This company preys on unsuspecting consumers who are fooled into thinking this company is providing a service in conjunction with real estate professionals as part of the sale of their property or home. Delivered by USPS in what appears to be an "official" envelope, this business is extremely deceptive despite the disclaimers in small print.. It looks very official and is intimidating. It has personal information on it, albeit incorrect, and asks for $89 to send us a complete property profile and a deed to our property. On the delivery envelope, there is a notice in a black outlined box that warns of a $2,000 fine and 5 years of imprisonment for obstructing the delivery of this letter. Also: This is not a government document Above the address it says: IMPORTANT PROPERTY INFORMATION RESPOND PROMPTLY. For the unwary, especially senior citizens this company takes PUBLIC information regarding the sale of their recent real estate transaction, copies it off and sends it out like an official invoice with a BILL for $89. Truth is, this information is available to anyone for FREE. If you confront them, they will tell you that they are providing a service and that their mailings have disclaimers that say this mailing only applies to those who wish to "accept this offer".

that we are not a government agency or are associated with any governmental agency. We do not misrepresent our identity either. We are legitimate business entity with the name of Local Records Office, which advises the consumer that we deal with records, specifically Deeds or other Records of Title. There is nothing false, misleading or deceptive within which we operate our business. We make it clear to the consumer that our letter is a solicitation and not a bill. The consumer is advised that they are under no obligation to pay for our service unless they accept our offer and request our service.In this case the Consumer did accept our offer and as per his request we will send him a full refund  as of today, Check #[redacted].Very truly yours,  LOCAL RECORDS OFFICE[redacted]

Complaint1. I'm a Realtor. 2.2 months after closing,my buyer got a letter from this co. asking him to send $89 to get a copy of his deed & property profile.I'm a Realtor in [redacted] With the help of my services, [redacted] purchased a house through me on Sept. 13, 2013. On Nov. 8, 2013, he received a letter from "LOCAL RECORDS OFFICE" stating that "For a complete property profile and an additional copy the only document that identifies him as a property owner, the deed, detach coupon in letter with $89 to receive these documents." This is a serious misrepresentation. On Nov.8, Mr. [redacted] called to question me why he has to pay $89 to get his deed? He faxed me the letter & I told him he didn't. this is the 3rd such letter I've received from this company. It's fraud & misrepresentation to a general public that doesn't know they do not need to pay anything after a settlement to receive their deed to the property they just bought. I want this company shut down. They are misleading people & getting $89/person who think they have to send them money to get a copy of their deed. The letter looks official, like it comes from a government office. Unless the buyer calls their Realtor, they have no idea they don't have to send any money to these people. I've called the "LOCAL RECORDS OFFICE" & got a recording. I did not leave a message. I may call back. Desired SettlementI want no financial compensation. I want this, & other companies like it, investigated & shut down.

I have no idea why this has an A+ rating. It is a scam.
Like other similar scams, this one sends you a letter after you buy a home or refinance your home, telling you that they will send you a copy of a document "you need" for $89.00.
The document can be had from the recorder's office for as little as $4 or $5 dollars. Their innocuous name, "Local Records Office," is to make you think that they are the office that has the records. They are not.
They prey upon people who just went through mountains of paperwork and think this is just one more thing they have to do.

One of our clients received a notice from this company via the U.S. mail. This company solicits business from property owners by including their name, property address, and even legal description on an "official looking" notification that the property owner can obtain a recorded deed, etc., from them for a fee (which is considerably higher than obtaining it from the local Recorder's Office.) In very small type on the front of the solicitation, they identify themselves as not being affiliated with a government agency. When I checked the Indiana Secretary of State Corporation's website, there was no business called Local Records Office located at 133 W. Market St., Suite 239, Indianapolis, IN 46204

I was contacted by mail from a place called "Local records Office" claiming to provide me with a copy of the "only document that identifies Stieber Bonnie Jule Meahalani as the property owner of 16270 12th Ave Ne" for a service fee of $89
Obviously when you buy a new home you are paying lots of bills to lots of people and for lots of services all in the first month so I can see how if you didn't look carefully someone could easily overlook that this is a scam. I've attached a scanned copy of the letter they sent me.
