Holiday Homes, Incdba Freedom Homes is a registered company with the state of KentuckyWe sell both manufactured and site built homes in the tri state areaWe are not a broker marking up extras but we are a retailer of manufactured homes and a builderCustomer hired an outside third party to clear the property on their own without our involvement to ensure the excavation would work for a slab foundation When the excavation was completed by the third party we visited the site to make sure the work was done properly for a slab foundationAt that time we expressed our concerns that a slab would not work due to the change in elevation and the only foundation that would work was a basement.We have reached out several times over the past month to discuss next steps with no response from the customer.We have an deposit agreement signed by the customer listing potential expenses incurred through the inspection and building processTo date we have incurred expenses in excess of the customer deposit.In good faith I will process a full deposit refund of

When we take a deposit on a home that means that customer has first right of refusal to purchase that lot modelNothing more!The sale is final and the home is locked when the customer has given us all the down payment, finance approval including a good appraisal for the projectWe always continue to display inventory until we know the sale is 100% solid and will go throughIn this case a small deposit was given in December A final contract was not written until March 25,Then we did not construction close on the loan giving us the ability to break ground until July 31, Again if a customer can move financing fast and wants the home locked, we lock the homeIf the transaction is working toward final approval for any reason we keep the home open and continue to use the inventory as until we have a solid dealIn addition, the carpet was was professionally cleaned and signed off by the customerWe have evidence that a mouse or other type pet chewed through the water lines under the sink twiceWhen we completed the house we check all water lines and run the dishwasher for proper functionsAfter the customer moved in they had a water leak.After we looked into the situation it looked as if a small animal had chewed through the lineWe do have the water lines that had been damaged for review.Doors had damage front and backAgain the house was purchased as is but we replaced both doors at no expense to the customer because it was hard to determine if the doors had been damaged at sof after the customer moved in.Any cosmetic issues with the tub is the tub manufacturers call on how to make repairsWe turned over the tub issue to the manufacturer for a determination how to correct the problemThe said the repair is done on siteIn addition, it has been explained to the customer and us that the tub is set in the house and the house is built around the tubThe house manufacturer explained tub repairs are done on site and the tub unit can't be removed and replacedA finish grade seed and straw was completed before closing as it was a lender requirementThe lender does a final inspection to verify these items have been doneGrass is not present do to the time of yearI'm sure the yard is a muddy mess due to winter and all the rain we have received over the winterThanksPaul

[redacted] was the developer of the sub division and has the obligation to complete the streets and any punch list the Village requires to take over the streets Holiday Homes only purchased lots to build homes and had nothing to do with the development When we completed a house a walk through with the customer was done and all items that require attention are discussed, documented and addressed at that time Grass growing and yard maintence is the homeowners responsibility Thanks ***

The [redacted] subdivision was developed by [redacted] Painter. [redacted] applied for and received approval to build the sub division from the village. At no time did Holiday Homes or Freedom Homes become the developer of the sub division. Holiday Homes and Freedom Homes did purchase lots from [redacted] to... build houses but took zero responsibility for the sub division requirements such as roads or a punch list. In addition to buying lots and building houses Holiday and Freedom Homes did sell several lots to different builders who also built houses in the sub division such as Ryan Homes,HB Builders and Potterhill Homes. The Villiage has contacted us about road and punch list concerns and I have explained the same senero. We have built and sold houses along with lots in the sub division over the years. We have also placed signs for marketing puposes giving the illiusion we owned the sub divison and developed it. I don't know what to say but [redacted] is the individual who has the responsibility to address the homeowners needs. Respectfully, [redacted]

We fully intend on returning to dig up around the foundation fix or replace the drain tile and make sure the water is gone under the houseWe can not complete this work until the conditions are favorable to dig to make repairsThe last time we looked at the job the place muddy and work could not be completedAs stated by the customer the yard is a muddy mess with a moat around it. When the weather allows we will schedule and make corrections

In response to the above referenced complaint I will give a timeline for this transaction and explainations of the process to build a home on private property
5/28/both parties executed a pre contract with a depositAt this point in all transactions several items are needed to move the file
forward. Some of the items needed to proceed are bank pre approval along with specific information on the property being purchasedWe need copies of the Legal, plot plan, purchase contract on the land and a satisfactory septic approval from the local health department. With this information we schedule a site inspection in order to determine if the property and all land information will allow us to build a home as proposed in the pre contract
7/13/was the date on the septic approvalSo please understand we could do nothing on the site evaluation until this information was receivedWe did continue to work on the pre approval with the bank The pre approval date was 7/15/
After site inspection and pre approval we verify all costs associated with the job via outside contractorsThis allows us to gather the needed information to verify and prepare the final a contractThis sometimes takes a few weeks as we rely on independent contractors to supply this cost informationAfetr this information is complied we schedule a meeting at out office for a final contract with all numbers /costs to complete the jobThe final contract was signed on 8/26/
With the final contract done the bank then schedules a formal application with the customer in order to verify all financial inforation provided at pre approval and distribute all required disclousesThis happened 8/27/and final approval come back 9/9/15.
If all the formal application inforation matches the pre approval the apprisal is ordered by the bank!!! Our sales people do not order apprisals nor do the have the ability to do soThe lender must order the appisal as that is the lawAppraisal was ordered 9/3/six days prior to getting final approval
The lender received the completed appraisal on 9/18/and then sent to the apprisal managenment company for review and approvalOn 9/25/the appriasl management company determined the value of the total project did not hit valueIn particular, the land did not appraise for what the customer has contracted to pay.
Please understand we treat all customers with respect and try to do the best we can to expetite every buildWe do not hold up any part of the process or lie to customersWe make no money until we build a house and the customer moves in
I'm sure the realtor and our competition have been offering options of the process as it relates to time frame, but we want to make sure everything is in line before the customer enters into a consrutction loan and we can't build the house they want for reasons beyond our controlI feel good that we dot every I and cross every T to protect our customers and ourselvess

I have reviewed our file including the contract as well as our deposit agreementI can supply copies of all documentation showing that each expense incurred was the responsibility of the buyerWe also have a certified letter green card receipt return from the post office and signed by the customerThis letter was sent certified mail to the buyer in order to provide copies all receipts for each expense along with the documentation showing these expenses are the responsibilty of the buyerI can provide copies upon request
I completely disagree with the accusation that Holiday Homes tried to bump the price and take advantage of this or any other customer
We do not or will not conduct business in that manner

In response to Mrs *** the long time frame was due to financing on the customers partWe have nothing to due with the financing that is between the customer and the bankOnce financing is in place we start the project.The contract clearly states the customer purchased a lot model and the home
is sold cosmetically as isAs a result the house or project will receive discounts.We have been to the house several times to perform warranty work including a hose on the dishwasher that a mouse had chewed through creating a water leakWe did not reject the work order we agreed to make repairs even though our warranty does not include a mouse chewing a hose.Any drywall work is fixed with more drywall mud.The front door was damaged and we agreed to replace that doorAfter the sale the back door was damaged and we agreed to replace that door at no charge.The water in the crawl space has been addressed on several occasions but the final fix will be when the weather breaks and we can dig up the drain tile and reinstall after we water proof the block. This has been communicated to the customerIn addition, we have a warranty repair scheduled with the customer for 2/13/The tub manufacturer has been trying to schedule a repair for the tub but the customer has refused to let them make repairs.The dirt issue was extra dirt wanted buy the customer and I have a signed change order that was paid in fullGutter lines did not wash away several tons of back around the house

I still have water laying under the house from my initial complaint when the home was under warrantyThe electrician I hired to fix my electric found the main volt wire coming into the house nicked by the subcontractor who installed itSo I guess living with a molded house and electrical problems from the install is just part for the course when dealing with holiday homesThe picture I submitted with my last response was the water under my house that dayThanks

Why was every homeowner told that when the last house was built that holiday homes would pave the road and turn it over to the village? We are trying to resolve this matter and holiday homes should be ashamed at the way they are treating their customersIf we cannot resolve the matter here will be filing a complaint with the HBA

*** ***no grass seed or straw was placed in the yardA small amount of straw was placed leading to the front door to make the muddy mess bearable to walk inWe were told they would be back to put seed and finish strawnever happenedStill have standing water under the home2-inches of standing water. the dish washer incident was one occurrence, it took them two times to find two damaged pipesThey do appear to be chewed or dry rotted, but we have ZERO evidence in our home of any rodents... also, the doors were written up as damaged before we closed, so acting like it was doing us a favor by replacing them is wrong. My my main concern is the standing water under our home, I am afraid of mold developing in the insulation under the home

Mrs *** purchased a home from our *** location over a year agoThe manufacturer has a one year warranty that Holiday Homes helps with in the local marketThe one year warranty expired in February Over the past year we have received several warranty calls from Mrs *** and all work was
completedA few times we received complaints about standing water under the homeWhen the contractor visited the property he said he found the sump pump was not plugged in thus preventing it from removing water from under the home.Last week when Mrs *** called our warranty manager we tried to ask questions of her in order to trouble shoot the situation over the phoneWhen asked if her sump pump was plugged in and did she check to see if a breaker was tripped she got angry and said she would handle things herself and hung up. We visited the property on June 16, at 10:Am to speak with her and try to give assistanceNo one would come to door after several attempts
