Leap Property Management is the worst company I've ever had to deal withThey are totally unresponsive to our request for mold removalWe paid to move in the middle of Aug but due to mold in and around the AC vents I refused to move our furniture in, it took them till the last day of Augto send out a carpet cleaning company that also cleans ductsWe moved in and two weeks later the mold is backI emailed them on 9/25/to let them know the mold returned, I told Taylor I bought Kilz and would clean the areas and applyI was told not to do thatOn 9/they said mold specialists were contacted and they were waiting for the owners approval to move forwardOn 10/and 10/another follow up emailOn 10/sent another email with picture of new mold forming on the bathroom wallNever received a response, my husband also reached out to Gabriel who NEVER responded to emailsToday 10/I sent yet another email, Taylor finally responded thanking us for our patience also getting us know it's been escalated to Gabriel (He's know about the situation for months!) This complaint is only about the issue with the mold in this townhouseI'm not addressing the fact that none of the smoke detectors had new batteries when we moved in (alarm was going off the day we took possession of the unit)Carpets were never cleaned, they disagree with me on the unit being cleaned but they say they sent out two people to clean itI have pages of pictures pictures per page of all the things that were wrong with the unitThere's more but no point in typing a novel We own properties in another state and if my tenants ever told us they were being treated the way we are, I would fire our property management company on the spot!! More importantly our son has serious allergies and asthma, I can't have him stay here during college breaks until the mold is eradicated Don't rent from this company!!!

I RENTED A PROPERTY TRUE THEM FOR ONE YEAR AND THEY NEVER GAVE US SERVICE ON TIME ( THE FASTER SERVICE WAS AFTER WEEKS!! For 1+ year Leap Property Management, Managed my property and later on in March, they helped me to sell the property on much higher then asking For the record, I live in PA and my property in TX Property Management: - My previous property management company gave me so much headache to the point, I had to drop them and online I found Leap during my online research In transition process, Gabriel/Jason took it on so personal level, they went to previous Management company to get the records, because on phone they gave me hard time to even transition documents Every months LPM (Leap property Management) would visit to house, talk to tenents and take pictures to make sure home is in good shape If any problem they will ask for my approval and get the repair done from their handy man on very minimal and reasonable ratesSo Stars as Property Management Company Broker: - Gabriel [redacted] gave me good news within a day of listing a house I don't know what he did and how he did itThere were some issues on Buyer's side, but Gabriel did his best to meditate and communicate the problemsAnd cannot stress more, that was too nervous to even sell the houseGuess what I SOLD MY HOUSE REMOTELY AND MORE THAN the asking rateREMOTE is the important word, since Gabriel did everything in terms of documentation and research on missing details Do another STARS to them Finally Thank you Gabriel and Leap property Management Team for making my life easy

The water heater isn't working properly, LEAP property management send a plumber and they are charging us the tenants to pay for the plumber visit
A plumber visited our house the first time and recommended to change temperature settings, the recommendation didn't work making the plumber came back for the second time with no successLEAP property management posted a bill for the visit due on the same day, showing that a bill is a past due already

Leap Property Management was done for the great job from starting to endingMy property was found for the tenant in daysI do not believe itI recommend your future property management company

Leap Property management is one of the worst companies I have ever dealt withThey are infamous for not returning emails and/or calls for up to months at a time(Yes, you read that right)They are dishonest, rude, unhelpful, and I cannot believe they are still a management companyThe do not fix anything, and when you call to tell them you need something, they act like it's such an inconvenience***, *** and even *** ***, the owner, don't care about any of their customersPlease do not use this company ever

After renting from LEAP for about months in a very overpriced and expensive property, they withheld $dollars of our security deposit for very very minimal wear and tear itemsWe had professional cleaners every two weeks almost the entire time we lived thereWe had professional carpet cleaners clean the carpet for almost $dollars at our cost when we leftAnd we paid professional cleaners on move out at our expenseWe were dinged for tiny scuff marks you can barely see on the walls We were charged for a few newspapers that were delivered after we moved out They termed this as "leaving trash on the property"We were charged because they felt I did not clean the oven correctlyI followed the oven directions in the manual exactly as outlined on the instructions on the clean cycleAnd then wiped down as instructedI am happy to supply pictures of the ridiculous chargesWe left the property cleaner than when it was handed to usThere was urine all over the toilets and floorsWe had to pick up rocks and drywall that were crumpling in each windowWe had to dust and take care of other cleaning matters

I have been trying to contact them for over two weeksThey won't respondOwe me $
I canceled my contract with LEAP because they did not pay my HOA fees and cost me late fees with my HOAI have been trying to contact them for over two weeks about refunding my money after I canceled my contract with themThey will not return an email or phone call to let me know when they will be returning my money

We are disputing the deductions made to the security deposit per the Itemization of Security Deposit form signed 7/25/by Bradley W***
Disputing the deductions made to the itemization of security deposit based upon pictures and video we have the house from both our moand move-out
Additional detail can be found in the resolution portion as well:
The lawn was mowed and weed-eated June 29th, We also are requesting a picture of the lawn taken on July 3rd
Per the contract, "wear and tear" may not be excluded from the deduction so touch up paint pictures (beyond wear and tear) are requested Given the video and pictures we have for the tub and door area, we are asking for additional pictures and details
The carpet steaming and cleaning was completed and an email was sent showing the carpet steaming payment ($173.56) so the $charge on the itemization of security deposit (#2) and associated explanation/detail is requested

The company does not respond once they received fees
I have not rented from these peopleHowever, I did submit an two applications for a rental and was told I would receive a response in 24-hours after all requested items were submittedhour after not hearing back I call and the VM box was fullSo I called my realtor to check on the status as I was getting ready to leave for vacation for daysWhen I returned from my trip still had no communication from this companyFollowed up again and was told I would have an answer by the end of the dayToday is another days later and I have left messages and still no responsesWhen I submitted the application I confirmed that no other applications were pendingI have good rental history, make more than enough money and no criminal backgroundI believe this company just takes peoples application money or are letting people continue to place applications on properties that are no longer available

There is an overall lack of customer service with this property management company!
The back portion of our backyard fence is falling apartThere are several boards missing and several boards hanging on the fenceWe requested this be fixed in May We have had a change in contact individuals within this property management company times since MayEach time an individual leaves the company we are not notified of change in contact personI have provided all the necessary photos and contact information to the property management company several timesEvery time I call there are continual excuses as to why there is no resolutionI have spoken with management in this company and have gotten the same responses...long lapses of time in between responses and/or no response and continued lack of resolution to this repairThis has been going on for months! I am asking my fence be repaired ASAPWe have waited long enough!

Need proof of what we were charged $for out of the owner's maintenance reserves of $after our tenant moved out
