To Whom it may be concerned
We have experienced the poorest treatment imaginable throughout this process No communication, No Integrity and poor Quality Please see my below message, as we missed our closing date times and the home has not been completed correctly Yet, your company feels I am in default Our finances are waiting but we could not even get a phone call from the sales rep to tell us they were behind We continued to beg for completion and missing deadlines throughout
We do not agree with the statement that Maronda Homes has placed in their released statement The ***’s are only signing this form to be released from this contract so we can move forward with a purchase of a home In fact, Maronda Homes has made this process the worst event of our lives, and we are terribly disappointed at the lack Integrity, quality, and communication of Maronda homes and their representatives For these reasons, we opt to walk away from a company who has over promised

I am currently building a home with Maronda Homes in *** *** *** **We first met with them in December of and then signed our contract with them in February We were told the house would be done in July, then it was September, then October, then November and now "possibility" DecemberThey have delayed our house so many ***es and have told us more lies than we can even countLet me just start by telling you what caused these delaysThe first delay was due to the permitIt took months to get the permit because Maronda Homes had to resubmit it THREE ***es because each ***e they had "lack of documentationAfter constantly lying to us over the real reason, our realtor contacted the planning and zoning department and they told us this informationThen, once they finally started building they dug our home in the wrong location! Since months after moving into my new construction home I have had shingles blowing off the roofThe builder has come back different times to fix and replaceThey blame it on the shingle manufacturer and say they are in litigation with themI have been waiting over a year and still get the same answerIt is their problem with the manufacturer not mine and my roof should be replaced regardless because I paid for a product and it should be without defect

We share Mr***’s frustration with the shinglesWe are in the process of working out a solution that will be satisfactory to both parties...while continuing to pursue our legal rights with the shingle manufacturer

My name is *** *** and I recently purchased a home from Maronda Homes in This was my third home purchase and the first one that I ever purchased as a new buildMy wife and I were pretty nervous going into this endeavorDidn't want to make a mistake and wanted to make sure we picked the right home builder for our needsWe spent about to months researching all of our optionsWe finally decided to go with Maronda Homes after we looked at their house plans and did some on-line researchI saw some of the negative feedback on line and brought that up to our sales agent Ian D*** Ian put us at ease and gave my wife and I that feeling that he was a person of integrityI have to say it came down to price, house design, location and the gut feeling we got from IanMy wife and I are not quick to jump on these sites and make comments either way about a company or an individual....in this case I felt it was important to tell our story as it seems to go against the grain of what I was reading on this siteWe had a wonderful experience with Ian and Jack our production supervisorThey were the epitome of professionalismWe moved into our house two weeks ago and it is everything we imaginedI can not speak for anyone else...but, our experience was better than expectedI have already recommended Maronda to my friends who are looking to build

The original contract was accepted on an existing house (market home) with several stipulations from the customerThey wanted us to finish the basement and modify the kitchen and wall oven along with a few other items in the houseThe process actually took longer than we had anticipated by about
weeks due to several factorsWe specially modified a built in wall cabinet to house the double wall oven and built some side shelves to provide a nice center piece to the kitchen areaWe took delivery of some cabinets for the lower level that had damage upon opening the boxesRather than trying to repair the damage we had new replacement cabinets reordered....this took at least weeks out of our schedule. The closing date was set for 12/16/and was requested to be moved by the lender due to an incomplete appraisal associated with the cabinets....at this time we agreed to pay for the second appraisal because our supplier sent us damaged cabinetsThe new date was set for 12/23/2016...it was a few days before this closing that the Realtor for the customer called or e-mailed us demanding that we throw in thousands of dollars towards closing costs or other concessions or "the customer will walk away"Unfortunately, I was not able to make any further concessions on this job because I priced the house more than fairly from the beginning. In closing, I did review several e-mail communications that my closing coordinator has on file for this job in an attempt to better understand if there was some sort of communication issues between all parties involvedMy closing coordinator was in constant communication with the original Lender from the beginningAt some point the buyer switched to another lender and we had to resubmit all paperwork to the new lenderWe show almost two dozen separate lines of communication between us and the lenders going back into October and leading up to the December closingOur building supervisor, sales professional, and closing coordinator were all in communication with the customer and/or the Realtor according to my team members

I built a new home with Maronda that I closed in Feb I had problems from the day we moved in with an improperly installed shower, leaking toilet, improperly installed sink, flooring seams that came up - twice, walls that aren't plum, refrigerator broke, and drainage issues that have resulted in the basement flooding twice The second time, we discovered a basement window that wasn't sealed correctly and was leaking causing mold between the foundation & insulation, a retaining wall that a permit was applied for, but never installed, improper swells/drainage tiles, etcon the property and not enough pea gravel in window wells I was told that I only had a ONE year warranty, not their problem! REALLY, you build a new house and if any defects aren't discovered in first months- too bad Who spends all that money for a NEW house to have it fall apart after a year???

I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear below
[To assist us in bringing this matter to a close, we would like to know your view on the matter.]My contract to build my home is with Maronda Homes, they should be coordinating issues with materials as they procured them While I understand that they believe that ultimately the manufacturer is responsible for the damage to my roof, I am forced to work through them for any issue resolution Additionally: Maronda has stated that the issue is the shingle not the installation I have had separate individuals state otherwise In earlier talks with Maronda I was told they would send out an independent engineer to review the install and provide a detailed summary of the roof condition and reason for it Why has this not been done? My roof has been repaired upwards of times, It's not going last much longer I'm spending hundreds of dollars each time the wind blows, I am going to have to replace the roof sooner or later Maronda has offered no explanation of how or if I will be compensated if I pay for the roof myself once they are finished with the lawsuit? Additionally, what happens if they loose? If they are so sure they will win, why are they not working with me to correct the problem now, and recoup the costs after settlement? As I have stated, I am willing to work them.
Regards,

We closed on this house early in the Month of March. We had 6 different change orders that were processed on this project that were well after the appropriate time to submit change orders. A series of change orders was submitted 7 months after the original contract was signed. This would have been...

in October 2017. It should be noted that some of the 6 change orders had multiple items listed on them and several were not simple in nature. We had several changes that would be considered substantial change orders. Our drawings were fine...the problem was having to go back and add a wider driveway the entire length of the drive to the curb along with many other changes.

RE:  ID # [redacted]I read the customers letter in regards to the hardwood flooring concerns.  Two separate tests were conducted on the flooring by independent inspectors.  The tests ended up conflicting with each other in terms of a possible root cause.  The installation company...

and the manufacturing company have both decided to replace the flooring at no expense to the homeowner. We are happy with this decision from our suppliers as we feel it is the correct thing to do for this customer. Sincerely,Gregory E. C**,Maronda Homes

Maronda accepted the contract in February 2016. The contract had a projected closing date of 9/30/2016. The PROJECTED  close date of July may have been discussed back in December when our sale team member was discussing the potential project with the customers. Naturally, this would have been...

based on a contract being written at that [redacted]e.Since we did not agree to a contract in December or January...then the Projected dates would naturally move to a later date. I hope this makes sense to everyone. We did have several delays through this build process. We needed to purchase the lot from the developer that we do business with in this community. One of our vendors passed away during the construction of this house. It was a difficult [redacted]e for all involved to say the least. We had a new building inspector that held us up for at least 3 weeks. He wanted to see manufacturer guidelines for drilling holes in engineered products. We promptly provided those documents and the inspector said it was not good enough...he now wanted to talk directly with a Boise Cascade engineer. We arranged for that to happen at a [redacted]e that was convenient for the inspector. That conference call happened  and apparently satisfied the inspector. The key point is that we had done nothing wrong, we had followed the standard procedures. I first heard something about a $10,000 grant of some kind that the county started to offer at the end of the summer or even some [redacted]e in September. I think the entire team wanted the customers to be able to get this grant. We did not write the contract with any of this in mind. As I said, we did not know anything about a grant until we were well into the build of this house. With that being said...this was about the [redacted]e that the Realtor demanded that he get to speak to myself. I explained that we were very sorry about the delays and did my best to explain the main reasons. The Realtor asked for us to pay extension fees for the grant and asked for other concessions.I feel that we are being asked to pay for extension fees for a potential county grant that we knew nothing about through the first 66% of this project and then it was a situation in which we would have loved to get this project wrapped up in enough [redacted]e to allow the customer to get that grant but it didn't work out because of several reasons that I have already stated. Then it became a situation in which we want you to pay for extension fees and you need to offer free items for the house to make this problem go away. We do not charge over inflated prices for our houses!! We do cost analysis We do not have allowances for such items as extension fees and other free items. If one were to do a check on the cost of this house...a fair market analysis. They would find that none of our competition is coming close to our selling price because we do not over charge on the front side...it is priced very fairly. For that reason I can not offer any free items. If the customer is not satisfied...I will certainly offer a full refund with no question asked and a heart felt apology!

I have reviewed the response made by the business in reference to complaint ID [redacted], and find that at this juncture the job is complete and we have moved into our house. I would like to add the response from Maronda is laughable. The change orders in question were originally agreed upon at the contract signing. Due to negligence on their end they were never recorded. I am willing to close the matter with the hopes the Revdex.com will keep a record of this complaint for future complaints against this organization.

Maronda Homes stands behind its work and remains committed to fulfill its obligations to the homeowner. As the homeowner noted, we have been working with him to resolve his concerns since he first contacted us, and have made repairs and replacements in an effort to resolve the homeowner’s issues....

Maronda Homes looks forward to coming to a satisfactory resolution and will continue to work in good faith to determine the cause and solution to the homeowner’s concerns.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
The response from the business means absolutely nothing to us. Weeks of trying to contact this company and getting ignored and the only reason they responded is because I filed on Revdex.com. He did not discuss how he would compensate for all the errors that they have caused. And we NEVER asked for more money off from them, other than to only pay for the extension fees. Never once did we ask for "free money off." If we would of made the original contract date none of this would be an issue. So, yes after them not paying the extension fees from THERE delays I do believe we should somehow be compensated. This company has not apologized until recently, and they only have after getting this complaint on Revdex.com. And this doesn't explain half the delays that have occurred. Maybe, if they would of been honest and detailed from the get go things wouldn't have escalated this far. Will I ever build with Maronda again? Absolutely not, but I refuse to pull out of our contract, that we have invested a year in. I will know from now on how this company acts and if I need to contact them I know to come to Revdex.com considering this is the only thing that will get there attention.

This house will be ready for the closing on 4/17. This customer actually went out and got a bid from a landscape company to have dirt brought in before we finished grading and wanting to know if we would pay for it. I explained in an email that they should not be making assumptions in regards to...

what the finished grade will look like until we can get in and finish the grade. It has been a very wet/ rainy in this area for several months now and it is not prudent to start running heavy equipment until the ground dries out. We walked the house yesterday and did develop a punch list that is currently being worked on. It must be noted that during the construction of a house...we often have things that get broken or are not installed to our standards...this does not mean that we will leave it that way. We replace it or fix it and make it right. What has me concerned here is that we are not even finished with the house or given the chance to finish the house before we arrived at this process. I apologize about the customer service issue....we replaced the sales person for this community about half way through this project.

While appreciate the response from Maronda, all it states is that they are pursuing their options but offer no solution to me.  This issue is over a year old and I have a number of concerns:1.  There is currently a tarp on my roof, does Maronda expect me to pay to have it fixed?  Or are they planning to send someone out?2.  If I have to replace the roof before Maronda homes has figured out their legal options?  Then what?  Will be I be compensated?3.  What is Maronda's response to the missing drip edge?  A representative came to my home, inspected it several weeks ago, but I have had any feedback.4.  Why is there no-one from Maronda homes updating me on the status of what they doing to remedy the situation? I'm sorry but simply stating they are working the issue is not an acceptable response to my claim.I am more than willing to meet with a representative from Maronda to discuss these matters in detail.Thank you[redacted]

March10, 2015Cincinnati BetterBusiness Bureau [redacted]RE: ID #[redacted]I have receivedyour letter and reviewed the customers concerns. We promptly scheduled ourwarranty manager to walk through the house with the homeowners. During thevisit we were able to...

address all items except the window issue. A new part hasbeen ordered from the window manufacturer and will be scheduled for replacementonce it is delivered. It should benoted that the lamppost repairs consisted of changing the light-sensing switchdue to the fact that it appeared to have a cracked lens. We told the homeownerthat we would follow up to confirm that this was the root cause of the problem. If it is determined that the lamppost is still having transient fault issues wewill identify the cause and repair it.Sincerely,[redacted]Vice President Maronda Homes

We entered into a contract to build a house for the [redacted]'s on May 17, 2016. This particular contract required that we purchase the lot they selected from the developer because it was not one that we already owned. The process of purchasing the lot was being held up for reasons that I will explain...

below. We submitted the plans to the HOA for review as this was a new house design to our division....it was at this time that we discovered that the garage needed to switched from a front load to a side load garage and would need a brick wing wall added. We promptly approached the [redacted]'s and informed them of the situation...this was still in Mayaccording to our e-mail records and logs. We presented three different options for a side load garage and wanted to know if they still wanted to proceed with the project/ contract. They selected one of the three options we presented for a side load garage. They also requested that we change the wing wall configuration and wanted to negotiate a wider driveway for this project (this had taken us to about mid-June). At this point...Mr. [redacted] and I had a personal phone conversation about the project. He wanted the different wing wall and a wider driveway at no charge...we negotiated a deal that I felt was very fair. But, more importantly...I felt it made them happy and excited to proceed. This took us into the latter parts of June....this was the critical decision block for all parties involved as we still had not purchased the lot and wanted to make sure the customer was happy and wanted to proceed. They absolutely wanted to move forward. We purchased the lot, had our plot plan redesigned to accommodate the changes, had our drawingschanged to match the changes that we both agreed to make and submitted the building application.Mr. [redacted] states the following in his complaint....."When September rolled around and we still had not broken ground on the house I contacted the permit office and found out that no paperwork had been submitted to them at all."I have an official letter from the [redacted] asking for clarification of items on our drawings/ permit plan set back in August. This clearly means we had submitted the building application before Mr. [redacted] called the department in September.I can not honestly say why the department stated otherwise...but, I can say and prove that we had submitted well before September.I was very surprised when the [redacted]'s notified us of their desire to cancel and was disappointed as we could have avoided some major expenses. In all fairness, we spent tens of thousands of dollars after the [redacted]'s agreed to proceed. We made a decision to not exercise paragraph 17 of our contract that would enable us to recover up to 3,000 additional dollars in expenses because of "buyer default".We opted to cancel the deal and to offer the [redacted]'s a full transfer of deposit monies if they decided to purchase another house or an existing home from us in the next 12 months.
