Revdex.com:I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this does not resolve my complaint For your reference, details of the offer I reviewed appear below.We have hired an attorney to follow up for us, but in response to their letter is as followsYes we did contact Allen T [redacted] about the smell and carpets he did not return phone callsThe subfloor was probably wet due to the fact that the carpets had been cleaned I know at least once prior to our moving out, Which was on the 17th of August, at that point there had been no dogs in the house for over weeks as I had boarded my dogs at home in Ohio at a kennel and I have proof of that In the pictures provided most of the stain appears to be along the wall which would suggest a male dog lifting his leg I have small female dogs and they are smaller then the stains themselves the pictures do not even prove that it was in the house could have been carpet from anywhere The comment about the "calling in a favor at the water department" THEY DID NOT PAY THE BILL AND THE WATER WAS TURNED OFFI have forwarded all my information to the attorney and we will be seeking legal action against themOne more side note they allowed the next tenants to come to the rental house while we were still living there in an effort for us to give them access to view the propertyThis was an invasion of our privacy as well as the future tenants harassed one of our roommates for us to vacate the property early Thank you [redacted] ***

May 3,2017To Whom It May Concern:This is in regard to the complaint made regarding ID #***We as the listing agent and agency did everything required regarding getting the sufficient funds back to them on a timely basis.They had the property inspected and were still in negotiations, as soon as
the negotiations were complete and we knew the sale was terminated the buyer had his escrow check written out to him and the said property became activeHis agent was contacted and told the escrow check was out front of the office for them to pick up any time during office hours.As for the termination notice, it was signed several times and sent to the buyer's agent and the listing agent kept checking to be sure she received itIt wasn't until the buyer's agent called the listing agent, was the listing agent aware that she did not receive the termination noticeOnce that was brought to her attention she instantly got the notice resigned and sent it again to the buyer's agent.Regards,Howard Hanna Johnston Realty Services

In response to your letter dated October 15, 2017, Case ID ***We acknowledge that there was a dog smell when the tenants toured the propertyHowever, itwas not a urine smellThe tenant never contacted us about the odor in questionHad we gotten acomplaint, we would have had the carpets
professionally cleaned, or replaced if needed as we did whenthe current tenant moved inWe attempted to clean the carpets to remedy the situation, but replacingwas our only option since the urine had soaked into the subflooring.Any time the tenant did contact us, we did our best to accommodate their needsWe replaceda high end fridge for them on their time schedule and availability as soon as we were informed of theproblemWe also took care of a water issue as soon as possible even calling in favors from the localwater company.The carpet installer that removed the carpet said that there was no way the urine stains weretwo years oldThe sub floor was wet under the paddingI have attached photos for your reference.As far as the tenants request for us to "leave them alone," we have only ever sent one letter perlandlord tenant law pertaining to the forfeiture of the security deposit.If you have any further questions, please feel free to contact me at ###-###-####Please alsoupdate your records with my contact info, as *** *** no longer works hereMy e-mail is***Thank you.Respectfully,RachelOperations ManagerHoward Hanna Johnston Realty ServicesEach Office Independently Owned & Operated

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.The check was not received until after the house was re-listed on the market. We actually received the check 4 days after the house was re-listed. We also did not receive the signed termination forms until 2 weeks after the house was relisted which was also 3 days after I filed the report with the Revdex.com and contacted the company directly to find out where the signed termination notice was. I did tell the business while I was on the phone with them that I would be filing a complaint after this was relayed we did manage to receive a signed copy within about 4 hours however like I stated the house had been re-listed for about 2 weeks at this point. I also did not appreciate the foul language used by the realtor.
