Did not refund my security deposit nor provide documentation as to why it was not refunded.
Having a house from Carlos for six years. We're moving out we clean the house. Karla refused to give me my security deposit in the documentation what are the deposit was spent on. When I requested documentation for what the deposit was spent on I was sent documentation of what it cost to get the house ready for sale. I have requested this documentation several times with no response.

Desired Outcome

I would like to get my security deposit refunded to me.

We are in receipt of your letter with regard to the complaint filed by Ms. Case # ***. We greatly appreciate the opportunity to respond and resolve this matter.

A letter similar to this one was also sent to Ms. Legal Council *** on Friday January 24th 2020 in response to his demand email of January 23, 2020. To date we have not received a reply from Attorney Aaron.
I am also providing you photos of the damages that Ms. caused. The photos must be sent in 2 separate emails as there are far too many to attach to just one email.

Ms. was notified per Florida Statute on November 29th 2019 that a claim was being made on her security deposit held by the owners. Her lease expired on November 8th 2019 but she held over for several days.
She left trash in drawers, in cupboards, broken furniture in the garage, a poorly maintained lawn, soiled, dirty and burns in the carpets, writing on walls and doors, broken towel racks and toilet paper holder, closet and pantry doors off hinges an extremely dirty stove and dishwasher to name a few. Around mid November 2019 Ms. contacted me stating the electrician "forgot" her stove and 2 ceiling fans but at that point it was too late, The items were considered abandoned. She threatened to enter illegally (sent in text messages) to retrieve the items with or without the owner's permission or consent. This caused the owner to incur an additional expense to secure the property.

On or about December 3rd 2019, Ms. sent a letter demanding and was provided photos as evidence of the multiple damages including receipts, cancelled checks of payments made to vendors to return the property to the condition she received it in, ordinary wear and tear excepted. I advised Ms. that the damages she caused and additional rent she incurred far exceeded her $1350 security deposit.
I sent her the items requested on December 5, 2019 (please see attached) . She replied in a letter dated December 15th 2019 that the photos and receipts were not sufficient.

I have attempted to resolve this matter with Ms. several times. I last spoke with her by phone on 1/3/2020 . She told me she was no longer interested in the return of her stove or ceiling fans, nor did she want to discuss us reaching any sort of agreement, that she had contacted an Attorney for a full return of her deposit that she clearly is not entitled to.

In my email to her attorney we offered, as a show of Good Faith, $250.00 to Ms. but I never heard back from either party. I think you will agree that the photos documenting the damage speak for themselves.

I greatly appreciate the involvement of the Revdex.com of Central Florida and look forward to a resolution.

All I want is an itemized receipt of what was spent on the house for damages caused by me and not for what they spent to get the house ready for resale.

As per your letter dated July 6th 2020 I have attached a one page itemized list of expenses Ms. is responsible for. Additionally I have attached the tenant handbook addendum with the landlords and tenants initials concerning these items.

Maybe I'm not making myself clear when I request an itemized receipt. A statement saying that $450 were spent on shrubs is not itemized. I am requesting this because I paid $40 every two weeks to have the yard maintained if that wasn't done then I need to go back to my yard man to recover the $450. Also, the keys were left under the mat at the front door So why am I being charged 160.00 to replace the lock which is a new charge. The stove that was left in the kitchen was my stove so I don't know why they are charging me to clean my stove their stove was left in the garage which they probably changed me to dispose of. This is why need the itemized receipt

Good Day,
As per Ms. request, below is a breakdown of the $450 cost for Lawn cleanup and Maintenance. (A copy of the invoice was provided to Ms. attorney in January 2020 and the Revdex.com on June 25th 2020).

1) Removal of Yard Debris, Trimming of the all foliage and all trees

Including Labor $ 225.00

2) Cut, Edge and weed, Lawn (includes

Removal & treatment of mole cricket mounds) $ 75.00

3) Mulch $150.00

Total $450.00

Locks: With Regard to the $165.00 charge for the locks changed, as previously stated in our response to Ms. attorney and the Revdex.com, Ms. threatened to enter the premises without the owner's permission or consent to retrieve fixtures she stated the handyman forgot after her tenancy ended. In an effort to secure the property, all exterior door locks were changed at the owner's request.

Stove: The charge to clean the stove was $50.00. The owners stove was found non-functioning in extremely poor condition in the garage and was hauled off as trash. The stove left in the kitchen was also very dirty but was in working order and cleaned thoroughly. (Photos were previously provided).

In January 2020 in an effort to resolve this matter we offered to return to Ms. $250.00. We never received a response from her attorney. Recently Ms. expressed concerns about the Lawn clean up cost, the lock change fee and the stove cleaning fee. As a show of good faith, we have amended our offer as follows:

Waive Locks changed fee $165.00

Waive Cost of Mulch 150.00

Waive Cost of Cleaning Stove 50.00

$365.00

Less Balance Due to Owners - 56.12

New Offer amount to Ms. $308.88

I had the not so great pleasure of working with Bernadette, a Realtor for Karla Robinson Realty Inc. She was the listing agent for the home we just purchased in Kissimmee Florida.

The same home her husband managed through Mid Florida Villas, a property management company. The owner of the home lived in Scotland so she also managed the home with her husband. Which means she had access to the contents of the home. She took it upon herself to take things from the home like a treadmill, pressure washer, playstation, blue ray disc players, things that was suppose to come with the already fully furnished vacation home.

Worst of all, her customer service sucked. She was never available when my agent tried to reach her, she would take days before she would even call back. Her clients were never put first because she had a second job so all she did was sleep during the day. All of my dealings with her were negative. She hung up on me while I was trying to talk, she laughed in my agents face because of his accent just plain rude. They even refused to fix the damage roof after Hurricane Irma. I had to cover the cost of repairs out of my own pocket and wait to reimbursed by the seller. When I finally received the check It was for $750 when the repairs cost us $1000. Bernadette is not a good person. I have not had one positive encounter with her at all. Please do not work with Bernadette of Karla Robinson Realty Inc.

Refund I request a refund of $250 for the roof repairs. The check sent to me was only for $750 leaving a balance that someone will pay.
