I received an email saying my account was on hold because they couldn't process the payment. I checked with Discover card and they said that they had tried to process the payment twice and both times had transposed some numbers. Last month the payment went through just fine. I have the statement to prove it. Why is my account on hold when it's their mistake????? This is not the first time this has happened. It happened at the first of the year, around the time I had renewed my account. It was 3 months later when this was discovered. My house was not covered for 3 months. This company is a joke. As far as filing claims, I've had 2 situations where the companies they use are lousy. The first situation was a tune up on my AC. I took off work in the morning to meet the technician only to get a text the afternoon before that that won't be coming until sometime in the afternoon. I was unable to take off in the afternoon so I had to reschedule and take more time off work to accommodate them. not the other ay around. Much to my dismay, they said they would come when I'm not home and gave me all kinds of guarantees it would be safe. I went this route because I was unable to take off work. I don't know if they ever did anything. There was no paperwork left to say they had ben there and every thing check out. I let Landmark know and they really could have cared less. Landmark customer service is lousy!!! The second situation was a check up on my water heater. The technician came on time, looked at the softener, said he had to get parts and would call me back. Another time I have to take off from work to accommodate the technician. I received a call from the technician saying he found the parts but they were in West Jordan and that was too far for him to go so arrangements would be made for another company to come out and look at the water softener. So now, I have to take time off again to accommodate this new company to look at the softener and who knows what they'll tell me and how many more times I'll have to take off of work to accommodate them. Once again, Landmark showed little to no concern how this impacted their customer. I would never recommend Landmark to anyone. They have really gone down hill. I've used them a few years for a couple of tune-ups/repairs and had no problems, Now, there's nothing but problems and the hardest part of all of this is their customer service could care less. Saying sorry means nothing when they do nothing about it. This is the last time I'll be using Landmark. I will be looking for another home warranty service. I would give zero stars if that was possible. I know have to take my time, once again, to fix their mistake.

This company found every way possible to get out of fixing our problems. seventy$ a service call. 3 calls and only 1 time did they fix a issue. One of those times. Te company landmark sent out conflicted with the warranty coverage they provided. I spoke to several people about it and they did not resolve the issue. Had them send someone else out and it was the same guy as the first visit.
He came in and quickly said he couldn't do anything. I will say he was here about min. in all. He didn't even finish all the questions to the company. He was clearly in a hurry to leave. They even said if I wanted another company to come out. I'd have to pay another service fee if another company was called out. This company is a scam.

This company is scary bad. I was sold a product that they changed to a year contract without my knowing. I was told after I waited what turned out to be about three weeks I could stop the agreement at any time. I knew better than to ever get involved, these companies are full of excuses as to why they won't cover your loss, PERIOD. I needed a new air conditioner in the Las Vegas area (109 degree's) and this company set me up with a contractor that didn't have time to work on my air conditioner. Landmark didn't consider my problem an emergency!!! House was over 110 for days. Moral of the story, I paid $3,300 for a new unit, Beware! You will not be able to reach this company, when you call the company number you will go into voice mail hell. Emails, come back as undeliverable and know one will speak with you. They will also sen contractors to try and collect the service charge of $70.00. I have the bills, unreturned emails to prove my bad experience with this company.

On 07/12/19, we received notice from you that you would like to cancel your warranty and that you had another contractor assisting you with your A/C unit. You were reassigned to a contractor that was able to visit your home on 07/12/19. Landmark was not given the opportunity to assist you with your unit before you had it replaced.

AC has been out since Sunday, I called them first thing Monday morning. They told me who would be contacting me to schedule an appointment (Total appliance), after waiting for a call for three hours I called them scheduled the appointment on Monday at 11 for Thursday between 12 and 4. I thought that was a bit long so I called a couple of places to see how long until I could get someone to my house both were within 24 hours and one was the same day. I decided though since I paid 500 dollars for a home warranty I would allow them to fix it. I waited patiently for Thursday. Total appliance showed up when they said they would and gave me good diagnosis and told me what exactly needed to be done to fix my Air Conditioner. Technician went on to say parts will be required to fix and will have to wait for Landmark to either approve or deny claim request and that they should be contacting me very shortly. Landmark received my request for a claim at 1:49 PM Thursday and replied with an automated email saying "your claim is currently in the review process. We will contact you shortly once we have reviewed your claim." I then never heard anything so I personally followed up because it is currently very hot. My inside home temperature is reading 84 degrees. I followed up with them at 3:30 on Thursday. I was told they are busy and that they understood that I needed an answer soon to get going one way or the other but that they would either call me later that day or early Friday morning. It is now lunch on Friday, I am still waiting for a call. The technician called me back and told me that parts would be a week. So I am decidedly out a week until they "review my claim". I am not happy to say the least. I would not recommend them, updates are easy and would keep me from posting a bad review but I cannot get an update. I am guessing that I won't have AC for at least 2 weeks due entirely to Landmarks unresponsiveness.

UPDATE: Received a call from Landmark on Saturday at about 10 A.M. with the guy asking me if they had resolved my issue with their visit on Friday. I told him there was no visit Friday, never was and don't know who had one scheduled etc but no one came and I was never made aware of one (I also have cameras on the house and no one came). I then went back through with him on if I had been approved for the warranty work or where I was in the process? He said he had no idea and would have to get back to me on Monday. I am now writing this on Monday morning still with no call and no update on when my Air conditioning will be fixed. Temperature in the house over the weekend hovered between 85 and 90 degrees. It is currently 9:15 AM and the house is 84 degrees. I have even reached out to my realtor whom I bought the house through to see if she can get an answer. Seriously Landmark is a joke. I will continue to post updates everyday until I am talked to or issue is resolved.

I got this warranty with my real estate agent. 3 times we asked them to come out to repair something costing us a $70 service fee and ALL 3 times they declared it was not due to normal wear and tear. This last one was a toilet leak that we tried to hand tighten and the line snapped off. Because we "touched" it, it was now our problem as a "failed attempted self repair". I will not be renewing with them. They are a scam.

Always professional.

I call and get a prompt response from the vendor. I appreciate using Landmark because I am in real estate and purchase the warranty as a " thank you" for my clients. They all love having the warranty, because something will always go wrong, with the house before the year is up. This is a great gift, it gives peace of mind.

The plumber I picked from Landmark was super fast returning my call and setting up an appointment the next morning. He was on time and very friendly and knowledgeable about plumbing. He found a leak in a pipe behind drywall within 10 minutes and had it repaired within 15 minutes. I would recommend him very highly.

This is the worst home warranty company ever! Their contractors are low quality, undependable and never arrive on time if at all. And if they promise that they will call when they’re on their way, don’t hold your breath! The two biggest areas of concern with Landmark is: 1. They always try to “open a new ticket“ every time you call with a problem that is never addressed so they try charge multiple service fees for the same problem. 2. They have more excuses for either not fixing something or claiming that it is not covered under their warranty than there are grains of sand on the seashore. Their customer service is unethical, extraordinarily devious and impossible to reason with. Their scripted responses to questions most normal people would ask make absolutely no sense or are infuriating because they favor only the company. They have no problem calling their customers liars. We have cancelled our policy with them.

I bought an older home a little over a year ago and have used Landmark 4 times so far. Three times were for an A/C issue and one was for a major plumbing issue. They have always been courteous and prompt, and all problems were fixed quickly for only the cost of the service visit. The best home warranty company I've worked with so far!

I left the below review on 23 Jun and was contacted by a consumer relations manager. Nothing was done to rectify my complaint. My issue is not the $75 cancellation/administration fee---that's fair business. I take issue with the company policy that requires FULL YEAR PAYING customers who cancel their policy before maturity to payback ALL monies that were paid for repairs while covered under a Landmark warranty. This is clear disregard for the good faith placed in Landmark by paying consumers. Remember, I've been with Landmark for over 10 YEARS with...

Additionally, it appears as if Landmark only contacts consumers who leave complaints on this site ONLY to boost the company's Revdex.com rating--clearly to attract new customers. It appears they ONLY want to be on the record as having closed a complaint, but have no true interest in satisfying their PAYING consumer.

"I've been a Landmark customer for over 10 years, servicing my primary homes and rental properties and I've always paid my policies in full for the specified year. Customer service has become dissatisfying over the last few years. Specifically, costs are increasing while Landmark is covering less, and phone reps are untrained and unprofessional. As a result, I discontinued Landmark coverage on one rental property two years ago. After a recent dissatisfying experience, I called to cancel coverage on a second property. In doing so I learned that fully paid yearly policy refunds/cancellations incur fees equivalent to any monies paid out by Landmark during the term of the contract. Customers who pay monthly only incur a $75 administration fee upon cancellation. I confirmed this with a retention rep and a supervisor in separate calls to be sure I wasn't mistaken. I understand Landmark must protect itself from dishonest consumer practices, but I was shocked learn I would be penalized for paying my policy in full if I canceled. Unfortunately, after using the company for so long I didn't bother to read my renewed contract. Foul on me in that regard.
On a side note, in looking for a corporate office number to call about my ordeal, I learned Landmark is owned by American Home Shield. I used AHS for my first home and eventually canceled my policy for horrible customer service and coverage issues as well. After AHS, Landmark was a welcomed change for years. AHS has a bad reputation in the home warranty business and now it appears the company model is dragging Landmark down with it."

The warranty guidelines do state that you are entitled to a pro-rated refund. The months the warranty was available to you, costs incurred on any service request and a $75.00 cancellation fee will be deducted.

No stars is really what I would like to post. We live in Southern Arizona. Temps above 100 by 8 am. AC went out in our house 3 nights ago. House immediately went to 90 degrees. I called Landmark, which is the company the previous homeowners bought for us. We’ve been in this house 2 months. House was built in 2014. First off, when filing the claim the guy I spoke to was rude and condescending. He laughed at me when I said “I have small children in my house”. He said after he laughed. “Everyone in Arizona seems to have small children when the ac goes out”. His name was “Alex” I bit my tongue and held my composure. He managed to get us an emergency ticket which I thanked him for. Then was told it would be 24 hours before we would be contacted on an emergency ticket. 24 hours went by and we heard nothing. We called again. Within 5 minutes we had an email of who had been contracted to do the call and we would receive a phone call within 4 business hours. That was at 11 this morning. Still no call. We called the company who was contracted and left several voicemails. Called Landmark back, that agent was able to get the HVAC company on the phone and they said “we’ll move them to the top of the list and call them next”. Two hours later no call, this woman was Anne, she was polite and helpful for the most part. So I called both the company, had to leave another voicemail and Landmark back. The next woman I talked to Makenzie was just as rude and condescending as the first. Was zero help. In that time the contractor had called my husband but couldn’t come out until Wednesday. So my husband called Landmark back and was told, we only have three companies in your area that we contract with for HVAC and they only work Mon-Fri, Air Conditioning in Arizona is not an emergency but call us back is something “bad” happens. Something bad??? Like heat stroke? I asked if we go somewhere else can we be reimbursed, she laughed and said no. We will NOT be renewing our service and we WILL be changing to the company we purchased ourselves for our other home where we have had zero problems. AND the few times we have had to go somewhere else, we filed a form and we were reimbursed.
