Dear Ms [redacted] - Thank you for the opportunity to look into the Revdex.com ID [redacted] Our Ryan Homes service and production team have completed an inspection of the floor on Friday, August 26th The carpet vendor noted that they did not have a concern of mold, but that the darkness was more consistent with a water stain Having said that, Ryan Homes is willing to have a mold test inspection performed and is awaiting confirmation with the consumer The consumer has requested a replacement of hardwood flooring where carpet floor was previously installed Ryan Homes does not offer these types of after market upgrades.Ryan Homes appreciates the efforts of the Revdex.com in bringing closure to this matter Please do not hesitate to contact us if you have any additional concerns Kind regards, Corporate Customer Relations

If the construction was done correctly the first time this would be an issue Heartland home contractors personally told me about all the issues this place had prior to closing They said it was a disaster Go look at all your other reviews Heartland homes does not care about their customers on top of all that, them leaving steaks in the group and leaving a alley to drive down cased $damage to my carThey are not willing to do anything about that Regards, [redacted] Dear [redacted] – Thank you once again for bringing to our attention the additional concerns from the consumer complaint assigned ID [redacted] In his original complaint, the consumer claimed that he had outstanding items on his list and was not receiving any response from our Production team at Heartland HomesOur records indicated not only that our Production team has been in constant communication with the consumer and working to complete the items on the Post Settlement Inspection list, they also indicated that the consumer has added multiple items to the list well beyond Heartland Homes original acceptance of said listIn his rejection to our response, it is unclear what the consumer is taking issue withRegardless, Heartland Homes worked to address and complete all items on the Post Settlement Inspection listIn his second rejection, the consumer noted that the list is not completed, as he has experienced a new concern with his Heartland HomeHeartland Homes has indeed completed all items on the Post Settlement Inspection list as well as addressed the new concernHeartland Homes offers a Limited Warranty; therefore, any warrantable concerns that are serviceable will be addressed in accordance with the Limited WarrantyHeartland Homes kindly requests that the Revdex.com review the original complaint, rejections and the responses to the consumers claims and bring closure to this matterRegards, Corporate Customer Relations

Mrs [redacted] , Thank you for your time on this matterI have spoken with Mr [redacted] and a gentleman by the name of Ben and there was no offer to have the items repaired and I have a recording from the project manager that he was going to contact the service center on my issues and nothing was ever put in and no service ticket was issuedI had a meeting with the county inspector today at my home and there are several code violations that were noted regarding these problemsThere are lawyers involved at this time and Ryan homes is just wasting your time on getting these items resolvedNo effort has been taken to correct the issues Respectfully [redacted] *** Complaint: [redacted] I am rejecting this response because: Regards, [redacted] ***

This company was great while our home was being built, but after living here for a year they stopped caring about customer service in the community Maybe because the community is almost finishedThey had a requirement to replant the trees that they cut down but didn't leave room to put them in their greed to crowd as many homes in the area as they could So to fulfill their requirement so they can move to the last phase they are planting trees in people's yards...and not small decorative trees, large maple trees! In tiny yards that are barely big enough for the sapling Not to mention they will block out all sunlight as soon as they start to mature I made my complaint and the builder and the developers both agreed they were not appropriate for the space they were in but said they were required to have them and had no where else to put them so we are stuck

Thank you for following up with your concern regarding the leaking egress window We believe that the repair that was recently completed will solve your concern We water tested the repair twice and the drain is in good working order If there is a concern in the future with the egress window, please reach out to Ryan Homes Customer Care at 877-550-RYAN

Once you sign on the dotted line, they will treat you like garbageIf you spend almost a million dollars on a home, you expect something with decent qualityTheir finished homes are full of cracking drywall, crooked fixtures, etcYour punch list will never be fixedWhen we tried to have them fix the issues they keep missing in the brand new home, an agent told us "your d [redacted] wall is your problem, not ours." The drywall company NV contracted said they had no issue in coming to fix the problem, but NV never notified them of our multiple complaints and is refusing to send them the paperwork they need

October 24, Thank you for the opportunity to respond to the complaint filed which was assigned the lD # of [redacted] The consumer applied for a mortgage loan with NVR Mortgage on 3/7/The borrower's credit score did not meet the minimum to be approved for a product and the loan was denied, with an adverse action denial notice being sent to the consumer on 4/17/2014.The consumer had indicated that they were going to be working with a credit repair agency in hopes in increasing her credit score.The borrower completed a second application for credit with NVR Mortgage on 8/11/The borrower's credit score still did not meet the minimum credit requirement for the program that she applied for and a notice of credit denial was sent to the consumer on 9/17/2014.NVR Mortgage did not provide the borrower with an approval letter on either loanIf you need further assistance, please contact me at ###-###-####.Thank you, Greg SDirector of Quality Control

We had a home built February from Ryan homesThe house was not even years old and our home flooded in the finished basement Ryan homes said it was caused by a stormOur home had a window that wasn't up to code which is where the water came in and flooded our basementWe also made a complaint in that we had flies coming through this window when we never even opened the window but they refused to come and fix the windowIn we had shingles blown off our roof and called the customer service line to complete a work orderThe customer service line told us our home was out of warranty but would send the work order over for reviewThe next day I spoke with the site supervisor and he ended up having someone put our shingles back onThis year just recently we had shingles in the same area come off and they are refusing to fix because they said when I called back in April the work order was declined due to being out of warranty even though Ryan homes had someone fix it And before this incident in April of our cabinet in the kitchen came apart from the wallI was going to try and fix it myself so I took it off the wallWhen I took it off the wall there was all kinds of holes in the drywallI called Ryan homes out to inspect what I found and they refused to fix the wallBut in return they ordered a cabinetThe site supervisor also stated the cabinet will hide the damage once you get the new cabinet so he wasn't going to send people out to fix it and assured us there are more holes behind the cabinets but just can't see them

Dear Mr [redacted] , 0in 0pt;">Thank you for the opportunity to respond to the Revdex.com ID [redacted] Our [redacted] Homes division manager and service manager have reviewed this complaint and they have met with the consumer While meeting with the consumer, they discussed with her that typically, an unattached sewer tap will present problems with the plumbing rather quickly There is no history of plumbing issues that have been brought to our attention since the consumer took possession of the home in February The consumer arranged for repair of the sewer lines prior to [redacted] Homes ability to access the sewer tap The consumer was unable provide documentation by the plumber involved in the repair stating that the void in the sewer tap was a result of installation by the builder [redacted] Homes spoke directly to the plumbing company and again, they would not state that the void was unquestionably a result of the installation by the builder The plumber also discussed other possibilities for the void, such as settling [redacted] Homes has been in contact with the Springhill Codes Department and they have confirmed that an inspection of the sewer tap would have been required at the time the consumers home was built in order to proceed with construction The Springhill Codes Department also explained that they are unable to provide confirmation as their retention of documentation does not extend back to 2004/ It is our position that we are not taking responsibility for the void in the sewer tap [redacted] Homes will not provide reimbursement to the consumer nor take any further action on this complaint We recommend that the consumer file a claim with her homeowners insurance company We appreciate the efforts of the Revdex.com to bring closure to this complaint Please do not hesitate to contact us if you have any additional questions Kindly, Customer Relations
