Without a doubt, this is the worst collection of useless zombies walking on earth. Those that I've had contact with are non-responsive, non-caring and lack the basic essential ability to follow-up or tell the truth.
We recently had an emergency water break on our property and I immediately contacted our community property manager. After waiting 4 days for a response I got a voice message telling me to reach out of there was anything by they can assist with. I called Mark back and left a message. I called again when I did not hear from him. Then again and again and again and again. 5 days in a row I left messages for him and his assistant. It's been 7 days and guess what? Still no phone call.
Simply put, it's a pathetic way to do business and it's a pathetic example of how to manage.

Just like a house plant; both suck up oxygen except at least a house plant has a purpose.

*** *** First of all, the letters do not state "shrubs/trees"They state "palm trees/shrubs"I do not have palm trees.Secondly, I did not state anything about payments not being deposited into my *** accountI stated that when payments clear my bank account on the 16th that means they were depositef prior to the 16th, which would mean no late fees.Third, as I can clearly see from their picture, my shrubs are green and flowering and nothing needs to be trimmedUntil I am provided with a law stating othrrwise, MY yard will be maintained the way I wsnt it maintained.Additionally, this month's payment took over weeks to clear my bank account and mail does not take that long to go from Glendale to Scottsdale so there is no possible way payments are processed the same day they receive them.The fact that I had to correct the company's response in regards to what was stated in my complaint more than proves the level of incompetence I've had to deal with

*** purchased a home in Casa De Sunrise in At close of escrow, the Medina’s signed adocument acknowledging they received the recorded governing documents and will adhere to the rules and regulations that are established for Casa De Sunrise. The information on the owners from the title company did not provide a different mailing address for the property or any other contact information for the Medina’sAfter receiving the returned mail, Kachina Management researched the Maricopa County Assessor’s website and was able to locate additional mailing information for the M***. The closing paperwork from the title company gave the M*** assessment payment information as well as contact information for Kachina ManagementIt is up to the owner to ensure that their assessments are paid on time and to keep their property in compliance, which the Medina’s did not do and that is the reason why they received monetary penalties. The Medina’s argument that the weeds on their Lot fall under the category of native vegetation and are protected per the governing documents is incorrectWeeds are parasitic and are not allowed, especially not to encroach the street to feetKachina Management has communicated with the Medina’s via telephone and via e-mailAttached is a copy of the e-mail thread to the Medina’s as proof Kachina Management has responded and advised them as to what they need to do to rectify the situation. It is unfortunate the Medina’s felt the need to contact the Revdex.com about this issueKachina Management has done all that could be done to help the Medina’s to understand the responsibilities of being an owner in Casa De SunriseEven if their building plans are being reviewed by the city, the Lot must be maintained at all times. The overgrowth was native vegetation/brush not weedsWe called to resolve this 8/when we had a couple $fines (we were not aware of due to mail not sent to correct address) and we were willing to do anything requiredAt that time we were concerned about the CC&R's, which stated we weren’t allowed to remove native vegetation or make changes on the land without written permission from the board (see attached)Shawnie B*** stated 8/that she was going to make a note that we were getting ready to build and she would take us off the listShe gave no further instructions and we were under the impression that the issue was resolvedWe subsequently did not hear anything from the HOA until 2/when we received a $fine for weedsSeems strange that we did not have any fines or communication whatsoever for months and suddenly we go from a previous $fine to a $fineThis seems like a ridiculous escalationNow Shawnie B*** is denying she ever said that even though we went months with out communication about weedsThere are other vacant lots with growth hanging well into the street (See attached) We were happy to clear the overgrowth once being asked to do so within days from our phone callOur issues reside with the poor communication, consistent threatening tone including threat of a lein on our property and apparent unwillingness to help community members resolve issues As soon as we received the “weeds” letter we called to understand and take care of the issue We provided the CC&R's to illustrate our confusion and to ask for assistance Mr R*** responded tersely with threats of further monetary penalties and refused to provide instructions as to how to resolve the issue when askedThis could have gone much smoother through improved communication and less adversarial attitude from the HOA We would have appreciated reasonable attempts to communicate any issues before massive fines that could easily be avoided

If Mr. [redacted] had brought  his property into compliance as he asserts, a request to have the fines waived must be done in writing to remove them.  After reviewing our records, there are no notes on Mr. [redacted]'s file that this was done.Nonetheless, in an effort to resolve the matter, we have reviewed Mr. [redacted]'s account and found he has not received subsequent violations for the maintenance  of his landscaping for three months.  Therefore, we have waived the CC&R fines.  Enclosed is an updated account statement for Mr. [redacted]'s review.We would like to remind  Mr. [redacted] that he must keep his property in compliance  with the governing documents  at all times to avoid receiving violation letters and/or  fines and to follow  the established process to resolve them.I hope that we have resolved Mr. [redacted]'s complaint to his satisfaction. Response did not address why charges were applied or on what date they were applied. January quarterly payment was made on time, deducted...

from my bank account on 1/09/17. April quarterly payment was made on time, deducted from my bank account on 4/12/17. Statement attached shows a Balance Forward from 6/30/17 of $30.00. It is Kachina's responsibility to explain these charges , not mine. The valid fees for July quarterly payment were paid by me as shown in statement attached. Kachina added a $15 admin fee on 8/16/17, again with no explanation. Company is overcharging without justification and hoping that no one will notice.

Mr [redacted] violation letters have a header stating Shrubs/Trees which was first sent as a Friendly Reminder with no violation fee back in July 2014.  Per the CC&R's that Mr. [redacted] signed upon the purchase of his home, all lots must be kept cleaned and all plants trimmed.  As you can...

see per the attached picture the front yard shrubs need to be trimmed.  Per the communities policies and the violation letter that Mr. [redacted] received he would have fourteen days from the date of the first letter to comply and get his yard cleaned before additional letters are sent with fines.  Regarding Mr. [redacted]'s comment regarding payments.  Kachina Management and the Association's bank posts all payments the same day they are received.  Mr [redacted] states one of his checks cleared his bank account on the 16th yet was not deposited to his [redacted] account.  If the check cleared his account on the 16th then it would still be late.  Payments are due on the 1st and have a 15 day grace period so the 16th would be a late fee but we would need to know what check number Mr. [redacted] is referencing to look into the deposit date.

Sent in an autopay form to have them set me up on autopay. They rejected the form due to a minor error on it, charged me a late payment fee, and a re-bill fee. And then refused to waive it. Just saying -- I didn't think it was right. If they would have called me, I would have gladly corrected or I could have corrected by FAX or E-Mail.

Very negative. I tried several times to reach out to the company and was hung up on, transferred, and put of by several members of their staff. They are supposed to help not hinder. I would not recommend dealing with this company.
