April 16, 2018, Josh T. was made aware of our intent to vacate *** Drive, Tampa, FL 33615. 'Official? 60-day written notice to not renew our lease given May 01, 2018 with rent payment. We vacated 05/12/18 and returned possession Josh by mailing the keys certified mail, which he never picked up from the post office. On 05/18/18, Josh stated, 'If the place gets cleaned, is move-in ready, and I can rent it before our lease is up. I may be able to save you guys some money.? On 05/24/18, I flew to Tampa and headed to the property in an effort to make sure the house was clean and presentable. Josh showed up at the property while I was there. He went into the house. He did not say anything about the condition of the house and in closing, I PHYSICALLY handed him the key to the property. He got possession. Since Josh failed to pick up the package I mailed on 05/12/18, I will use 05/24/18, as the day that POSSESSION was RETURNED back toJosh. We paid June's rent, our last month of the lease, even though we did not have "possession" and were already living in ***. Josh stated a potential tenant was moving in on 06/15 and that he would refund me HALF of June's rent PLUS my security deposit. HE LIED? Josh deliberately deceived me in a text message dated 05/18/18, in a voice conversation we had on 06/06/18, and in TWO more separate text message dated 06/06/18 about a 'potential tenant? moving in to 'save us some money'. I flew to Florida 06/26/18 to help move my parents. I drove by the house and the grass was shin high (we cut it before we moved) and nothing was done to ready it for a tenant 06/15/18 like Josh told me on several occasions. The property was NEVER posted on any websites indicating that the property was available for rent. Now it is July, I asked Josh in a text message dated 07/06/18, 'Where is my security deposit'? Josh replied, 'your lease just ended a few days ago'. Josh T. is past the STATE'S required 30 days ? to give the tenant written notice by certified mail to the

Refund I want my FULL security deposit refunded as stated by FLORIDA STATE STATUE 83.595. The 15/30 day period STARTED May 24, 2018, when he received POSSESSION.
Please find the attached lease that states that the tenants lease, and financial responsibility, did not expire until July 2nd, 2018 and that they are responsible for lawn maintenance. June rent was paid, however, not until June 11th at which time I waived well over $100 worth of late fees that she was responsible for. Unfortunately, she did not pay her July prorated rent at all. We did not receive the keys until July 10th 2018 (Please find her attached USPS tracking info). There was quite a bit of work that needed to be done to recover this property into a rentable condition. However, we did get the estimates timely as well as send out her security deposit within the 30 days allowed from the day we received the keys. Please find the attached pictures of the condition the tenants left the property in. As you can see the property was far from clean and nowhere close to move in ready when it was turned over. I am disappointed to see our relationship end this way, but glad to see that a resolution was reached.

He gave us a FULL REFUND of our security deposit. Which is we left the place in such "horrible condition" then we wouldn't have gotten the full refund. I would never recommend this business to any family or friends. He deliberately rerouted the package containing our keys for two months and I am interested in seeing the results from the postal inspector on that open complaint.
