DO NOT - I repeat DO NOT do business with this companyI am a property owner and from day working with this company has been horribleOne of the owners, *** ***, came to my home and promised me the moon and starsI was apparent after my 1st conversation with his employee that what he promised me was not explained to his teamThis included but not limited to home inspection every months to make sure the tenants were not destroying my homeUnfortunately, that didnt happenThey had several personnel changes, my accounts was transferred to five (5) different people and a year later no inspectionI had to become incredibly aggressive in order for them to do the inspection, send me pictures, and/or replyGetting anyone to call or reply to emails is like pulling teethDue to their negligence, my property was not taken care of and really destroyedAnd the tenants had to consistently call me because they couldnt get a hold of anyone at this companyI hired them so I wouldnt have to be involved but I was every step of the wayI recently terminate their contract and spoke directly to the tenantsCome to find out - Leap treated them like 2nd class citizensNever replied to them, and when they did they were incredibly rudeDuring my year 1/with Leap there was a bad storm around my propertyI asked Leap to inspect the roof and fenceThey sent in a roof company without even calling the tenantsIt was a surprised visit for themThe lady of the house was really scared and called her son thinking she was being robbed or there was an intruderLuckily he didnt take his gun if not there could've been a casualty in my propertyLeap provides horrible customer service, they are rude, its like pulling teeth to do anything if youre a tenant or property ownerABSOLUTELY - dont recommend doing business with them and they should be shut down because they are a "property management" company but they dont manage anythingThey just take payments from the tenants, take their fee out, and deposit your moneyThat is the extent of customer serviceAnything else - dont expect it to get doneThey will no look after your best interest or your property

I am a property owner and LEAP Property Management is my property management company and my experience has been outstanding. I have had the opportunity to work with several representatives at LEAP and each one handled my needs in a professional and quick manner. LEAP makes me feel I am a priority and my concerns are their concerns. The tenant issues are also referred to me immediately and resolved in a very timely manner. I would refer anyone and everyone to LEAP and I can not imagine any other property management company being better.

Easily the worst property management company I have ever had the misfortune to be involved with. We just got out after two years and we can not be more happy! We ALWAYS paid on time and yet they still never completed anything on time. the hot water heater busted and flooded half the house. They did good on getting out there and getting the carpet out but two weeks went by my family and I were still living on nasty cement floors. not until my 2 year old daughter cut her foot on one of the carpet nails did they finally do anything about getting new carpet in. later on we had other very simple problems and it would take weeks to even get a reply. We did call for ticky tacky stuff either. just things like. "we need carpet" or the garbage disposal is leaking and completely busted. it also took over a months to get the master bedroom shower working so we could use it. we sent them an email and called them the day we moved in about that one. We also were told that when our air conditioner was not working and it was friday and their mechanic was too busy to come out that we would just half to deal with it till monday. Thankfully my wife had made a mistake and it was the air filter that got lodged in the intake. Then we noticed we couldn't get a hold of anyone about renewing or not. we didn't want to renew but we were in limbo with my job so we were going to have to suffer another year of this horrible property management company but a week before christmas they FINALLY emailed us and told us the owner had decided to sell and that me my wife and my two kids under three had 5 weeks to find another place to live...this place it so bad. I have had some terrible customer service in my life and never have I gone out of my way to write a negative review. But this was just too bad I had too. If your considering renting and this company is the management firm stay away. If your considering letting them take care of your rental property you will never have long term tenants with the way they do business.
