Review: they are dishonest, they do poor work and do not honor the estimate/contracts. they falsely and overly charge unsuspecting customers.

there was nothing of value to this recommendation by the Revdex.com. it was all a farce. millenium and termite company is horrible and do terrible work. they tore my mother house apart and then wanted her to sign a 2nd contract for an additional $15,000 on top of the $8,000. their employees do the work of a kindergartner (not kidding). they wanted to charge my mother additional fees to repair the damages that they did on work they were already charging to fix. very bad company!Desired Settlement: want out of their contract, entirely.

Initial Business Response

In regards to her first complaint where she states that Millennium Termite & Pest "falsely and overly charge unsuspecting customers", what she is referring to is what happened after we removed the siding at the front and back of the structure. Once the siding was removed there was substantial additional termite and Fungus (dryrot) damage in the walls, which can only be found once the areas are opened up. Once the additional damage was found, our inspector went over the additional damage with the owner [redacted]e in person. Due to the additional charges, we issued a Supplemental Report with an additional cost for the additional repairs that need to be done.

In regards to her second complaint, regarding Millennium Termite & Pest's quality of work, [redacted] had pulled us off the job so we were not given the chance to finish our work. We have called [redacted] multiple times, met with her in person, and have communicated with her to let her know exactly what needed to be done. In addition, we have had our crews scheduled on two separate occasions to go back out to the property to complete the work but she would not return calls and canceled our appointments.

We have tried everything possible to get this resolve for her, but we believe that since we exposed so much additional damage, she does not want to pay for any of the additional work. She even mentioned to us that the house is not worth the amount of the damaged that was exposed.

Please see our attached letter that was sent to the owner explaining in detail what transpired throughout this process. In addition, if you would like to see pictures of the additional damage we would be more than happy to submit them to you.

On July 16th, 2013 Millennium Termite & Pest started the repairs on your property. After opening the siding at the front and back of the structure we found extensive termite and fungi (dryrot) damage inside the structure, please see our Original Report dated 6/1/13 and our Supplemental Report date 7/16/13. Also, regarding the patio cover at the back of the structure (item 9 of the Original Report) [redacted] our Inspector found that due to the type of construction it could not support the weight of new plywood sheathing and a rolled composition roof. On Wednesday 7/17/13 [redacted] contracted you about the additional damage found and the patio cover. [redacted] suggested that if we go back with a corrugated patio cover, you would be able to use the existing framing because it would be much lighter, you verbally agreed to go back with a corrugated patio cover. [redacted] told you that he will write the Supplemental Report and call you to set up an appointment to go over the additional work found. [redacted] contacted you Thursday to set up an appointment, at that time you told him that you had some concerns with the patio cover and some of the work we did. [redacted] told you he will do a walk through with you and go over the additional damage found. You set an appointment up with [redacted] at 10:00 Saturday morning 7/20/13. [redacted] arrived on your property at 10:00 sharp, he knocked on you door several times and called all phone numbers we have you and waited 45 min., you were a no show. [redacted] tried calling you several times through out the day on Monday the 22nd. You finally got back to [redacted] on Tuesday the 23rd and set up an appointment with [redacted] after 5:00pm on Wednesday the 23rd. At that time [redacted] went over the additional damage that was found and you went over the concerns with the work that we did out there. [redacted] told you that were not finished with some of the items yet and told you that we will take care of your concerns. [redacted] tol dyou that he will check with me when we could come back out to finish the work and if you liked we could start the Supplemental work. [redacted] tried calling back that afternoon and several times throughout the week without a returned phone call from you.

Since you would not return [redacted]'s calls, on Friday August 2, 2013 I sent a email to you stating that I have gone over everything with [redacted] and that I have been to the property and I would like our crew to come out to take care of the repairs for you. On Monday August 5th you sent an email stating that you wanted to meet with me Wednesday the 7th before our crews go back out to do the repairs. On Wednesday the 7th at 10:00am [redacted] and I met with you, we went over the additional damage found and the concerns you had with the work that we did. I told you that we will take care of everything for you to make sure you are 100% satisfied. Regarding the patio cover I told you that you agreed to go with a corrugated roof covering, you told me that you thought it was going to be metal and did not like it at all. I told you that we could replace it with a metal corrugated patio cover or we could install new 4X4 supports and new framing and install new roof sheathing and a rolled composition patio cover. I told you that we did not originally charge you for the supports and the adjacent siding damaged so we would need to replace the damaged siding before we installed the new patio cover. I told you that the new support wood members would be around $400.00. I told you that this was not estimated on our Original Report but out of good faith I would take care of the additional work at n/c and told you all you would have to do is pay for the additional lumber as needed. You told me that you wanted to go ahead and take care of the patio cover, siding adjacent to the patio cover, the work we did not finish on the Original Report and the concerns you had on the house but wanted to hold off until we finished that before we did anything else on the Supplemental Report. You told me that your Daughter was going to be gone until Monday the 12th so you did not want to start until after then. I tentatively set it up with you for our crews to be out on Thursday the 15th but I would call you back within a couple of hours to confirm. Approx. 2 hours later I left a message on both phone #'s and sent you and email confirming that we would be there on Thursday the 15th at 7:00am. You never called me back or emailed me so I left another message on both phones and emailed you again on Friday the 9th stating we will be out on Thursday the 15th and to please call back to confirm. You still did not return my email or calls so I left another message on both phones and emailed you to confirm Thursday's appointment on Tuesday the 13th. On Wednesday the 14th you sent me an email stating "I will not be able to keep that appt. My granddaughter starts school tomorrow." I sent an email right back stating that if we could start the outside first until you get back because I have a 3 man crew lined up to do the work. Later that day you responded with an email stating " I was a good sales man in trying to charge you extra for something you already paid for and you wanted to contact a lawyer before you let us come back", which I could not understand at all because last time we talked we had everything worked out. I responded by email, as we talked about in our meeting on Wednesday 8/7/2013, we are going to take care of all your concerns with regards to the work that was done. In regards to the additional $400.00, I told you that it will cost up to $400.00 to install new posts and framing as the framing that you have will not support a new plywood roof with rolled composition roofing. The post and framing were not in our original estimate (please see item 9 of the Report dated 6/1/13) and the patio cover will attach onto the siding. The siding is damaged so that will need to be replaced before we install the patio cover. I agreed to take care of the siding at no additional charge to you and install all new framing at n/c to you, the only thing I am asking of you is to pay for the cost of the material that we have not charged you for. [redacted]e, we want to take care of all your concerns and have gone above and beyond on a new patio cover for you. I have had my new crews set up on 2 occasions to take care of this for you, I just need a day and time when you will let us back on your property to take care of the repairs.

On August 27th, you never responded to my email or called. I left you a message on both phones stating that we were sending out an invoice for the work that we did and deducting for the repairs that were not completed and work that had to be finished and redone.

In response to your letter please see the attached agreement that you signed and the amount deducted with the total cost that we charged.

the problem is that this company has no problem trying to disguise double charges for any particular job/work that needs fixing! they want to charge twice what other companies estimate. tney don't tell you until they have "started the repair" work, they do not offer options to any work needed. they do their best to trick customers into signing trumped up contract plus a contract for termite service that really is just 'wood chips in a plastic tube' which invite termites not eliminate them. but they don't tell you that. the amount of the charges compared to the work that verbal y discussed is no where close to what was agreed upon during the walk through with [redacted]. there was damage don't to my mothers house (including the garage door) that this company will not take claim and so have not offered to fix. they used recycled pieces/parts to fix my mothers house, like parts of 2x4 wood that still have chunks of cement on them. they are charging for these WHOLE pieces at brand new rates. these are pieces that are seen from the outside of the house. as for the back porch which consisted of a 4x4 area they charged around $1500+ to tear of the old and replace with cut up pieces of corrugated plastic. if we could post pictures of the work any one would be appalled at the work they did, screws were screwed into nothing, the last section was left over pieces cut from the previous pieces, ect. when my mother complained about it they came out and charged her another $400 to fix it. this isn't right and no company should be allowed to do this to any costumer. after requesting an itemized list for their charges they only replied with 'per job' bill. this has been one of the worst companies that we have ever had experienced. there is much much more, they will not be recommended to any friend or family. I would not even take the chance, if you value your house, do not use millennium termite and pest.

I have put together a reply along with a letter in detail explaining exactly what transpired. This letter was sent to the owner last month. I will be mailing this to you today.

In response to their first complaint date 10/07/13:

In regards to her first complaint, Millennium Termite & Pest never tried to double charge, disguise any of the work or trick her. What this comes down to is we removed the damaged siding at the front and back of the structure including the sheetrock inside which exposed a lot of additional termite and dryrot damage, which is why there was an additional cost involved. Please see all of the reports in the attachments above that goes over this in detail. We have met with Mrs. [redacted] several times and went over all of this in detail with her. After we went over all of the costs with her, she mentioned that she bought the house “as is” and the house is not worth it to fix it up. This is the reason why she does not want to pay us. One of many reasons why the other company was cheaper is due to the fact that they did not feel that the beam needed to be replaced. The beam definitely needs to be replaced. We did meet with her again to try to cut some cost for her per her request, one item being the beam. We told here we could splice the beam and put a post under the splice to support the beam in the living room and that would cut the cost. (Please see the report in the attachment above.) An Inspector from the SPCB also went to the house and saw the damage behind the siding and the beam. His comment to me was that he very rarely sees this much damage in the walls, and I agreed.

In regards to her second complaint, the termite service that she refers to is the Sentricon Baiting system. This system has been around for over 20 years now and is a very effective system to eliminate the Termite Colonies attacking her home. There are not just sticks in the ground with plastic, it is a very high tech system with a scanning device for our hand computers along with bait to eliminate the termites as we service her house and stations. Her house is infested with termites and it desperately needs to be taken care of right away.

In regards to her third complaint, Mrs. [redacted] stopped us from doing all work once she found out that there was so much additional damage. We were not done with the job. I met with her and set up an appointment with her on 2 separate occasions to finish the garage door and other items but she canceled both times. Her statement in regards to us not wanting to come back out is completely false. Please see the original letter that we sent her and the Revdex.com explaining this in detail.

In regards to her fourth complaint, we did not, and would never use old wood, that is also a false statement. We have pictures of all work completed. Regarding the back porch, the metal supports could not support new plywood and a rolled composition roof so we called her right away to let her know. We gave her the option to charge her just for the material to reframe the patio cover or go back with a corrugated roof covering. She decided to go back with a corrugated roof covering. We did not charge her the amount she said we discounted it over $500.00. Please see the report and original letter that we sent to the Revdex.com and her.

In regards to her final complaint, we did send her a breakdown on what was done, what was not done and the total for each item. Again please see the attach reports and letter in the attachments above that goes over everything in detail, including us trying over and over to get this resolve.

In response to their second complaint dated 10/14/13:

In regards to her first complaint, we never told her that there would not be any additional damage. [redacted] has been doing inspections for most of his life and would never tell a customer that. In fact, in this case, [redacted] told her to expect damage in the walls and he told me the same thing. We never would have guessed, just like the Inspector from the SPCB, that there would be as much additional damage that there was expose when we removed the siding and sheetrock. Again, unfortunately Mrs. [redacted] cannot afford to do anything more and does not want to pay us for what we have done and now she is trying to put the blame on us and is now giving false information.

In response to her second complaint regarding the beam and other estimates: Please see above and original letter sent to the Revdex.com.

In response to her third complaint, I never told her that we could not inspect the Sentricon System after 5:00 or on Saturday. She told me her dogs are out during the day, so I asked her if her daughter could come by while we check the stations before 5:00, she said she will see and never got back to me. To date we have not installed the Sentricon baiting system at her request.

In response to her fourth complaint, again we were pulled off the job in the middle of the job. On several occasions we had our crew set up to finish the job and she canceled each time. The last time she told us she does not want us to come back out. Again, nothing was an issue until after we removed the siding and sheetrock and found an excessive amount of termite and dryrot damage. We never have and never will try to take advantage of anybody. Again, the Inspector from the SPCB was also out at the property and he agrees with the damage found that could not be seen. Also, he told us that the only thing he recommends is that we finish the work we started, but she will not let us, since she does not want to pay for any of the work done. Again please see the attached letter and reports for more details.
