NVR Mortgage Process
I am 3 business days away from settlement 11/11/20 and have yet to receive an acceptance letter or been approved for my loan. I have received an email with the address for settlement and a phone call verifying I will be there but yet I have not been approved for my loan yet. I have taken vacation time to move and paid the movers, I have packed and am ready to go...but I have not been approved for my loan yet. Seem odd to you ? I have had several loan officers from the Blue Bell Pa office who have "left the company" Jason Lee and Eugene Constatine and have been working with various people providing the SAME requested information on a repeated basis. Today, I was asked to provide more information when I was told I would get my cash to close amount 7 days before closing. I need to know how much to wire being that I am closing on Veterans Day and as a holiday most banks are closed. I am putting down a large down payment of $110,000 nearly 50% of my loan amount on my house and have perfect credit. But am still waiting for the approval because my file that was sitting in Underwriting for too long needed to be updated with all new records because the information I provided for a second time had "expired" so I needed to provide all new paystubs and bank records. Does this sound like good service to you? Again I have 3 business days till I am to be at closing and have no idea how much money to wire or if I'm even approved. Danielle Blair

Dear [redacted] ,>The following is a detailed respose to each of the inquiries made in Revdex.com Complaint [redacted] Issue #– Rough in plumbing installed in the wrong location in the basement n Ryan Homes was not notified of any issues with the location of the plumbing rouin the basement until the Revdex.com complaint was filed on 3/4/ Customer did not note the rough in location issue on either the Presettlement Demonstration form prior to settling on the property or at their Final Inspection which occurred approximately months after settlement Ryan Homes will gladly review the location and if it is incorrect will have our plumbers complete any necessary work to make sure it is installed in the correct location However, it appears customer has already had this work completed and is simply looking for compensation Since Ryan Homes did not have the opportunity to inspect or correct any possible deficiencies prior the homeowner completing the work we will not repay customer costsIssue #– Drywall tape separating from joints n Ryan Homes was not notified of any drywall separation issues until the Revdex.com complaint was filed on 3/4/ Ryan Homes does include a year warranty on drywall cracks but [redacted] homes is approximately ½ years out of warranty based on his settlement date of 8/12/ In addition to the one year warranty provided Ryan Homes offers a onetime drywall inspection typically held at the one year point after settlement at which time cracks, nail pops, etcare repaired This one year drywall inspection did occur on 8/17/ Again, at that time all drywall issues were completed and the warranty then expiredIssue #– Shower leak due to improper installation of the shower pan drain n Ryan Homes was not notified of this issue until customer emailed on Saturday 3/1/with a follow up email on 3/4/ The Ryan Homes Service Manager contacted the customer that same day The customer informed the Ryan Homes Service Manager that he was already proceeding with repair work without having given Ryan Homes the opportunity to review the issue in person Furthermore, the customer did not want to allow Ryan Homes service personnel to inspect the issue in person Customer attached several pictures with his email dated 3/4/ From the pictures it is evident that the drain did not leak as described by the customer There is no damage to any subfloor immediately around the drain which would be the first area to show signs of water damage if the drain was in fact leaking In addition, there is no sign of damage to the drywall ceiling immediately below the drain which is where any leaking water at the drain would have fallen Several pictures do show subfloor damage outside the shower enclosure immediately adjacent to where the shower enclosure meets the vinyl flooring Based on the pictures provided it appears that the caulk where the shower pan meets the vinyl flooring needed maintenance Ryan Homes will complete caulking work one time in the first year the home is under warranty This home was nearly ½ years out of warranty when the customer contacted Ryan Homes and therefore this is considered a homeowner maintenance item In conclusion, Ryan Homes was not given the opportunity to review any of the customer’s issues in person The customer proceeded with repair work without allowing the Ryan Homes Service Department to inspect any of the three items mentioned in the Revdex.com complaint The customer did supply pictures for one of the three issues but the pictures do not appear to support the customer’s claim that the drain was installed incorrectly Lastly, all three items are no longer covered under the warranty timeframes provided for in the Ryan Homes Warranty Guide which was provided to the customer both at the time they purchased and closed on the home Regardless, if allowed Ryan Homes will inspect the issues in person if the customer permits However, Ryan Homes will not reimburse Mr Byers for any work which he has already completed since we did not have the opportunity to addressPlease do not hesitate to contact us if you need any further informationBest regards, Neil S [redacted]

Dear [redacted] , Roman"> Thank you for the opportunity to respond to the Revdex.com assigned [redacted] There were items listed in the complaint and we will note our responses to each, following: · Numerous shingle blow offs – The consumer settled on their home December 3, and therefore, has not been through the spring and summer for the shingles to properly seal New shingles need to undergo thermal sealing, which can take several days of temperatures on the forty degree or higher range Ryan Homes has addressed the shingle blow off when we were made aware of it · Standing water against the foundation – This is caused by settlement around the over dig of the foundation Ryan Homes provides a one-time settlement repair in the first year, which we will cover labor and material for this repair · Minor interior workmanship issues – Our service manager has contacted the consumer and set an appointment for May 5th to investigate these issues further Ryan Homes will supplement its response after this investigation has been completed We appreciate the efforts of the Revdex.com in bringing closure to this matter Please do not hesitate to contact us if you need any additional information Kind regards, Corporate Customer Relations

We stand firm in our position that the home was properly built and the HVAC rightly sized for this home type based upon the best information that we had at the time of construction in Ryan Homes made no representation to this purchaser regarding the home and we have simply tried to assist the second home owner with his questions Ryan Homes will not provide and upgraded system to [redacted] and will take no further action on this matter We appreciate the efforts of the Revdex.com to bring closure to this issueIf you need any further information, please do not hesitate to contact us

I am rejecting this response because I believe there has been vertical movement of more than 1/inch 2.) Also in my opinion these are more than "surface cracks" as described by MrR [redacted] These cracks have severed the full thickness of the concrete which is at least 4" inches in depthThe Crack(s) start on one end of the concrete to the other end for linear feet 3.) I believe Ryan Homes did not properly compact the area where the concrete cracks have occurred thus the issue we have nowThese structural cracks started to occur within months of the initial pouring of the concete pad(s)I brought this to the attention of the Project Manager Ron K [redacted] within the month timeline and also at the month review conducted by him on behalf of Ryan Homes as well 4.) I paid full price for a brand new concrete driveway and I still want a brand new driveway for years to comeNot a botched job that was improperly designed and executed

Dear [redacted] , Thank for you bringing the additional concerns of the consumers to our attention While Ryan Homes appreciates the concern the consumer has over the current condition of the driveway, the pitting and spalling that exists is primarily located within the main traffic pattern of the driveway and the approach These areas are most susceptible to salt and deicing compounds being tracked onto the concrete from daily vehicular traffic in the harsh winter months These conditions do not currently exist on other concrete surfaces at the home such as the city walk, lead walk, or stoop For this reason it is advised in the Homeowners Manual to apply a concrete sealant to protect surfaces from deterioration due moisture saturation during freezing conditions There are many types of sealants available that provide varying degrees of protection for specified applications and periods of time Although the appearance of the concrete has been impacted, the overall strength of the concrete slab still is suitable for automotive and pedestrian traffic In the spirit of customer service we would like to provide labor and material to pressure wash the driveway and approach in order to remove any loose material and residual sealants or cures, and to apply a high quality penetrating sealer that will help to rd the penetration of moisture and minimize the further deterioration of the concrete surfaces Please do not hesitate to contact us if you have any additional concerns Best regards, Corporate Customer Relations

On September 4th, the Ryan Homes Service Manager and technician met with [redacted] in response to the [redacted] s’ concerns that are noted in the Revdex.com complaint assigned [redacted] Also present was a representative from Rite Rug flooring and a structural engineer from [redacted] , Inc A moisture meter was utilized to evaluate the moisture levels in the kitchen where *** [redacted] had concerns with water damage to the flooring There was a high moisture reading on the floor around the refrigerator and into the pantry It was determined that the damage to the flooring was due to water leaking onto the hardwood floors, likely to be from the refrigerator Repairs to the damage resulting from this leak would not fall under the responsibility of Ryan Homes The recommendation was made that [redacted] contact her homeowner’s insurance for additional advice The report from [redacted] , Incis attached The Ryan Homes Service Manager did confirm a leak from the French door and water damage to the flooring around the door, as well as a shower pan leak Repairs to the door, flooring around the door and the shower pan are scheduled to take place on Friday, September 26th We appreciate the efforts of the Revdex.com to bring closure to this issueIf you need any further information, please do not hesitate to contact us

Dear [redacted] , Roman"> Thank you for the opportunity to respond to the Revdex.com assigned [redacted] Our Ryan Homes service manager has reviewed the condition of the driveway that the consumer requested replacement of The walks, stoop, and garage had no deterioration but the apron and driveway were exhibiting scaling Less than half of the surface had already delaminated but other areas showed early stages that could be loosened with slight pressure The homeowner had used a [redacted] Cure and Seal for the first years Testing with water showed that the efficacy of any sealant has diminished There are numerous potential causes for surface scaling including stresses caused by the freeze thaw cycles of moisture in the porous concrete The severity of these cycles can be increased with the use of de-icing chemicals Even if these materials are not used, they can be tracked on to driveway surfaces from the street on vehicles and foot traffic The highest instance of delamination currently exists in those traffic areas and does not exist on those surfaces not impacted by vehicular traffic We recommend the application of an appropriate concrete sealant in accordance with the manufacturer’s instructions The warranty for the driveway is for the first year only Our Ryan Homes service manager will be contacting the consumer directly with recommendations to address their concerns We appreciate the efforts of the Revdex.com to bring closure to this matterPlease do not hesitate to contact us if we can provide any additional assistance Best Regards Corporate Customer Relations

We stand by our earlier statement and maintain our position the consumer defaulted on the contract and that his deposit was properly retained

Ryan Homes use the cheapest inferior material to build homes Due to the quality of the material, water went straight through the soaking tub upstairs and ruined the carpet, the ceiling fan and my pictures in the great room located right below the master bathroom Once the carpet was taken up, the quality of the padding was shameful I could not believe the tattered and torn condition of the padding, I had to take pictures Now I have to settled for carpet that is being installed like patch work I am pissed because this is not a hook up nor is it free I am paying to have this house built and in the sixteen months I have lived here I haven't missed a mortgage paymentI feel cheated by the dishonest and poor quality of material used I would recommend Ryan Homes or NVR to build anything ever again Not even for a dog I don't enjoy paying good money for poor quality

The homeowners’ property is located at the low-lying area of the community There are other homesites that drain through their rear yard The homeowners installed a patio to their backyard which altered/impeded proper drainage to the original site plan As a courtesy, the Project Manager offered to re-grade and sod the rear yard at the same time the yard on the adjacent lot was being installed It was agreed that Ryan Homes would do this to provide proper drainage The Project Manager graded and relocated a swale out past the homeowners’ new patio and installed sod After a few days of utilizing a timer and using water from the customer’s home, the Project Manager provided the watering to the homeowner’s newly installed sod Though it is not our general policy to refund a water bill from sod replacement, as a courtesy, we will agree to contribute $toward the reimbursement The homeowner can forward a copy of the water bill to our Customer Care DepartmentWe can be reached at ###-###-####, Monday through Friday from 7am to 7pm

My Boyfriend and I are purchasing a home with Ryan Homes in South Carolina and used their Mortgage company called NVR We were supposed to close today and be 1st time home buyers and have a great experience but that's not the case Yesterday 10/26/at 5pm my boyfriend received a phone call from NVR satiating that they keep getting rejected when they tried to retrieve my boyfriends tax return She then stated without these papers we can not have you close tomorrow 10/27/ How does a company call us less then hour before we close? its 5pm what are we going to do? She said tomorrow morning head down to the local IRS office and have them print the 1040's out for you (she made it sound so easy) Today the day of our closing we woke up at am so we can try to get some help without having any appointments at the Irs office After sitting in the waiting room for hours we get told, without an appointment we cant help you Now its 10am! I called the regional manager who tried to help us but nothing could be done He then proceeds to tell me that this mistake is on them and on behalf of NVR he is truly sorry and that it could have been caught in July No one took their time in the months of this process to check, double check or triple check that all papers are in place for our expected closing day on 10/27/16! after loss of sleep from the night before and not closing on our expected date now I had to try and push my moving company back a few hours to accommodate them to close tomorrow 10/28/morning at 930am The regional manager said because we caused you so much trouble were going to cut you a check for $from your closing cost What is $? they should be giving me back my whole final closing cost to accommodate the trouble they put me and my boyfriend! Its a sweet jester but not enough for what we went through today This will be my first and last time ever working with NVR
