Please provide us with pictures of that you took of your move out

Thanks for the opportunity to answer to this complaintSorry for the late responseTenant has leased a property from The CompanyAt the time of submitting the vacate notice unable to provide military orders, for which we accepted Memorandum from the CommanderThe deposit was disbursed within days of vacating the premises and an amount of $was sent to address in **After getting the deposit Tenant questioned certain charges and upon reviewing the pictures an agreement was made to refund an additional amount of $for repair that Tenant was not responsible forThat concluded the case from our behalfMore than 80% of our business comes from service members and we take that responsibility very seriouslyAgain, thanks for the opportunity to respond

Complaint: [redacted] I am rejecting this response because: As stated before, there are some chargesThey are trying to charge me twice for same thing in regards to bathtub cleaningThey are trying to charge me for stains/damages that were already present at time of move in located in the closets, pantry, windows, window seals, doors and socket platesThere are pictures of light fixtures that show no dirt or need repairs and all the batteries in detectors were replaced upon move outI have receipts as proof I was also falsely charged for lock replacement when was clearly unnecessary, seeing that the inspector did not do his inspection until July 7th of I was out of home by the 26th of June and even though I mistakenly took garage door openers with me, I mailed them back to the company on June 29th and was informed on July 2nd, that they were receivedThe company still has failed to provide valid invoices of such chargesInvoices from individuals or companies that have provided these services they claim have been charged to my deposit Regards, [redacted] ***

Hello there, Thanks for letting me respond to this matterLaura Guab had moved out without providing an adequate notice to vacateAs a result they were charged a month of rent while they felt that was overcharge and unjust As far as the rest of the accusations, I will assure you that not only 80% of the tenants are military, our owners are 80% military as wellSo to suggest we overcharge soldiers is false Should you require pictures of how the property was vacated, along with move out invoices let me know and we will promptly sent them to you THANKS! -- Tropicana Realty [redacted] ***

Revdex.comYes, and I have more pictures of my move out as wellAnd I also have receipts of whatever I replaced in the house before I turned in the keyThe person who did my move out inspection, Mr [redacted] can tell you that I turned in the house in a very good condition otherwise he would have taken pictures of things I "supposedly" destroyedIf the house got broken into after I turned the key in, that shouldnt be on me and taken out of my deposit and I am pretty sure his house got an insurance for those type of casesThe only thing I remember that Mr [redacted] took pictures of are the hole in the garage, the bathroom towel hang thing thats missing and been patched on, and I forgot to clean the oven drawerThe carpet in some of the rooms already had heavy stains from when I moved inThey can match their picturesAgain Thank you so much for taking care of this matter Regards, [redacted] ***

Good afternoon!I have received another complaint about the same matter at his propertyI want to reiterate the following: the owner of the property has taken over the deposit and this is what he has emailed us upon completion of the repairs:"Good Morning.Sept2015Attached is the cost of damages, repairs and cleaning of the Westwood drpropertyI'm also including pictures in case any doubts arise. I am rejecting this response because: the pictures they want to provide you is probably provided by the owner, the Move out inspection, *** should be a witness that I have turned in the house in a very good conditionThey are just the worst realtor ive ever hadI am sorry but thats just the truth I should have listened to their past tenantsI have talked to the owner of the house after I moved out and told me that when he got the key from the house, it was a hot mess and looks like someone broke into it, they used my deposit to fix whatever was broken but that shouldnt be on me because ive done my moved out inspection before all of that happenedi have move out pictures of my own as well to provide as an assurance*** would have taken pictures of the faults or "broken things" they were talking about if ever it was true which are not! If ever we have to go to a court for these because this scam has to stopI can provide my move out pictures as wellOh BTW the invoice I got was just a typed letter from themNo receipts or whatsoever that explains where they spent my deposit.

receipts not provided to inspector, the property was not compliant with the stipulations specified in condition of property at surrender. Attached you will find the inspection report with move out pictures along with itemization of security deposit. We believe that after reviewing the report it will become self evident what the deposit was used for and the resulting deficiency the tenant is responsible for. If there is anything else you might need from us please let us know.Thank you for the opportunity to resolve this matter!

Hello Tenant,I understand that you have concerns about some charges. First of all let me clarify that we have overpaid you by $200. The non refundable pet fee of $200 was erroneously returned to you. So you have been credited $200 extra on your move out charges. The electricity was turned on to complete the move out repairs to ensure the property is compliant with Condition of Property at Surrender (CoPaS) specifications. Often times the tenants hire professional cleaning companies to get the property ready for move out inspection. But those are not provided with CoPaS. As a result tenants feel that they have paid for a service, but the desired outcome did not happen.I will review the pics for debris in the tub concern. Do you need CoPaS form for review?
