the work orders that were put in are things that the owner does not have to approve and the majority of the time is because they do not have the funds to proceed.  Example: Dishwasher.  I am not sure where you received the information that the owner of this company was the owner of the property that you resided in, however it is not true.  The information about the owner is a public record and can be looked up on the internet and you will see that the owner of Linnemann Realty does not own that property.  The issue on the washer and dryer.  No one in this office has the authority to say to throw anything away that belongs in the property.  The only person that can do that is the owner with written consent.  I can not find any written consent from the owner or anyone in this office that gave you the authority to throw away a washer and dryer.  If you have an email or anything proving that it can be looked at again, however until then the charge stands.

I am rejecting this response because: This is not completely adequate. I received and itemized list that was not an accurate representation of the property. Items listed on the cleaning report ie. stains was there when I moved in. I have had to remind this company to look at the pre-inspection after they took my money. They have bad business practice and I will make it my business to inform others. I had to hire professional company for carpet.cleaning per my lease but they used a so called company that can not properly write an invoice or itemized list of what was done. That unit had no fire place, trash to haul, or storage shed to clean to start so why was it on the so called itemized list I am required to get after my deposit is taken?  This is suppose to be an adequate representation but they failed and copied and pasted something just to send me. I was told that the.company recently changed names but the actual invoice is dated earlier than the so called name change, is this a discrepancy too?

We have spoken with [redacted] regarding the Revdex.com complaint regarding her move out cost.  After calling her and making the adjustments, we are editing her charges to reflect her true amount.  We are removing 5 hours of labor cost and several smaller repairs that were missed on the...

condition report.  In addition we are removing the cost of utility service due to the missed inspection date and one processing fee.There was a $41.40 balance due but we zeroed the total for a resulting balance of $0.00.

The tenant's statement was sent before the 30 days was up, however we didn't have the address that she apparently moved to.  The 30 day notice is blank so we have to send it to the last known address. Everything needs to be put in writing, not only to protect us but also to protect yourself....

  I do apologize if our escrow assistant was rude and there is no excuse for that type of behavior.  We always ask if our tenants disagree with their statement to please put it in writing because of the amount of tenants and owners that we serve.  It is hard to go over anything like that over the phone because the inspectors are out on the road and they are the one that inspects the properties and make the notes, as in cleaning, carpet cleaning....etc.  We need to get their input and information before a decision can be made that the move out needs a second look.    WE have your complaint and will decide if it needs a second look.

It seemed like there was some miscommunication with whoever she spoke with. We would not hold the tenants money unless the tenant owed Linnemann the funds.  The check for your overpayment will be done today.  It could not be done Friday because there was no one here that could sign for...

Unfortunately a dishwasher is not a necessity therefore it did not get fixed until the owner can get it done.  We are the middle man with the homeowners.  They have responsibilities to get things fixed for a tenant but a dishwasher is not one of them.  We cant do much about the cleaning since this was over 7 months ago.  I did not find anything in your file addressing these concerns therefore I can not do much about this since it was 7 month ago.  I apologize that you feel the property was not cleaned, however I advise you to fill out everything you request to get fixed in writing.  I'm am looking through the work orders that were sent by you and I have very few.  The washer and dryer will not be charged to you.  I have addressed this issue and while no one told you to throw it away, the washer and dryer did not belong to the owner, therefore you will not be charged for it.  I am considering this closed.

I am rejecting this response because:
Their response is invalid and does not justify the errors made by the company. Being sorry or not does not justify the errors made. This company is trying to generalize an error filled situation by broadly speaking on behalf of myself in hypotheticals, and other property owners. This is belittling. Given the fact that these errors on on our credit individually, mentioning my roommates without their own representation is belittling and unprofessional. Their insulting opinion of my decision making does not justify the errors made by this company during this process. My credit report, me, and my family's lives are being negatively impacted by this company, that continues turn a blind eye to the negative errors made on their behalf. There is nothing sorry about this, their actions, or their response. My complaint should be with the company; they are.
