This review does not apply to the entire company, as I do not believe in using a specific case to make generalization about a groupI do believe, however, that the experience we've had dealing with certain individual employees at the company does in some way demonstrate the business practices and culture at ThalhimerI subleased one of their apartments in Richmond, VA while attending ***, and had the unfortunate circumstance of being the last person to remain for an additional months in school while my friends (who were also roommates) graduated and found international students on *** to take over their leaseI would not have the money to pay the entire rent by myself, and I had no choice but trust my friendsThe guys from ***s subleased from my friends and were initially OK, but the situation became worse and worseThey missed several rent payments, and eventually skipped out on the last two payments altogetherThey also left no forwarding addresses and no way for me to reach themOne of the Thalhimer agents/property managers - Joey (Joseph) S*** - sent me a letter demanding payments for missed rent and all damages on the property, which the two international students trashed before they left (I graduated in May and went home while the lease continued, and they stayed until July)Legally, I just learned that I am liable for all rents and damages done on the property, now that my roommates are no-where to be foundI have no money, thousands on student loan, and still unemployedI called MrS*** and emailed him several times to explain my situation to ask for a compromise or additional information on the roommates, and each time he treated me with cold condescension, complete disrespect, and little to no regards of me as a personI was always courteous to him and wanted to take responsibility, even though I can't be morally held to the actions of othersYet, MrS*** never so much as offered a sense of empathy to my situation, regardless of whether or not he has any power to negotiateThis experience makes me doubt the quality and character of any Thalhimer agents in the future, and I would not recommend this person or company to anyone I knowWhen I pointed out that on the Lease Addendum, the two *** students signed for each other as guarantors and asked the question of validity and process of approval, MrS*** defended the company's practice of: "All tenants and co-signers who sign leases with us have been through an application and approval process." What kind of process allows two students to guarantee each other, where they have no jobs, no security, and no forwarding addresses? This lack of transparency is unethicalWhile legally, every tenant is "jointly and severally liable" for the entire rent and other costs on the apartment, Thalhimer only loosely enforces this lawIn fact, I was never even sent a copy of the original lease, only the Lease Addendum when I began my subleaseEvery month I sent in a separate check for my own portion of the rent, and they always acceptedHad it not been for my deadbeat roommates who pays late, I would never have been informed that we are being treated as entityWhile yes, I have been careless and foolish for not knowning what I was signing, or even doing any researchI was a college student, *** *** ***But to really prevent this kind of situation happening, shouldn't Thalhimer make sure each tenant or sublessor know their responsibilities? They forget that while we are college students once, we eventually grow up to be adultsThese kinds of experience has negatively affected my perspective on Thalhimer, if not on its employees in Richmond, VA, forever

Thank you for your letter regarding the above case #.  Upon Ms. [redacted]’s notice, we immediately allowed her to terminate her lease and no further rent and fees were due.  We have researched her allegations from the first unit she occupied and also her last unit.  We completed a move out inspection of the unit that existed there at the time of her vacating date prior to any work completed to make ready for a new resident.  The condition of the unit was good, except housekeeping issues that existed from the tenant. 
 
In following protocol, we have reviewed the work order history for both units and find all work requested by Ms. [redacted] was completed in a professional and timely manner.

By far the worst customer experience I have ever had - they make [redacted] look like a bunch of All-Stars. I've been dealing with a black mold issue in the AC unit for a month and they have yet to resolve it. Trying to get a hold of them or have them respond to a direct email is next to impossible. I've been dealing with Kariss R[redacted] and Paula N[redacted] and I might as well send emails to myself. Just recently, Thalhimer entered the apartment without ANY notification while the apartment was unattended. By far, the most unprofessional and incompetent people I've ever dealt with - but hey, sure they saved a dollar somewhere. Unless you're renting a brand new loft or apt, DO NOT rent from Thalhimer (unless you like overpaying for a broken apartment and hazardous living environment).

I let him know what his options were in order to resolve his concerns.  These were fulfill his current lease term, pay the early termination or give us a 60 day notice and procure someone else to lease the unit.  He has chosen the later and will be leasing a one bedroom in early May at [redacted].

Review: Ok over a week ago I spoke with [redacted] at [redacted] apartments about doing a transfer from the [redacted] location, all apartments are owned by the same people and it was told to me "Yea we have done transfers for people from Hopper Lofts before". She then said she needed to call me back and she did and I added that I had a service dog when we started to talk again and afterwards it seems like everything changed. All of a sudden it was a flat out no, and I was recommended to call management if I had more questions. So the next day I attempted to talk to someone and I only got voicemail from higher management, this continued for 3 straight days. No answers, then finally my current apartment staff called me because they were told to tell me no, which I find ridiculous and unprofessional. I explained that my grandmother was being placed in a nursing care facility nearby the [redacted] and the staff would like a family nearby if possible in the case of emergency and being the only family in the area I need to. Other residents in my building have told me they have even transferred from other properties so I feel as though I'm being discriminated against because of my service dog or because I'm trying to help family members out. It was told to me that this transfer could be done, that was until I mentioned service animal. Additionally I no longer feel safe in my apartment complex at night coming home from working late, its come to the point I have had to purchase a firearm to walk from the parking lot to the building across the street. I have been followed to my building, even been stopped just outside my parking lot before and questioned about my dog. If I have a anxiety attack in those situations my service dog will be in even more danger. So added on top of everything I no longer feel safe in my own home.Desired Settlement: I want to be able to transfer to [redacted] apartments to be able to assist my grandmother like I was told it could be done. This is not an attack against my current management, because they are amazing people and they put up with a lot. However, I need to do whats best for myself and family. Like stated before I want to be able to transfer like it was stated I could to [redacted] for the March 11th open unit. I want to be in a place where I am able to assist family and feel safe.

Myself & my minor son have been a tenant at one of the property owned/managed by Thalhimer since 08-16-2013.

I am "enraged" that I am being OVERCHARGED on my water bill & I have proof that they/someone is tampering or manipulating my water meter & bill.

I expressed that I am being overcharged to the Property Manager & the Asst VP. They in-turn sent me a copy of my usage.

On days where me & my son are at home in the residence I was charged little to no usage & days where I was home alone I am charged 2x/3x as much.

I questioned on more than 3 occasions how 2 people (with "NO" babies, pets or businesses operated in residence) could possibly have $60/ $70/ $80 & $100 bills every month.

I have NEVER used the dishwasher ( its NASTY!!) We do not have a washing machine & dryer ( its not allowed). The explanation that I was given: moving from Chesterfield County

to The City ( which is what I did) would cause an increase in my Auto Insurance, my [redacted] , Dept of Public Utilies & water/sewer. "WELL", that's a bold-face lie. "NONE" of my other bills

have increased 400% ( 400 hundred%)!!!!!

Then to make matters worse, I called to see why I wasn't getting my bill. "FINALLY" mid-Jan 2014 I got my bill & these greedy DEVILS had the nerve to charge me a late fee. It was [redacted] fault cause they never sent my info to the billing service, which is [redacted] in Florida.

The only plausible explanation I can think of is -GREED & GOUCHING

"AND" I've already paid out about $230.00 & these CORRUPT people want an additional $636.09 ( that doesnt include July 2014)Desired Settlement: VOID/ DELETE $636.09 & whatever "BOGUS" charge [redacted] will bill for July & August.

"DO NOT" have this put on my credit report-EVER!!!!!!!!!

Review: When my husband and I moved into [redacted] owned and operated by thalhimer we had to pay $400 for a pet fee. As stated on their website this fee is for "covering damage caused by pets such as odor control for carpets(our apartment is all concrete no carpet), treatment and cleanliness of the common areas, and other pet related activities undertaken to preserve the aesthetics and value of the property". I asked the office for a refund of this 400 because 1. the dog park is always gross there is poop everywhere from no one cleaning it up, the dog poop bags are always empty, the trash is always overflowing onto the ground, and they have only put new mulch down 1 time since I moved here. Besides that there is another dog areas on 7th street behind the building. It too never has any bags to clean up after the dog and the trash is never emptied. 2. As far as odor, what odor? Do you mean the weed and cigarette smoke odor that rolls under my door from the hallway because the office never takes action on residents smoking pot in the building? And finally 3. Damage? Even if there was damage in my apartment which there isn't, it would be deducted from my security deposit. So I am wanting to know where my and others who live here $400 went towards because the common areas are always a disaster, the dog park is always filthy and not stocked, and the hallways are always filthy because peoples dogs pee and poop in the hallways and don't clean it up and then the cleaning crew won't mop the floor when they clean at night. I have called the office several times asking them to stock the poop bags and empty the trash and it takes weeks/months for my request to get fulfilled. This property is plain out gross and I'm sure its violating some health code with the amounts of dog poop laying around all over this property.Desired Settlement: I would like FULL refund or at least a partial refund for the 400 dollars I had to give this company for my pet when they don't keep up on their end of the deal. All the things they state this 400 is suppose to do, they don't do.

I am try to contact the listing agents to get the information the retail lease space and try to get a lease however, she never answer the phone and I left so many messeges but I didn't get any responsed in 4-5 days also, contacted to main office so many times but didn't work out. finally, she call me and gave me a ridiculous excuses and she set the date and time 4-5 days later and she didn't show up on that date and gave ridiculous excuses once again. but I did call again she didn't answer also, send the text messege to get another date/time to see the space but she never answers me back.

When I call main office, the lady(operator) transfer me to the listing agents voice mail that's all. I do not know how to contact listing agents or whoever to get the information and go to next step.

Please help me out for this matter.

Review: I have been living in [redacted] for almost 2 years now. I have encountered multiple maintenance issues as well as customer service issues. I have also had to complain about my neighbors multiple times to not only the apartment complex, but I have contacted the police department as well. Because of all these issues, I did NOT sign a new lease and decided to pay monthly instead. I am currently ready to move and I have given them notice. I sent a letter in writing on April 13th and advised them that I would be moving out at the end of June. To my knowledge, when dealing with a month to month lease, I only needed to provide 30 day written notice. I was contacted on 4/20/15 by either [redacted] or [redacted] (she left a voicemail), and told me that I would have to pay for the entire month of July as well. Being a single mother, dealing with plumbing issue and horrible customer service, as well as sending over my notice in writing I do not feel as though I should be charged for the month of July. I just want to be released from this apartment at the end of June as I requested. I have also had to contact corporate to complain about the treatment I have received from the ladies that work in the office and the maintenance men that give me dirty looks now that I have complained. Over the entire length of time living here, I have paid my rent late only once and even received a letter from the complex offering me to renew my lease for less money and refund my deposit if I decided to stay and it has my requested move out date (June 30th) listed on the bottom. This shows me that they know I am a good tenant.Desired Settlement: I am requested to be released from this apartment on June 30th as requested and NOT have to pay the full month of July.
