We are indeed working this out with the homeowner, our plan to date is to have the homeowner pay for water from here on out for the tenantThis will not only recoup what has been paid, but benefit the tenantThis was brought to my attention this week and I am waiting on homeowner reslotionThis matter is in process of being handled [redacted]

The grass has been cut several times since the onset of our contract togetherIt has been services on June, July and JulyWe received funds again on Sept to ahve the grass cut againThe lawn man did not go out on the day he told us he was going Mr [redacted] has spoken with [redacted] as well as numerous email correspondence I've returned every call to Mr [redacted] In our experience, a yard needing attention will not keep a tenant from leasing a home, especially if they know it will be serviced once more before they take possession If Mr [redacted] would like the yard maintenance on a regular schedule, we are glad to accommodate that, the funds will have to be available Respectfully, [redacted]

I included pictures from of how your company rented the place to me and promised my deposit back and I still believe the huge fridge cause issues but after you view pictures hopefully we can agree to something

Plumber was dispatched to the home on July at 9:am ( on a Sunday), notified KPDD that the home was on septic tank and relayed that it needed to be submitted to a service that would pump the tankNone of these companies work on weekends or holidaysWork order has been submitted to [redacted] at this point for dispatch

I was able to meet with Ms *** yesterday to explain the law and the process of rental homesWhile we absolutely agree that being without air is at best, miserableWhile issues arise, the homeowner was quick to approve replacement of broken part to get the machine back to working order within
days of the initial callIn the heat of summer, sometimes repairs are not even made that quicklyThis was a good outcome for the home and the maintenance issue at hand.
The law permits that so long as a homeowner is moving forward in a repair and taking action in a work order, they are in complianceWhile we are sorry the family was inconvenienced, the homeowner is not bound to reimburse for hotel stayIf the tenant has renters insurance, this may be covered under their policy

arial, sans-serif background-">As Ms*** states, admits, in her complaint, she had already been paid the $she seeks and she acknowledged and knew that
When she was told she could come and pick up her keys and remotes she asked about former tenant's deposit and was told, "Yes, you get that back" That person did not realize or catch that she had already been paid
When bookkeeping started to write what was due, it showed that we owed her a return of $14, which is what the check was written for
When she came to pick these up, and realized that we weren't going to pay her the $AGAIN, she created a screaming scene in the conference room just off the lobby
She was brought to a conference room in the back of the offices to meet with Ms*** and Mr***
She said AGAIN that she knew we had already paid the money, but that we made a mistake when we told her she could pick up a check, and that we should have "Done like Target would have done if they priced something wrong and lived up to it , even if it meant paying out $that we didn't owe."
She then started screaming for us to call the Police and her Lawyer to have ourselves arrested for stealing from herShe started to run out screaming, and she was directed toward an exit nearby, but refused to go that way and went running out and stumbled to the floor
She then started screaming she was going to sue the F___ out of us and THEN started screaming for us to call the police, her lawyer, an ambulance, and her brother
We asked for the brother's number, because she didn't appear to have any injuries and we'd let him make that decision
She gave us his #, we called him (her brother) and he was there in less than minutes
HE came inshe told him she wanted an ambulance, and HE said "Oh, you don't need an ambulance," and walked her out to his car

Move out charges are based on the condition of the home in comparison to the move in inspectionAt move in, there was a fire barrel on premisesAfter move in, the tenant built, burned and created a vastly larger area and left behind all the burn debrisThe other "paint prep" charges are
due to the teanant "spot" painting thruout the house with a non matching color as noted in the picturesNow, the home has to be repaintedWhere, without the spot painting this may not have been required$is very fair compared to the high amount the homeowner is now required to pay to have the home painted.Respectfully,

Absolutely the worst rental property company I have ever had to deal with This rental company does not care one bit about the tenants they are supposed to serve I have had both toilets clogged in the middle of the night with one that flooded my hallway floor and was told that the company did not provide emergency maintenance even though someone answered the phone at pm I have had numerous issues with plumbing and asked for a different vendor to come service my issues and that did not happen either When I recently went on my account ledger I noticed I owed $for a pet deposit and pet rent I have lived in this home one and a half years and the company had knowledge of my pets I was told I did not have to worry about the additional cost because I was going through some personal issues Now out of the blue I'm charged and they did not even make me awareThe best one was the day I had a leaky faucet, on a Sunday The owner of the home was made aware, came out w/o my knowledge and turned my water off I was cooking, doing laundry and my two children were in need of baths for school How were we to use the bathroom and wash our hands? Absolutely ridiculous and against the law! So be aware! There are plenty of decent rental companies, do not go to KPDD

The amount od $has been deducted from September rentWe are working on a plan to get the water meter splitWe do agree that this tennat should NOT pay all water**

Vendor has been contacted after a phone conversation I had with tenant on Sept 16, this was my first conversation with MrHolloway on the situationthe vendor has been granted permission to make all repairs and has stated it will be complete no later than Friday, Sept 31,
2016.
Tenant has also been advised he may move at any time and is not bound by any lease, other than a month to month lease, and may move without penalty

We do agree in the "dog days of summer" we have lots of AC issuesWe do apologize sincerely and wish we were able to have more control over issiesWe do use reputable vendors and do our best to make sure it is is as timely as possible.
This particular homeowner is required to give
approval for all work to be completedWhile initially a repair was made, the unit itself had to be replacedthe homeowner did allow for the replacement and I am thankful the AC is up to working orderAgain, we apologize that the inconvenience in the south with no ac, I have experienced it myself and agree, it is difficult.

Thank you for checking into this matter for meThere are a few things that Mr*** said that were correctI was screaming in the floor with pain, I first hit the wall corner before I fell to the floor and that is what caused multiple contusions and abrasions to my nose, eye plam of my hand and the abrasion to my knee was from the fallThe only reason he called my brother was because he would not call me an ambulance as he stated he did not believe that I was hurtI was also praying for *** to call the ambulance because I have very high blood pressure and that is what I told himHe refused to let me use a phone and continued to try and make me get upI am deeply sorry not staying calmThe he is talking about which was a damage deposit is what he is saying he took back, the overpayment made was in the amount of My contract with Kennon and Parker states that if the tennants do not pay by the 10th eviction processes should be startedWhich he stated which this was in Alabama and the cost was more expensive they did not start themMy contract does not mention anything about that statementI asked for walk throughs times with the office and when I did the walk out with Mr*** *** he told me each time he tried to enter the tennants would not meet him and they had an alarmThe last time he said he heard a dog, which they had no deposit for a dog and were not paying the extra each month for a petI hope you can see why I am so upsetMy house has over 3,of damage and the tennants left owing me for December's rent and January's through the 16thThe tennants dropped off the keys and did not do the walk through with Mr***They also used an account I had set up for minor repairs and caused it to be in the negativeI had asked after the air-condition on a year old home was damaged and I paid out to have that repairedI asked them at that time in the office and Mr*** to please contact me before repairs were done so that I could get a second estimate for a competitive bid before repairs were madeOf course as all the other times they claim they have no record of thisMr*** *** send by email another persons close out records instead of mine the first time with someone personal information, another example of the incompetence of how they handled my propertyI was upset and if I was so irrate then what problem would there have been to contact the police? We are extremely proud and honored to be able to lease to a wide arrey of military and their famillies. The service to our country is witihout doubt a huge sacrifice that we do not take lightly.  Each move out is handled in accordance to the existing move in walk thru.  We never like any...

family leaving and having the feeling of being taken advantage of.  This company makes no money off any maintenance repairs, cleaning etc...we pay out exactly what a licensed vendor charges. The pet fee is indeed a pet fee, not a pet deposit. It is stated from the onset of the application that the pet fee is non refundable and monthly pet rent is due as well.  These are not charges that hidden and expressed after lease signing, they begin at the application process.
Again, we are thankful for your service and greatful to have had you as a tenant. All charges were fair and reasonable.
