Response to Better Business Bu***u regarding Complaint from [redacted] ***We started work with [redacted] after the first big freeze of Mihalko’s General Contracting is also a Fire & Water Restoration company, so we respond to emergencies 24/We work with all insurance companies*** first complained that we came to do the work when it was convenient for usBeing an emergency based company, we have to respond to emergencies that need our utmost attention first, such as a fire or busted pipes that are filling a house with water in which people have to be removed from their homes due to damageWe were flooded with calls and claims, the most in our company history, so we apologized for not being able to get to her job as quickly as she wantedHowever, this issue was conveyed to herAfter we were able to get to her job, we arrived at her house several times to find the driveway not plowed, as she said it would be, for us to get to her front door and get our trucks downWhen first assessing damage, we start with an original estimate and by the end of the job, there are usually additions or subtractions to the estimateWe go over these with the customerIn ***’s situation, there was work that was on the original estimate that we did not perform, therefore it was removed before the insurance company was billedThere are also times when the customer would like a higher quality of product than what they originally had and more than what the insurance company will pay forThis happened in the case with ***She wanted a higher quality of carpeting than she originally had, which we got for her and installedShe discussed this additional charge with [redacted] (our designer and person who deals with flooring) and [redacted] (our Fire & Water Estimator) and agreedThese additional charges or “extras” are not billed and paid for by the insurance company, but by the homeowner, who requested themWhen we sent her an invoice, she sent us a check back with a different amount than what was on the invoice with the note “payment in full” which means nothingShe still owes us an additional $for the extrasWe also had gone back several times to check and recheck and recheck her heating coils installed on the roofEach time our electrician came back noting that they were in fact workingHe even told us he knew it was working because he plugged his cordless drill into charge in the same circuit we put inWe also took several after hours calls on our emergency line that is used for true emergencies (house on fire, pipes busted, car hit house, etc ) from her and we got our electrician out there as soon as we couldWe billed her for the service charge due to our electrician going back several times to check the coils after they were working each timeShe would not return any of our calls to discuss the issue but instead took to social media to express her feelings for us, slamming our name and expressing how we were billing her and taking her to courtShe never paid her invoiceShe called back in November stating that she needed warranty work done on the heating cables that we had checked and rechecked and that she still owed us money forIn our agreement, all warranties on our work are voided when the customer has not paid in full [redacted] took the calls and told [redacted] that we had checked her coils several times, not mentioning the money she still owed, and that they should be workingWe noted each time we called herShe did not call back, but instead sent us an invoice from another electrician for $that she wanted us to reimburse her forOn this invoice was noted “Troubleshoot & Repair of Circuit” in one handwriting and written beside it in different handwriting was “For Heating Coils.” Because we truly believed that we did everything we could to make sure the coils were working and we will not pay any invoice without further investigation of what was wrong, our production manager, ***, called the electrician’s number to get more detailsWe did in no way th***ten this personHe never did return any of our callsAnd yes, we did search out his license number to be sure we were dealing with a certified electricianWe have tried several times to contact him, seeing what was wrong, if there was anything wrongWe would have absolutely paid the invoice if it was our fault and there had been something overlooked on our endBut instead, [redacted] calls us back leaving th***tened voicemails, which we have, and took to social media again, slamming our nameShe said that this electrician will not take calls from her either, and has actually given her back her moneyWe have tried to resolve this ongoing issue with ***, but instead she always seems to take to social media

This is a response to a recent letter that I received from the Revdex.com todayMihalkos have responded to a claim that you notified me was closed due to no response from the companyYou now assume that the matter has been settled but it has notMy computer was broken for a few weeks and I did not receive your noticed that you reopened my caseI expect that you will reopen it again now that I am responding to Mihalkos allegationsMy driveway was always open that winter since I plow it myself
* came to my house with no problems get up my driveway that yearThe only time there was a problem was when he subcontracted the ice removal to *** *** *** ***Their box trucks were wheel drive with balding tires as the drivers openly admitted to meThe drivers had trouble getting up the driveway and I plowed many times trying to enough ice of the driveway as I could, I even pushed most of my shale off to the side as a resultEventually they made it upBut even before they made it up the driveway with the truck the drivers were removing the snow and ice from my gutters by hand and shovelsAfter a phone call from Mihalkos while they were manually removing the ice, they were ordered to stop because this would not be billable to my insuranceAs water was pouring into my house, soaking ceilings and carpets, Mihalkos ordered and end to the solution of the problem because they were worried about getting paidAs far as the warranty work on the heating coils, their electrician would not test them after he was finished installing them telling me that it was too warm out to test themmihalkos stated to me that the electrician was going to install a separate beaker in my basement electrical box to operate the coils since the existing power source seemed to fail the previous winter season causing this ice damn on my roofThis was never done, the electrician attached the new coils to the old power source and refused to test itSo when the weather got cold again and it snowed a little, I called Mihalkos to have the electrician come and see if the coils were getting warm because after I stood on a ladder they did not seem warm to meMihalkos told me again that the sensor would not kick on unless it sensed a certain dampness on my roofI asked for an owners manual and was given an installation sheet instead that did not mention anything about the operation of the coilsI waited until the fall and in November of after a significant snowfall I called Mihalkos to stated that the coils were not melting any snowThey refused to return to my house stating that I had not paid them enough moneyI hired a casual acquaintance to work on the coils and he stated that they could never have worked since there was no power to themHe tried to wire them so they would at least make it through the winter until a new control could be installed in my basementI sent Mihalkos a copy of his bill for this asking to be reimbursed but they must have upset my friend because he sent me a refund check and wouldn't return my callsThe coils worked for about a week and again stopped workingThis time I call *** ***Their electricians came and stated again that there was no power to the outletThey rewired it again and it worked for a weekAgain it failed*** then installed the new power source in my basement as was promised by Mihalkos and the coils now work fineI was charged $this time for their servicesMihalkos was paid by me for every item that was completed on the estimate given to my insurance company and I even paid $extra for upgraded carpet and for heating coils that never worked as promisedMihalkos wanted paid for services that they listed to my insurance that were never done and I still am not going to pay forThey listed ceilings that were never painted and carpets that were never cleanedThey listed a truck to remove ice that was never here since the ice was thrown on the ground and left to meltI want Mihalkos to send $refund check

A lot of what Mihalko’s stated was not how things took placeThey originally came out to look at my problem in early September and never got an estimate to me until NovemberThat was after many phone calls from me and a visit to their place of businessThat is a fact that they did not admit toNever was anything mentioned to me about sludge in the crocks and needing cleaned outThe pumps still work fineIt also is a fact that MrMihalko never returned any of my phone calls until I sent that certified letterMy complaint with them is their lack of trying to work with me from the beginningYes, I am the one who had to go to them to get answers and had to send a certified letter to get themI do want the lifetime warranty signed over to me as I plan on selling the house and that is important that it goes with itThis began approximately 5 years ago with my initial call to them about a damp wall and the waterproofingAt that time they told me that the warranty was not in my name and it could not be transferred over to me since it was past days after closingBut they claimed they could not find a copy of the warrantyHow do you not keep track of life time warrantiesA little scary. But when I located the copy given to me at closing, it did not state the day policy I think these people were trying to hide that factThis could have been settled years agoYes, Mr*** and his family recently gave me a lesson on how waterproofing was doneThat was enlightening, but I was invited to their place of business under the assumption that they wanted to see what they could do for meAs that’s what was told to meAll I want from them is the warranty signed over to meI could not expect an act of kindness from them and I wan the public to know how difficult they are to deal with

Mihalko's has a call into [redacted] to discuss his issues and to come to an agreement. If we do not hear from [redacted], then we will proceed with the collection process, including contacting our lawyer.

Revdex.com:I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear below. It is amazing to me that the contractor will not guarantee his own work. He shouldbe able to replace and shingle on the roof and guarantee that it will stay on the roof. We are not talking about complicated construction, we are talking about nails and adhesive/tar. It is obvious that the replacement was not completed in anacceptable manner. There are many homes in the area that have the shingles staying on the roof in the wind or inclimate weather. I will not pay this vendor another dime to do work for me.Regards,[redacted]
After stating that they never spoke to my electrician, now Mihalkos are claiming that they have? Both electricians worked on the power supply to the heating cables no matter what Mihalkos claims. Mihalkos were to install a new power supply to the coils in my basement which they never did. I will not pay them anything more. I'm finished with them, I'm dropping this case but just hope that someday a customer with more resources than me will expose them for what they really are. May they rot in hell.
Mihalko’s met with [redacted] on 8/27/2015 to review the
scope of work for his insurance related loss and scheduled a start date of
sometime during the week of 9/16. While the homeowner was disappointed with the
start date, he was aware that this is when we could start the work. We do our
best to...
accommodate each and every customer. And the customer always has the
right to go with another contractor if they do not feel that the start date is
adequate enough. Before the job was started, the homeowner went to the Indiana,
PA [redacted] and got pricing on a kitchen. The homeowner reserves the right to do
this, however, we do recommend getting kitchens ordered and designed through us
so we can guarantee measuring, sizing, cabinet choices, colors and so forth. The
kitchen was priced out, with special order cabinets (2-4 week delivery). We
would also like to note that we have relationships with several different [redacted]
locations in the a[redacted]. While we do work with Indiana [redacted], it’s not very
frequently. The kitchen was ordered through [redacted] based on their specs, sheet,
color and so forth. On 9/15 we started tear out, removed carpet and delivered
some order material. 9/16 kitchen tear out began along with painting basement.
Additional work, not covered under the contract, was also performed. 9/17
kitchen floor went in. 9/21 basement carpet in. Cabinets were delivered at this
time and they were the wrong color. Again, [redacted] ordered the wrong color. We
reordered special order cabinets at this time. 9/23 Water heater leaked and we
needed [redacted] to review. ([redacted] owned heater and parts needed to be replaced.
Homeowner thought damage under water heater was from current leak. We
discovered that it was not from current leak and it needed to be fixed or if would
be an ongoing problem.) The insurance company did approve the supplement to
replace water heater. 9/25 hulled debris (garbage) away. [redacted] gave replacement
parts and new heater. 10/2 bedroom ceiling done, working on master. Homeowner
told us that carpet for daughter’s bedroom was in stock at Indiana [redacted], after
verifying selection number with homeowner, carpeting was NOT in stock at [redacted],
had to be special ordered (2 week delivery). 10/16 Cabinets arrived at [redacted]
and were delivered. 10/19 Problems with cabinets and layout. Went to Indiana
[redacted] and discussed problems. They said that the measurements were given to
them by the homeowner and they were not at the site. Discussed issues with
Johnstown [redacted] (who we have relationship with). Other items ordered. Johnstown
[redacted] ordered next set of cabinets. 10/20 Base cabinets need to be installed
before counter tops can be ordered. Ordered counter tops on this day (told 3
week delivery). 10/26 Cabinets in and located some missing wall cabinets from
earlier order. [redacted] still cannot place a missing base cabinet. Counter tops
scheduled to arrive on the 11th and installed on the 12th or 13th. 10/30 Checked on counters, supplemental items and 1st order cabinets are in. 11/2 Delivered material to job site. Need to do additional
work to make the cabinets fit, reinforcing of plywood which was not in
estimate. 11/9 A few cabinets were found to be damaged, ordered new ones. 11/23
New cabinets arrived at [redacted] and delivered to job site. To be installed 11/24.
As of 11/30 work is complete to satisfaction. We have detailed notes of this job and every job. The
insurance company did not give an allotment for a dumpster. If the homeowner
wanted one, they would have to pay for one out of pocket. When there isn’t a
dumpster, our supervisors pick up the trash. Unfortunately, we can only control items that are within our
control. This was explained to the homeowner by Chelsea, the owners daughter. We
rely on suppliers and deliveries. In this circumstance, we also were relying on
the design from [redacted], which happened to be wrong. Chelsea was aware of the
above timeline and notes when she spoke to [redacted]. Mihalko’s would like to apologize
if we made you feel as if we did not care about the homeowner. Mihalko’s is a 24/7/365
emergency based company. We work with homeowners who have gone through a
significant loss every day. We understand their frustrations and do the best
that we can to get the homeowners back to their original state as quickly as
possible. We care about our customers and their homes. We would also like to
say again, that it is the homeowners right to choose any contractor they like
if the timeline is not what they expected. We are in contact with the insurance company, and it is to
our understanding that the homeowner has been paid for the claim. However, he
has told us he has not received any money and has not paid us for any work
completed. Payment for work performed is due upon certain time frames during
job progress and at job completion.
[redacted] came into our office on Thursday, March 26th at 9:30am to discuss her situation in her Daycare. We asked her to come here to discuss the problem. Prior to this meeting, [redacted] had met with [redacted] at the office and she asked if we could look at the water problem at her home. A waterproofing system...
was installed in 2004 by Mihalko’s for the previous homeowner. At the time of our initial meeting, we sent our waterproofing expert to her home the next day. He inspected the basement and the pumps and said that he could not see behind the walls that were recently installed by a different contractor to inspect the actual system. However, at the one pump area, he could see that the wall installed over our system was crimping the channel cove and it looked as though holes could have compromised our system. He also mentioned to her that the crocks have never been flushed or cleaned out and that the sludge in there could be adding to the problem. The pumps should also be replaced as they are 10 years old, which is close to their useful life. We asked if she would like that done as the pumps were guaranteed for 5 years and should be replaced. She told us that she would let us know. We did not hear from her until we received a certified letter stating that she would like us to discuss in more detail. At our meeting on the 26th of March we wanted to explain exactly how the system worked. [redacted] set up a special display for her with concrete block, framing and channel cove to show [redacted] the details of how the system worked. [redacted] was not the owner in 2004 at the time the system was installed, so she was not given a formal presentation, so [redacted] thought it might help her to understand how the system works. [redacted] also explained to her that to find the problem the system needs to be inspected and that since she had another contractor do the interior framing over our system that she would be responsible to open up the walls for inspection. The fact that the drywall installed was not a moisture resistant type, the wall does not have a vapor barrier and the insulation is fiberglass are possible reasons why there is water and moisture. The 2x4 wall could also be crimping and smashing the channel cove causing leaking problems. [redacted] also said that several areas do not leak but feel damp. We feel that this is could be a condensation problem that could require dehumidification and may have nothing to do with our system. This was ascertained by the photos from [redacted]’s phone and an initial inspection by our waterproofing expert. The pump /crocks should also be cleaned and flushed yearly. Old worn out pumps could also be adding to her issues. Because of all the possible reasons a basement wall could be damp, we will not take on the responsibility of tearing out to walls we did not install to inspect our system. We will also not warranty a system that has been compromised by others. We are willing to inspect our system if the previous contractor, or another contractor, removes the bottom of the walls for us to inspect. We will also stand behind our lifetime warranty to fix the system should it be a system failure and not related to above mentioned items (including dirty crocks, old pumps, compromised system due to inappropriately installed walls not done by us over our system or moisture being held in by lack of vapor barrier, drywall and insulation that are not moisture resistant.) [redacted] told [redacted] to please give us at least a week or two notice as to what day the contractor will be there to tear out walls so that he can personally arrange to be there upon start and fully inspect the system. The system has a transferrable warranty, but it was never transferred upon closing to [redacted] from the previous owner, however, [redacted] did tell her that we would honor the warranty. Mihalko’s stands behind all of our waterproofing systems and warranties.
Due to all the other electricians that have been at the house and worked on the problem, there is no way of telling what was done by Mihalko's or the other electricians. With other several failed attempts as [redacted] stated and also the fact that the electrician we spoke to said he did no work on the coils we want to close this problem. [redacted] forged an invoice by the first electrician stating that he worked on the coils. He said he did not write this on the invoice. [redacted] has also never paid the $800 that is still outstanding to Mihalko's. We will deduct $220 dollars from her outstanding balance of $800.
Better Business Bu[redacted]u:
I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear below. To the Revdex.com, I have reviewed the response from Mihalkos Contracting in regards to my complaint. I apologize for doing a email but your response page wouldn't let me type. With regards to Mihalkos stating that I Told supervisor George that I hadn't received money from the insurance company is just another out right lie, what I told him is that until the jobs start getting done they wouldn't release the money which is true, I never said that I have not received any money from the insurance company because the insurance company with holds so much back until the job is completed .and they never requested any. 2 as fare as the hot water tank goes, they where to replace the floor in that area per the insurance, they saw water in that area and right away their supervisor George wanted to blame it on the hot water tank and not the 4 floods I had in my kitchen, after removing the water tank and putting it back in it was then when it started leaking all over the floor, I called Roy the sub contractor and they came out the next morning, George was going to pull it started talking about me getting another tank, I told him your not touching that tank that's property of [redacted]. So [redacted] came out and replaced the take. The tank never leak until it was taken out.3, the kitchen was measured 3 to 4 times once by Rod and many times by George before the order was placed so again another lie by this company saying they went off my measurements that's the reason I had them measure it again to make sure everything was ok, and of course they stated yes(Wrong) Again.4) Cabnets, this is really the joke of this outfit, they took the drawing and the prices on the drawing that I had done at [redacted] in Indiana, and I gave those to Rod, he stated he thought he could get me a complete kitchen for the price that was on the sheet, a week or so later, Rod called and stated he got the complete kitchen for the price that the insurance would pay for, I said great, So when the cabinets came they where not even the cabinets that we ordered and the color was completely wrong, and know one knows how that happened, they blamed [redacted] it was always [redacted] fault never Mihalkos , so now we wait for a month it's ok cause it isn't their house and living out of bags and boxes. So I request for the original plans I had done at [redacted] in Indiana, well I get told we can't find them, really? how do you lose the information that is totally your guide for this job, again they blame [redacted], of course that's the sheet that had all the prices on and I just request for the originals again and no response, Funny, like everything else. I've also request to talk to Lou the owner to let him know what's going on cause I'm sure he doesn't know . I just made that request around 1130am on 12/1/15. And again now that the jobs done and I make a complaint with the Revdex.com , the following day George brings me a bill with a total along with a release for the insurance company to release money, Im Not Signing Anything. As far as Chelsea, the owners daughter, that's like talking to a wall, she talks a big game and said she was sorry for everything that was going on, but when I told her that supervisor George from the start of the project said this job would be done in week, she told me there's no way George would say that, Calling me a lier. So calling her didn't help believe me. And when you have sub contractors working for you that only work 3 to 4 hours a day you can't get much done, or when they hand work to do on my house and they where assigned to go somewhere else because that customers wants to fire them. And they our right I have the right to fire them, and they where told by me to Rod, that if work was not started within one day they where fire, I had another contractor lined up to start, but WOW, they show up for a day or two then you wouldn't see them for a week. As far as the dumpster issued which I don't no what that has to do with this complaint, but that's ok becauseGeorge lied about that also..His words, he would make sure all trash was picked up by him on a daily basis, which didn't happen, no shocker. I was told if I have any further contact with Mihalkos to contact the Revdex.com back again, As of today they have contacted me in regards to the bill that George dropped off I will forward those also. Oh and how can I forget the counter tops. The new kitchen was a completely different set up, therefore there was no way that the old counter tops would even fit, so about two week before the job was done I noticed that I wasn't given as much credit as I should have, when I called Rod, he stated that the insurance company on their cost sheet had them detach and reattach the old counter tops. I said I was under the understanding and it was on the [redacted] print out that a complete kitchen was everything, Oh no, not the counter tops, well after thing abut it that's Bull, you don't redesign a complete kitchen and not include the counter tops cause they wouldn't have fit anyway, just another miss up and wants the custom to pay for it.. Any the design shows that counter top and the price was on the original design. Therefore I think the settlement is more the fair.
Regards,
Steven Baird
Mihalko’s General Contracting agreed to repair or patch [redacted]’s roof in October 2013. However, any patchwork or repair to a roof that is not done by us is NEVER guaranteed or under warranty. This is due to the fact that patching or repairing a roof does not fix the...
underlying problem. While we make every attempt to fix the issue, we cannot guarantee because we did not originally install the roof, therefore we are unsure as to the quality of the roof. It is also never under warranty because due to the inclement weather in western/central PA, high winds may cause damage or take off any shingle. A customer would be hard pressed to find any contractor that would guarantee or warrant a patch to a roof. When [redacted] called to let us know the patch was leaking, we informed her of this. We will gladly come back and patch the roof again, at a cost to the homeowner, however, we strongly recommend that she have the entire roof or the slope completely replaced to avoid any leaking in the future. This may be a possible insurance claim if the original leak was caused by wind or hail damage. If she would choose to replace the roof or slope, we would then be able to guarantee the work. We apologize for any inconvenience this has caused the homeowner.
We have given [redacted] several options on how we can help her. We are not trying to hide any facts. We ask that [redacted] please open up the walls, to have us there while doing so and we will inspect the system to let her know if it was a system failure, which we will take care of or if the system was compromised by forces outside our control, in which [redacted] will have to be responsible for. Either way, we can fix her problem.
