My A/C unit would not cool. Landmark contacted the HVAC company and they came out and troubleshot the system. The condenser compressor had failed, the unit was 22 years old. Because of the age and the type of refrigerant the entire had to be replaced. I was pleased that about half of the price of replacement was covered by Landmark. I would have like to have had the unite replaced a little quicker but all things take time. Over all I am pleased with the work and the way the new system is working.

Unethical home warranty company! I have a warranty through Landmark and my AC unit had a leak. They sent one of 'their' technicians who came to my house. He told me the leak was from the AC unit, but couldn't identify where on the unit. Following the diagnosis, Landmark calls me and informs me that the tech wasn't able to identify the leak location and that it is not covered by the policy. I got a second opinion from a highly rated repair company. I come to find out that Landmark's technician unplugged a sensor, falsely diagnosed my unit to try and fleece me out of $650. This was to only allow Landmark to send their technician back to identify the problem when he already identified it. Save your money and stay away from these guys!

I would like to update my review. Tiffany from Landmark reached out to me and had me send her my invoice from the other company I used. Landmark is refunding me for the majority of the other invoice. Thank you for the resolution. Hopefully I don't have to jump through hoops in future claims.

I've only had Landmark for 3 weeks, I attempted to get my house re-keyed and had been an experience. First I received a call from the technician, he left me a message, I called him back but didn't hear back from him, then I received a call, email and a text from his company's dispatch stating that they have been trying to get hold of me and haven't been able to (even though I called a couple of times). So I called Landmark to try to figure things out, the rep spoke with was nice but we had hard time understanding each other so I requested if I can be transferred to a different agent and this what I was told and I quote " What's the problem, is it my accent, is it my race, what's your problem!" So I asked to speak for a supervisor and he didn't want to transfer me to a supervisor then I was told that a manger will call me and that never happened.

Today I was suppose to get my house re-keyed, my mother in law was at the house waiting for the technician, he was there on time. He asked for the key for the house, she didn't have a copy and we didn't leave a copy because we thought they will change the locks. He was short, annoyed with her. She reached out to me and I'll told her I'm on my way and will be there in few minutes. He continued to be annoyed and not wanting to wait. I called him 3 time to tell him I was few minutes away but he didn't answer my calls. He told my mother in law that is will move his car but he just left. I got there 5 minutes later but he was already gone. 45 minutes later he answered my call and he continued to be rude and yelling at me and tell me "here in texas we don't wait on any body, I should be waiting on him not him waiting on me. I wasn't going to wait on your As!" I explained to him the no body was waiting on any body, someone was at the house when he came, continued the rudeness and said " You might think this a sy re-key job and that is why I was late!" then he hung up on me. So in 3 days time I was called a racist and was taught a lesson on how I should be on time because no one will wait on my As because I'm dumb for not knowing to change locks I need to have a key for the old lock. I can't wait to see what will happen if I do have a legitimate warranty claim. This is just for the re-keying! So I paid $70 and I got no new lock but insulted

Do no use!! A week to get a company to fix my AC. Company turns out to be trash so Landmark offers a cash payout to me of 231.00. Landmark says this is what the diagnosis reports says the cost is. A diagnosis reports isn't a QUOTE!! Come to find out the parts are more than 231.00. I've had two quotes today to change the two parts listed on the quote of 600.00 and 700.00. Landmark says I took the payout so be it. Landmark says I can't see the so called diagnosis sheet. You're better finding someone else or better yet no warranty company. Definitely don't use Landmark home warranty.

I had a broken refrigerator. I made ONE phone call to Landmark, and everything flowed perfectly thereafter. Repair tried twice, unsuccessfully. Replacement offered, and done. All I had to do was make one phone call.

Landmark is a bit pricier than others, but they are worth it.

I have had landmark for almost four years. I have NEVER had a claim go smoothly. With every claim I have filed, they have found some reason to deny. I must say that they are very good at defining what is included but not what is excluded. After having concerns the previous year, (my microwave was not covered due to a minuscule amount of food on the interior that may have happened when it caught fire) I went over in detail what would be on my contract this past year. I had a TOTAL Protection plan. When warmer days started and yet cooler days were still in place, my heating and cooling system went totally out. When I called they let me know that the heating portion of my unit was covered, however the AC unit was not. WHAT?? How does that happen? How does a TOTAL Protection exclude half of a system? Fortunately for me the problem was covered and a simple fix and only cost me my service fee. I am sure they would have found a reason to exclude the repair if they could have, but it was a simple fix. However, with that in mind I am carefully reviewing the plan and looking at other options BEFORE renewing my home warranty. IF I choose to renew, it will be interesting to see what maneuvers they use to exclude something in the coming year.

The staff members at Landmark have made me feel they are truly compassionate about the concerns I am calling about. They are always prompt in sending out a work order and have provided efficient contracted professionals. I have highly recommended Landmark to family and friends.

We just had a dryer repaired and Landmark stayed on top of our issue. Service tech came out the next day all our dryer was fix with in 20 minuets.

All the people I dealt with were very nice. The contractor's employees showed up as promised and seemed to be knowledgeable. The customer representatives from Landmark were very pleasant. The coverage provided, however, was terrible.

My A/C unit stopped cooling. The contractor said the unit would have to be replaced and Landmark agreed. Then the contractor said I would have to pay over $2800 for uncovered items. Landmark agreed with them. Landmark would only cover an entry level unit. I contacted another contractor and they agreed to install a Trane for $5400. Landmark offered less than $2000 for a cash in lieu settlement.

I would not recommend them.

Landmark Home Warranty was purchased for us by the seller when we purchased our home. During the first year, we had an A/C unit quit working in the middle of Summer. It took over a week to get a repair technician to come look at the unit, and he stated is was simply out of freon. He charged us to add more freon and left. The very next day, the unit was not cooling again. After being charged a second service call fee, he came back out, adds a solution to the line, and leaves again. Within two days, it quits working again so we call a service company not associated with Landmark. They stated that it had nothing to do with freon, but instead parts within the unit were broken. The original service tech never looked inside the unit. When I called to state what had happened and what the new company had said was the issue, my claim was denied due to a company unassociated with Landmark servicing and looking at the unit. Landmark wasted our time and money!

We have had a contract with Landmark going on for three years now. We have never had a problem with them and their service has always been great until now.

We noticed that our dishwasher was leaking water into the floor so we put in a service request on April 29, 2019. As always a contractor was able to come out in a timely manner. I believe we had a contractor at the house the very next day April 30, 2019. He determined that it was a hose that needed to be replaced, but wasn’t sure if the part was still made since it is an older dishwasher. A few days past and I never received an update on my service request. I decided to call Landmark and was notified that my part was discontinued, however they were able to find the part third party and that it would take a few days to be delivered. I was a little frustrated that I was not notified on what was happening with my service request.

The part finally came in and the contractor was back at my house on May 9, 2019. He replaced the hose and the dishwasher was still leaking. He said the tub was cracked and that I was going to be getting a new dishwasher.

I waited all morning to hear from landmark about the contractor’s report, but nothing. Since it was Friday I decided to reach out to them again for an update on my service request, so I could order my new dishwasher over the weekend.

The person that I spoke to on the phone stated that the tub is not covered under warranty. I didn’t have the contract in front of me since I was at work so I could not read it for myself. I tried to have her explain to me how that tub was not covered and where it said it in the contract and she just keep repeating that it is not covered. She was not helpful at all.

The contract states that it covers heating or cleaning operation of a dishwasher. I don’t understand how a tub is not part of the cleaning operation. If water is leaking out of the dishwasher then how are the dishes getting clean. Without the tub the dishwasher cannot work. I don’t understand what I am paying for this warranty for then.

I am basically cleaning my floors and not my dishes. :(

The warranty unfortunately does not cover for the dishwasher tub. The tub is considered the interior lining of the unit. This is listed as an exclusion under your coverage.
“K. Total Protection Plan
DISHWASHER
COVERED: All components and parts affecting the heating or cleaning operation of the unit, including hinges and seals.
DISHWASHER EXCLUSIONS: Racks; rollers; runner guards; shelves; interior linings; timers and clocks (that do not affect the heating or cleaning operation of the unit); knobs; portable or countertop dishwashers.”

Horrible service. Trust the bad reviews before the good. I feel cheated. My house has been 85°F+ yesterday and today. Landmark has no contractors available to come make the repairs and will not allow me to submit a bid and get the work done today from a local company. Go with anyone else, this company will take your money and make your life as difficult as possible when trying to get repairs done.

EDIT: After working further with Landmark on multiple occasions, I stand fully by what I said and what every other 1 star review has to say that I have read. Take your money, and put it with a more reliable company. Landmark will make excuses for what is not covered, and if you disagree, you're only option, per the contract, is arbitration which would cost $200 just for the fees.

I paid $250 for a leak detection test because landmark excludes them in the contract. After finding the leak, Land Mark pushed a large portion of the cost of the fix onto me, which included a pressure test (which is different than a "leak detection test", confirmed by multiple HVAC experts in the area). The contract explicitly states "leak detection test" as excluded, not "pressure test" which takes place after the repair.

Extremely unsatisfied. I will.never recommend this company to friends, family, or the many realtors I know. Nearly 1/3 of their Google reviews give 1 star.

It does not cover to test/locate the failure. The warranty does state that it covers only the items mention as covered and excludes all others.
If you are unhappy with the out of pocket expenses, alternative options may be offered. At this time, a cash in lieu has been offered to you and we are awaiting your decision. Once you have made a decision, please reach out to us so that we are able to move forward with your service request.

For what it’s worth I’m an individual who typically leaves a review when treated fairly and don’t leave one when the service is back, but on this, I feel as if I’m inclined to leave a review. I am currently in the process of trying to get my water heater situated and what I can say is horrible contractor with no other choice for one being given, it’s unfathomable to me that nobody within the Landmark home warranty organization has thought up the simple idea of offering multiple contractors so THEIR CLIENT can do their needed research before choosing one. The contractor they sent out was over for maybe 2 minutes looking at the water heater itself, gave no explanation as to what he saw and spent more time filling out the piece of paper to submit to Landmark; that all was followed up with an email from Landmark stating there would be a substantial out of pocket cost for the contractor listed as “modifications” since the devices weren’t “failing” they were classified as modifications thus Landmark wouldn’t cover the cost. I’ve tried to the past 3 days to get another contractor out with Landmark telling me that I would be charged added fees for that, I had my own contractor come out and CONFIRM the only item needing replacement is the water heater and no other component….once more, you would think a self-proclaimed well ran organization like Landmark would have contracts in place for the customer in a situation such as this to cover the replacement they’re willing to cover and their client signing off on their awareness of what’s being fixed. Instead I’m left HAVING to go with the inept contractor forced on me with zero options to defer to another entity, when prompted to give me a number for a cash option to pursue my own contractor I’ve been left waiting and bounced around only to finally be given a ridiculous amount with the justification being Landmark gets it at a discounted rate. Thus far, this has been absolutely abysmal by Landmark and their selected contractor, I must emphasize once more how much I loathe leaving poor reviews but in this instance I don’t feel like there is an alternative. Rest assured I will not be renewing my coverage with Landmark nor will I have any urges in promoting them in the future for any home owners.

When replacing a water heater there are modifications that need to be done in order to ensure the new system works well in your home. These modifications are typically items that are not covered under the warranty. Because these are not covered under the warranty, they will be at the contractor’s prices.
We understand that our homeowner’s may seek other options rather than pay the out of pocket costs or use Landmark’s in-network contractor. An alternative option may be presented. The cash in lieu will be at Landmark’s cost for the covered repair/replacement.

My microwave stopped working. I called for service repair, they charge $70 Everytime they send someone to diagnose the issue which I am ok with.
When tech came in he found out that my microwave is not repairable.
Built-in microwave cost over $$400 repair is about $800
Landmark is said they can only pay $175
Remember this built-in microwave.
I am super upset because they are refusing to repair my microwave.and choosing to give me for very the worst, cheapest microwave on market , The saddest part is the one they want offering me doesn't even match the features of my microwave. I feel cheated and every time I call they seemed very rude and don't want to listen. Only what I need is to repair or replace my microwave and they are not giving me any option. I would like to worn other. This company reserve O star , please save yourself for headache. I regret having them as my home warranty.

As I have addressed in a previous response, the warranty does reserve the right to provide you with a cash in lieu of replacement. The cash in lieu is based on a comparable unit at Landmark’s cost, which may be less than retail. We compare in capacity, efficiency, and features, but do not compare in brand, color, and dimensions. If you do not find the unit comparable to your current microwave, please inform me of your concerns and I will be able to review the cash in lieu.
If you wish to move forward with repairs, you can use the cash in lieu to assist you with the costs of repairs. After the acceptance of the cash in lieu, you are welcome to continue work with our contractor or utilize a contractor of your choice.
We are pending your final decision. We will need the name and address you would like the check sent to.

Terrible company to deal with. Had an AC inspection by a a local AC company who informed me the unit was in great working condition and recommended a coil cleaning. After having Landmark send there sketchy contractor to come do a "tune-up" that was mislabeled and was only an inspection that only tried to upsell me and told me that the unit was going to break down and Landmak wouldn't cover anything on it. Try to get a refund and ofcourse they want there cut of the money for nothing. Stay very far away from this scam.

We have used the warranty for a few washer repairs and air conditioning tune-ups. So far so good. The customer service has been good and the contractors have all been professional and friendly.
