work done on or about june 15ththat when I told him about the problem, He said he would remove the hatch an close it off with plywood for $75 and to give him 2 or 3 weeks to get back to me. 3 months and 5 or 6 phone calls later nothing, all I got was someone would be out to do it. When you get a roof replaced you expect it not to leak..Where only talking about a 2 x 2 foot square it would have taken 2 min to brake it out

Although Mrs. [redacted] wrote up a thirteen-page punch list with items which she deems unacceptable or un-finished, the fact of the matter is that a great majority of the items she has listed are not in the contract and not in the scope of work at all. I have attached the executed contract so that...

you can see that these items were never agreed upon. There was a payment due upon final inspection that was never made, and there was also a verbal agreement for partial payment of her final balance when the checklist was started. However, when we began to work on the checklist, she refused to pay, and told our employees working on her premises the same, so we pulled back. Many items that we had performed were not included in the contract, such has finished spackling, sheet rocking, and painting of her garage which is cost us $1,800, the final grading which cost us $3,800, the contaminated soil removal, which cost us $5,800, and the professional white glove cleaning service for a 3 story – 3 bathroom – 4 bedroom home that we had come in to professionally clean, which is valued at $880. This is some of the verbally agreed upon work that the customer has benefited from and has yet to pay. We have a “Final Punch List” that we went through with Mrs. [redacted], checked off items that were accomplished, and had her sign and date on 06/06/2016 showing that she agreed upon what was performed. There are items that we still need to service, but we require payment to proceed. I’ll respond to certain items here so that you can get an idea of what is work was performed, the hyphenated statement will be her item verbatim, and in parentheses will be our response: - Roof over front porch looks short on sides, looks like rust on there already. (The shingle needs to be extended.) - Loose wires on Porch Roof with board and nails needs to be placed or removed. (This is not in the contract and not in our scope of work) - Finish paint on pillars. (We have already applied three coats. It is painted now. Item complete and agreed on.) - Grout around where the original outlet was, is sand & not grout – wrong color, comes off – and is an eye sore. (You have two different colors existing there.) - Front of Brick – front of house – and where the porch meets has a huge gap, needs to be sealed or grouted. (This is an existing condition that you already had. We can fill it with mortar though.) - Lots of little rocks left in front yard. (Contract calls for rough grade. Rear yard was finish grade at no extra cost to homeowner due to town requirements.) - Stepping stones not installed. (This is an owner selected item that we were never responsible for.) - Roof top sides of back door not finished – cut short like front. (Seems opinionated and warranty will cover in case of leak.) - Top of roof see no overlay. (There is a cobra ridge vent installed.) - No seeding or hay was done. (Not in contract, but can do, awaiting final.) - Where the siding goes under the window around the house, side & back, have big holes. (No holes. Customer questions the gap by window and this is for expansion and contraction.) - Front porch was supposed to be acid washed to look clean & finished. (Not in contract and not part of scope of work.) - Screen in front window damaged. (We can replace the screen.) - Install hanging light in living room. (This is not in contract, but we have changed many lights in house at no additional cost to owner.) - Grout around fireplace on floor in front is off. Not straight – noticeable. (This is from wood to tile transition.) - Front bedroom has stains – dark – on windowsill. (Repaint it.) - The outlet under the same window is broken. (We installed a new cover.) - Grout in Mom’s bathroom floor looks different in places – half and half. (This was re-grouted at owner’s discretion. We were asked to mix two different grouts.) - Shims in bathroom still not showing trimmed or cut. (Finished.) - Mom’s bathroom saddle not sealed. (We went and grout caulked.) - Tried to work floor heaters never came on. Not sure if they work. I have not seen them working – no paperwork from them. Need to make sure they work in moms and mine. (We showed her how to work them. They are digital and work fine.) - Never turned on fireplace – not sure if works. Needs paperwork. (Not in contract or in scope of work. She bought an aftermarket fireplace on her own budget.) - Seal was never done behind the range top for the granite. (Not in our scope of work or contract. This is for countertops which you went directly to a granite manufacturer for and not through us.) - Granite still not replaced. If I get a full refund of my $1,000 for my share and deposit of new pieces, I will be willing to accept what’s already there. (Countertops is not in our scope of work or contract. You didn’t buy from us.) - Install laundry room cabinets. (Not in our contract.) - Backsplash to be finished. Install cabinets over stove. Install & hook up stove. (This stove is not legal as per zoning. You can’t build a kitchen in the basement you have. We cannot perform illegal work.) - Center vanity in bath under lights. Put the legs on vanity. (Joe Percario General Contractors did not supply Vanities and no assembly was included in our agreement.) - Brackets to be installed for kitchen cabinet do not hold door open. (Cabinets not in our scope of work or contract.) - Covers on plumbing not done in bath and under stairs. (We caulked to match others. Completed.) - Grate at bottom of stairs needs to be finished. The wood needed to be stained or painted not left raw. (Not in scope of work.) - Washed sounds like it has a kink in water line – hot. Also, other times sounds like pipes are pounding can hear in kitchen, very loud in walls. (It passed inspection. House may require airlock which is not in scope of work.) - Install laundry room cabinets. (Not in scope of work.) - Open wall in laundry room for my wine refrigerator so it has an outlet. (Not in contract or scope of work. - Open wall in Master Bedroom closet for storage with door. (Not in contract, and town requires space to be sealed. Cannot perform illegal work.) - Window in stairwell going upstairs was never cleaned. Sticker still half on and window filthy. Can see from in and outside house. (Not an issue, we can take care of this for you.) - Vent in attic needed. (We installed it.) - Shower not working properly. Also, no valve control for water temp. (This was inspected and temperature controls are internal.) - Shower rod hung way too high. I cannot reach it. It also makes curtain too short. Water gets out. (The shower rod was hung at the standard 84” height.) - Grout comes off in tub when showering and wall gets wet. (Not in scope of work, but tile may need to be sealed.) - Bath floor, no grout by the door entering into the bedroom – not finished. (We grout caulked) - Lights in master bath not centered over the faucets. Really shows when mirrors are centered over faucets. (This was moved twice already.) - Fan in master bath loud. Louder than moms. Has to be on with lights. (This was an owner supplied item. You purchased it.) - Seems/gaps in crown molding in master bedroom. (Under warranty.) - Due a credit or reimbursement for broken light fixture. (No bill was submitted, need receipts.) - Need paperwork for most everything installed in home. All warranty paperwork. (After final payment is received. We don’t warrant work that was not paid for.) - Cracks in foundation behind AC units. (This is normal settling.) - By ** basement window raw wood exposed. (This can be wrapped with aluminum.) - Siding on Top Peak is buckling on both sides of house – in many areas under that is gaps. (We can repair this.) - Seam in siding is bent by my bath window – on under top – also siding is bubbling under bath window. (Normal condition.) - Siding by back door, up by roof and house under both sides. (I’m not sure what you are asking here.) - Front door – under has gap and not finished. (Existing condition.) - Under faucet in front needs to be sealed. (Existing condition.) - Landing on stairs in L.R. not connected to the wall behind front door. (This has passed inspection.) - Light that’s hung in the staircase is so off center. Needs to be centered. The light that’s hung looks really bad and noticeable because of it. (We were asked to rotate the fixture.) - Poles left in master bed closet have no ends. (Contract only includes one shelf and one pole.) - No pole put in front hall closet. (We can do this.) - Paint on wood floors. (We can clean this.) - ** bath floor has hole no grout. (This was grouted.) - Wall in his bath is mess with tape not smooth and no cover on that ugly drain sticking out of the wall. (Need to caulk and paint.) - His closet has nothing to hold door closed. Just holes in the doorframe – trim. (It has ball catches.) - Is there supposed to be some kind of insulation under siding. (No.) - Also the sound proof insulations is in garage and not between moms bedroom and mine. (Not in contract or in scope of work.) - During the rain today I noticed rain pooling on the roof of the front porch and back over the end of garage toward backyard. Also on the sides of roof where I said it was cut short the rain was really coming off those sides. (We are [redacted] certified. This can be wind driven.) - When will this work after inspection start. (After we receive agreed upon payment.) We are willing to perform everything that we are contracted to as soon as we receive partial payment as was agreed upon. Complaint: [redacted]I have received the information and reject the assumption "that I was given care instructions or any paperwork concerning the care or manufacture of the decking planks. I never received the information they recently sent me. It was the first time I saw it in my email today from Percario. It could be because the Company assigned three different suoervisors during my construction and they just did not keep track of wharves given to the consumer. I do not need any more information at this time. 
I asked for and received the manufactures information so they sent me what I have asked for in my initial request.
I need no further information. I thank the Revdex.com for their assistance in receiving the information.

I am rejecting this response because:it is not fact based or accurate. The repair dates have changed AGAIN.I will assume the writer to be general manager for this firm, who, among others (owner, various assigned project managers) has been copied on all correspondence regarding their failure to satisfy their Nov 2015 contract for months.  Percario was never denied access. Percario was asked to demonstrate a plan to complete this work, so that the plan could be reviewed for accuracy and work could be scheduled. They do not communicate amongst themselves, with their sub contractors, or with client and are now trying to hide behind their failure.  This became extremely apparent in March of this year and at that point- every conversation, text and email was documented & retained. I have attached a partial pdf supporting what has really been going on for your records and will happily provide all documentation referenced in my response at your request. I am quite sure the only reason why they finally responded was due to this complaint- and as you can see, the response was valid for less than 24 hours  and their new "projected" resolution date now a week away due to their own error.

I just recently completed a major interior renovation with Percario (kitchen, bathroom, knocking down walls, a number of other plumbing, electrical, and structure components). They do it all. My wife and I are truly wowed by the final product. Great quality work, expert design advice (especially needed if you are knocking down walls), very flexible and supportive throughout the entire process. Amazing team of people there.
Overall, can't say enough good things.
