I have spoken with tenant and absolutely desire to get work completed as soon as possible. I have a call and text into the vendor that was assigned this specific issue. I have shared the complaint with my staff, leaving OUT any reference to the tenants name or the address his is residing in, Just to...

have the staff aware of how they are coming across in their daily job performance., Again, no reference to who the tenant is or where they live was sent to employess. Only a request to treat others as though the issue at hand was indeed their issue as well.
I have given tenant my name directly that if they needed any help to let me know immediately.

I the tenant did not cause the fire nor did I leave anything unattended in that regard. I have contacted KPDD to coordinate for repairs with the insurance company they did not show up as previously stated. I then was advised my belongings would need to be removed from the home by a company I was unaware would be coming to the home which is not a requirement to perform the proper cleaning to the affected areas. I was advised two days ago that I would be contacted to attempt to coordinate repairs and that has yet to be done from the homeowners insurance company or KPDD. The home has been altered to accomodate proper cleaning of the walls and ceilings in the living room, and bedrooms where again touch ups are needed which have also not been taken into consideration since the fire took place on October 5, 2014. Repairs in the kitchen does not require any of my belongings to be moved because items damaged to be repaired or replaced are apart of the structure of the home and direct access to those areas are readily available previously mentioned. This again has not been addressed or attended to in a timely manner. For the repairs to be made I specifically stated coordination would have to be made as it is a inconvienece to me the tenant to have to take off several different days without any organizational tactics, based around nothing but am still required to pay rent in a home I cannot utilize which is what KPDD and the homeowners insurnace company is suppose to assist in coordinating but has not been done.

Again, we are very sorry that the error of overpayment was made. But,we as a company did catch the error before additional money was paid out that was not owed to Ms. [redacted].

The manager was of course disapproving of her staff and how we were treated when we contacted their office. They informed us that they would not be switching contractors as they had already paid them for 2/3rds of the work. When I attempted to explain why I believed their current practices were inappropriate, she made it abundantly clear that they don't make much from property management. I wonder how much if costs to have someone apply woody putty to a window frame. Seeing as it doesn't come from their company's pocket, I don't know. It still took a few days to have the contractor come in and finish the job. The window was eventually replaced and the office contacted us to let us know they were working on it and would send someone out to inspect the work, to see if it met their expectations. No one ever came or contacted us to see how the job went. We haven't had any dealings with the office since then and until we have another issue I doubt they'll conduct any business with us. The windows have been taken care of in a manner that suits our needs. I look forward to when we are able to move. I feel most sympathetic to the property owners. I just hope that they are more transparent with the property owners.

We are indeed working this out with the homeowner, our plan to date is to have the homeowner pay for water from here on out for the tenant. This will not only recoup what has been paid, but benefit the tenant. This was brought to my attention this week and I am waiting on homeowner reslotion. This...

We do certainly strive for good customer service, sometimes circumstances prevent all parties being satidfied. In this case, 2 applications on the same property  were approved. One applicant chose to place her deposit on the home and lease it, sight unseen. We...

elected to allow her to do so with homeowner approval.
Ms [redacted] has since moved her application to another home on [redacted]t. This has already taken place and her small pet has been approved. I am uncertain of this complaint and question whether a year lease together will be beneficial for both parties. We are willing to refund her application fee if she chooses not to lose with Kennon, Parker, Duncan and Davis. If she chosses the lease the home, the app fee will not be refunded.

The grass has been cut several times since the onset of our contract together. It has been services on 21 June, 7 July and 29 July. We received funds again on 2 Sept 16 to ahve the grass cut again. The lawn man did not go out on the day he told us he was going.

spoken with [redacted] as well as numerous email correspondence.  I've returned every call to Mr [redacted]. In our experience, a yard needing attention will not keep a tenant from leasing a home, especially if they know it will be serviced once more before they take possession. 
If Mr. [redacted] would like the yard maintenance on a regular schedule, we are glad to accommodate that, the funds will have to be available.

Attached are actual invoices and the amounts for such services. As well as the signed notice to vacate, by the tenant, listing everything to be performed to receive back the security deposit. The lease stipulates no speace heaters to be used at any time, and  as you can tell from the bill of...

the electrician, space heaters are the actual resaon the breaker continued to trip.  See section 19.H of the attached lease.

No changes to my original response to complaint. I have met with homeowners representative and we are requesting immediate possession of the property. The tenant will have to have the home vacated no later than 20 December 2014, as permitted by Georgia Law. Tenant may vacte earlier, this is our preference. So that repairs will not be delayed any further.
Rent will be due thru the day the tenant vactes premises. Copy of fire report has been presented to my office, we are contending the fire was caused, even by accident, by the tenant.
No rent will be refunded. Security deposit will be returned less any charges or damages not listed on the pre existing inspection.
Security deposit refund will be expedited when keys are returned. Inspection will be completed within 3 business days of receiving keys. Refund will be given back prior the 30 day timeframe afforded by law to return. Attached is the notice to vacate form that outlines tenants responsibilties in returning the home to KPDD. Carpet cleaning will not be required considering the issue at hand.  All other items, aside from any that involve the kitchen area where fire occurred, will be required to retain deposit.

I agree 100% with the first review. This business is absolutely miserable. While the new office staff are extremely friendly, they have no clue what's going on. They have given me SO much incorrect information that I've actually had to correct them by telling them when I owed them more money than they were charging me for my last months rent. I should have just taken their names and quoted them when I got billed for what they said I didn't owe. And you guessed it! We moved out! They held up their end of the deal with the military PCS orders, but are now scamming us out of $825 of our $850 security deposit. They actually tried to make me pay to have satellite dishes removed from the house that were there when we moved in. I never had satellite, cable, or even a TV. They want us to pay for damages to the house that were there prior to us moving in because now they are "more damaged" according to the property manager's memory of the house. No proof. We lived with a front door that never locked, a hole in the ceiling left by a plumber when water leaked from an upstairs shower, repaired siding on the house ourselves left by another plumber, replaced the closet shelving ourselves because it fell out of the water damaged walls, and black mold surrounding light switches that dripped with water after it rained. Every bit of that was reported to them, but WE owe THEM money! I understand that they are one of the largest realtors in Columbus and manage the most homes, but for the love of God STAY AWAY. All they care about is the homeowners who pay them.

I have received my application fee back but do still feel this is a valid complaint and still haven't received proper or appropriate customer service or concern and consideration from this business. Wish for this complaint to still be publicized as well as very valid as this business needs to evaluate how they treat and handle ALL customers. By far the worse leasing agency I have encountered.

Plumber was dispatched to the home on 5 July 15 at 9:40 am ( on a Sunday), notified KPDD that the home was on  septic tank and relayed that it needed to be submitted to a service that would pump the tank. None of these companies work on weekends or holidays. Work order has been submitted to...

 I UNDERSTAND the terms of lease and I did express to KDKP I had a miscarriage and anemic I needed the heater the home has no installation to keep some warmth in the home.. It took entirely too long to fix it I can't even use stove it was out and I do not own a space heater I had a $11 fan heater repairemen should have took an picture of it .Dimon Electric did not advise of anything of the sort ..However what about the other fees taken from deposit are they being reconsidered ? I included pictures from 2011 of how your company rented the place to me and promised my deposit back and I still believe the huge fridge cause issues but after you view pictures hopefully we can agree to something

We are in agreement repairs are necessary and we are working with the homeowner to get the repairs completed.

BEWARE!! TERRIBLE company! DEPLORABLE customer service!! I'm not sure why they are such a large property management company in the area, when they aren't competent enough to do their job. Trying to get a return phone call is like pulling teeth. We have been in a rental that they manage for less than one month, and have had nothing but problems. We have been asking for repairs since we did the walk through in July. The air conditioner went out this past weekend, (late August with temps over 100 degrees) and I sent a maintenance request on Saturday night through the tenant portal, because I knew they were closed and wouldn't take a phone call. I called the after hours call center 5 times on Sunday, I emailed both maintenance guys as well as the property manager and didn't get a response back until 5:00 pm to tell me that they would not be coming out to look at my unit until Monday morning. It reached 94 degrees inside of my house. I have two small children, and we had to find somewhere else to spend the day on Sunday afternoon and somewhere to sleep on Sunday night because it was not safe to be in a house with those temperatures. I am not sure why they have an after hours/emergency number to contact if they aren't going to do anything about the problem until Monday anyway. This was an EMERGENCY. I know it wasn't convenient for the capacitor to go out on Saturday afternoon, but that wasn't my choice or something I could do anything about. When the guy did come first thing Monday morning, it took about 2 minutes to change out the capacitor, yet it took all day and into the night Monday until the house cooled back down to the temperature we keep it on. I've already seen the huge spike on my Georgia Power account because the AC ran ALL DAY trying to cool the house back down. I am appalled at how poorly this business is run. We are renting until we find a house to buy, but I can guarantee you that we will not be doing business with KPDD when we purchase our next home and I will make sure and tell everyone that I encounter about how awful they are.

All areas have been handdled to the letter of the law and the lease. Lease clearly states that any fire damage caused by tenant or tenant neglect bears no financial burden on the homeowner or the company representing the homeowner. If the tenant has renters insurance,...

hotel, food and other items would be covererd by their own policy.  A pan was put on the eye, tenant left unattended and it caught on fire. 
Tenant stated she would NOT be able to meet the service teams that we as KPDD would have to meet them, liability issues arise and we will not enter a tenants home without them being present.
Tenant has been offered to stay in residence IF she will make the arrangments for repairs as necessay, if not, we are requesting she vacate the premises so that repairs can be made.
Please advise if a copy of the lease is being requested which states such as damage caused by the tenant in the home.
