I terminated my contract with the property management company in order to sell my property. I gave them notification on 02/20/2019. According to the contract I signed, I have to give them 30 day notice. I requested the tenants vacate by 03/31/2019. They didn't notify the tenants until 03/15/2019 asking a vacate date of 04/31/2019, violation. I was suppose to close on the sale of my property 04/15/2019, everything had to be pushed out due to this. During that time, I had asked to inspect my property three times. They kept telling me I was not allowed to access my own property according to AZ law. This not true, I just have to give the tenants sufficient notification. Which I was more than willing to do. They finally after much pushing allowed me to access the property. Again, pushing out the sale date because I couldn't get it done in a timely manner. I needed to access the property again, after the tenants vacated. Again, email after email and no response. I let them know I was coming to their office, and they were conveniently closed at the time I told them I would get there, when they were suppose to be open for operations. Lastly, I asked them not to rekey the property on phone and by email. They did so anyways and charged me $189.00. I would at the least like the rekey charges back, as I requested them not to do it. They have caused me so much more than that, so I think this is fair.

We have followed the property management agreement which the property owner signed and agreed to upon listing the home. Notices were sent to the tenant to adhere to Arizona State law requirements. The property was rekeyed and inspected to protect the property and owner liability as stated in the property management agreement.

Yes, I did sign a contact. However, no where in the contract does it state Action Property Management (APM) will rekey the property after the tenants leave. I have attached the contract for review. Nor does it state APM will do anything to the property after the tenants vacate. There is no Arizona Law mandating a property management company to do such action. Also, it was APM company that called me and asked if I wanted the property rekeyed. If this wasn't an option, then why would I be called and given an option, asked to write it in email, and then completely ignored to have it done anyways. Emails attached with me specifically asking to have the property no rekeyed. Again, no law against this. Also, APM also gave me an option to inspect my own property and complete the repairs. Please see email attached with APM asking me if I wanted to do it myself. I stated I did want to do it myself and that was acknowledged. Luckily, repairs were not done to the property, however, despite given the option APM still pushed things out another two weeks. Again, no Arizona Law stating a property management company can do this. I would like the $189 charged for rekeying the property back, as I specifically asked on more than one occasion not have the property rekeyed and there is no law stating that it has to be done. The $189 is so minor from the other costs I have incurred due to the actions of APM.

They don't answer phone calls or emails. Everything that comes out of their mouth is a complete lie! I was looking for a rental home and was encouraged to put down a 150.00 admin fee and 500.00 security deposit. I was told I would have a higher chance of getting approved for the home if I submitted the necessary fees. Well on March 7th 2019 they took my checks and cashed them, checked my credit, and never got back to me again. After calling and emailing for several days I FINALLY got ahold of Andrew on 3/11 and was told my application hasn't even been reviewed yet!!! Andrew tells me to call back on 3/14 if I don't hear back from anyone. I call and email 3/14, 3/15, 3/16, 3/17. Finally on 3/18 I call and email and get ahold of Andrew who tells me I have not been approved for the home. At that time of NOT getting approved, their application clearly states I will receive my deposits back within 15 working days! I called and emailed weekly sometimes daily. Never any answer, no returned phone call, and no email response. After OVER A MONTH of the whole staff ignoring my calls and emails I get an email from the front desk lady named Michelle. Explaining that she will forward my info over to the broker and get my check expedited to me since it hasn't been taken care of yet. I spoke with them again on 5/7, after dodging all phone calls and emails, to ask where my check was.... And all they tell me is that they don't know and will promise to call back by end of closing day... Well here we are 5/9 no check, and OF COURSE no call or email from them. THIS PLACE IS A FRAUD. THEY NEED SHUT DOWN.

This applicant did not provide us an address in writing so we could send his deposit back sooner after we attempted to reach him by phone and e-mail. We are sorry that a delay existed in mailing his refund out, however, many people who lease homes are changing addresses at that time and additional delay would occur if the refund was sent to the wrong address.

Worse company ever!!! I would leave no stars if possible. I had a property with them for years. They refused to return phones, until months of harassing them. They say one thing and do another. They have constant excuses. If you finally get ahold of someone in the office, and they state they will get back to you, they won't. They just completely ignore you. Please do not hire this company. I hope they go out of business, but they probably won't because they do everything they can take your money.
