Sent on behalf of K&D Regional Director: As per our previous response, we are not aware of any open work orders from MsB [redacted] at this timeWe have already attached all previous work orders that were called in or entered in through the Customer Portal by MsB [redacted] , which showed they were completed If she has any outstanding issues, she is to contact the Property and communicate what her maintenance needs are The Property Manager has reached out to her several times attempting to gather information from her, and has to date received no responseMsB [redacted] is well aware that she can enter a work order online so that our Maintenance Department is able to start repairs that she needs Again, she is responsible for contacting the Illuminating Company to rectify her electrical billing issues A representative from their company is able to come out and access meters at anytimeThis is not something that is handled by the landlordAt this point we are awaiting information from MsB [redacted] regarding any outstanding maintenance items so that we are able to complete any repairs necessary

We did not stay in this unit for longer than one hour after finding the roaches and bugs which we were guaranteed were not an issue. We used no water. And barely used lighting. If we are being forced to pay K&D for their time in that unit, they should be paying us for wasting our time moving in, changing our schedule to move out, the money it took to Rent ANOTHER truck to move out on a Sunday, and the hardship of being homeless afterwards. We still have not recovered from this ordeal and now they would like to bill us as if we inconvenienced them. Your leasing manager should pay for it because they are the ones who lied. Please remove the debt from our name, as we try to move on from this situation. Regards, [redacted]

Per our Regional Director, After researching MsL***s complaints the following has been found On January 7th there was a leak into MsL***s apartment from the above apartment causing paint/drywall damage and further resulted in her carpet and padding being wet The following day a contractor was sent to her apartment in order to have the carpet padding pulled and carpet blowers installed so that the carpet could be properly dried out A work order was entered for drywall/paint repair as well by the office and scheduled with our paint contractor The paint/drywall work was completed in MsL***s unit, however MsL [redacted] contacted us regarding paint splatter she found on her dining room table We did contact our paint contractor and inform them of her complaint so that they could work with her in order to remove the splatter from her table MsL [redacted] stated that after the splatter was removed there was wear and tear on her table from the removal process completed by the painterManagement informed her that if she feels her property has been damaged , she needs to contact the painting contractor directly when looking for compensation Regarding our responsibilities as her Landlord, all of our obligations have been met by completing the repairs needed in MsL***s apartment due to the water leakThe Property Manager and Customer Service representative have stayed in constant contact with MsL [redacted] each time she has contacted our officesWe notated each communication in her resident activity Thank you

Eviction proceedings were started for Mrs*** on 10/13/for non-payment of rentThe last time she had paid rent was on 9/22/for the month of SeptemberAfter her move out at the end of October 2016, she was also charged for damages as well as repayment of rental concessions from that year because she had not fulfilled her end of the lease agreementMrs*** is disputing that an eviction is showing on her credit report; however, she was evicted because of non-payment of rent, as she never paid of the month of OctoberEven though she entered into an agreement with *** *** * *** to repay her obligated charges, the eviction would still show on her credit reportPlease find attached ledger with details of her charges and the last time she had paid rent in 2016. Attached are documents from our Lawyer relating to the filing of the eviction and the judgment entry on the money countThe first cause (eviction) was dismissed shortly after the case was filed indicating to me that the tenant vacated prior to the hearingWith respect to the second cause she did sign a Consent Judgment Entry (attached) and has begun making payments to our firm to pay the balance dueIt looks like she is making $75.00/month payments the last made on 9/11/The current outstanding balance on the account per our records is $1.045.74. A the time, mrs washington wasgoing on vaction, everything she did.was rush rush some of the signaturesare not mine these signaqtu aqnd intialsw were my husband signiing for me. We never receive no access to this apartment no keys at allNow we are getting rent not paid, [plus late charges. Mrs washington pushed it thru anyways knoing the down payments was our rent monies for my rent If you need copies of our late notices. *** *** ***

Per phone conversation with Mr***:Tenant is a section resident, and we have tried to meet her needs and have work orders completed as requested, however she is not always available for us to do The relationship between the tenant and MsB*** is somewhat hostile, and Ms B***
has been called derogatory names due to enforcing house rules in regards to noise complaints We have tried to appease the tenant, but as of recently she advised that she would be moving from property We have not received written notice per the lease agreement

Per our Area Manager, Upon move-out, Mr*** was instructed to contact the K&D Accounting department after receiving his initial final account statement to request a revised final account statement showing any new moadjustmentsA new tenant moved in at the end of
April. Mr*** can contact the Accounting Department at *** to get his final account statement

After speaking to the Area Manager and Property Manager, we feel we responded in detail and provided a positive outcome for both parties due to our re-rental of his suite. Before moving out, Mr*** shared with the Property Manager that he was seeking assistance from Revdex.com to get out of paying any fees for breaking his leaseHe believes that although Fair Housing won’t allow any special treatment; ( all residents must be treated the same), that The Revdex.com can make the change for him. Revdex.com has nothing to do with our policies and or Fair Housing. Him submitting a copy of the police report does nothing more

Per our Area Manager, we have communicated with MrP*** that we cannot rescind his notice to vacate. MrP*** inquired if he can leave earlier than his 2/28/lease expiration and was told he can however is still responsible for rent through his lease expiration

Per K&D Regional Manager, please see the attached correspondence between the Property Manager at Harbor Crest and MsB*** in regards to her complaints involving her electric bill issue and work orders The electric invoices show that she had the services transferred into
her name in the wrong unitShe is asking for compensation for the increase of electric usage in her unit due to the use of an electric heater provided to add additional heatThe actual electric bill for her unit was only $with the additional $charge from K&D due to her not having services properly turned on in her nameShe now wants us to compensate her for the electric usage in the unit that she incorrectly transferred service toShe knew prior to her move in date in November that she had the service transferred to the wrong unit and that she needed to correct it, to date she has not. The Property Manager has called the Illuminating Company and was informed that the account holder was the only person that is able to make changes to the serviceIn addition, the Property Manager asked the tenant via e-mail multiple times for a list of maintenance issues and as of yet has had no response. The tenant had complaints regarding heat in her unit back in December, all of which are attached, and her unit heat was checked and found to be operating properlyThe unit was winterized by covering the AC unit and peal and sealing the windows in order to prevent drafts from the outside keeping more heat within the apartmentAll work orders that were called in by the tenant are attached and have all been rectified. Thank you

provide the best customer serviceWhen the *** family moved in to the property, a walkthrough of their unit was performed only with the Mr*** since Mrs*** was unavailable at that time and all seemed fine as evident from the move in proceedingI am very sorry Mrs*** was misled to believe the bathrooms were remodeled as she had seen in the model upon her initial tourThis is not always the case and should have been clearly communicated to herI will continue to work with the staff at Edgewater to ensure clear and concise communication with all prospects and residents. Our pest control program is very aggressiveAlthough it is very difficult to stay ahead of the pest control issues as in most communal living environments, our proactive program allows treatments on a weekly basis as well as reactive programs to address specific resident's needs.
