I personally went to Mr [redacted] 's apartment with the maintenance supervisor, [redacted] , this afternoon The single pane window in the bedroom is operating as it is designed to do John stated he was not told we were going to replace the window The water stain was treated when John was there last week, but has bled back through He treated the stain again, then Kilzed the stain and painted it His air conditioner was replaced We will send a HVAC technician over tomorrow to assess the air conditioner again to see if there is an issue with the new unit

The leak above the patio window was repaired and new drywall was installed by a contractor Our maintenance supervisor was over there today to check the carpet He pulled the carpet back and it shows no signs of mold He showed a gentleman in the apartment what he found As a courtesy, we are having Ms***'s carpet recleaned and sanitized The late fees are $if rent is not paid by the 3rd of each month and an additional $if it is still not paid by the 10th of each month.Missouri American Water sent the property water bills to the wrong address They were supposed to go to our billing center Once we found out what happened, it was rectified immediately

Complaint: [redacted] I am rejecting this response because:I am done fighting with this place ***, the maintenance supervisor, knows what he told me in the email that he wrote and if I could find it I would have attached it [redacted] specifically stated that due to their budget, he would have to wait for the new budget year to budget the replacement of the window I am sure I am not the only tenant they have lied to in regards to getting something fixed One of the other maintenance staff is the one who told me I have to buy a window treatment kit to stop the access air from coming in my apartment When I complained about why should I have to do that and that's why I pay rent, I received the email from *** I find it odd that a tenant has to pay out of his/her own pocket to get something fixed or repaired I asked for a screen for my patio door and was told I had to pay for it myself and they would install it REALLY, what kind of crap is that They force me to take a unit that I didn't want because of their screw up and now on top of that I have to pay for things to get fixed on my own I showed pictures of the gaps in the window, allowing air in but they say the window is operating how they were designed, with a gap in the window Like I said I am done fighting with them about this stuff Sincerely, [redacted]

Complaint: [redacted] I am rejecting this response because: The reason I am rejecting this is because there was nothing done when the supervisor came into my apartment When he came in I showed him the window in the bedroom and explained to him the situation yes there are window locks on the window but that has nothing to do with the fact that they agreed to replace the window because of the extreme noise and air that comes in from the window, one because its a single pane window, which makes no sense to have on a unit that is next to a extremely busy street It also lets in air, which causes my gas and electric bill to be higher than normal I have attached a picture of the window to show the poor condition of the window I showed him the water stains on the wall and all he did was sprayed bleach on them, which as you can see did nothing, pictures are attached I am not sure what he thought bleach was going to do on a water stain, which probably contains mold and mildew on the other side of the drywall I also showed him the damage that was caused by the toilet that was leaking water, which I had to fix on my ownHe stated that he would mark it on my file so I wouldn't be held responsible for the damage but at no time said let me fix it Which also probably contains mold and mildew On May 1, 2016, I sent a request in regards to my A/C unit I just checked the status of the request and it says it was completed I have not been contacted by anyone with the in regards to what is wrong I have to run my A/C unit on just to cool the apartment off, which means it constantly running They did absolutely nothing but spray bleach yes he asked me if there was anything else and I said no because it was obvious that they dont plan to repair anything I have a witness to what happened that day, if need be If there is anything else needed please feel free to contact me Thanks Sincerely, [redacted]

We document all of the damages by... taking pictures of the unit when we do our move out inspection. Mr. [redacted] was not charged for the stains he noted in the bedroom. He was charged for the stains in the living room/dining room area. He was not charged for the cracked shower door, as he noted this on his move in inspection form. He was charged for burns in the kitchen vinyl, a dirty stove, stove top and cabinets, dirty toilet and vanity, and to remove his alarm system and wiring. The charges he incurred were not noted on his move in inspection form, which we have on file. As I stated earlier, we also have pictures of the items he was charged for. I'd be happy to provide you with them if need be. Please let me know if I can be of further assistance.

Ms [redacted] cancelled on her apartment We have to wait for the inspection to take place before we can move anyone in This was her decision to cancel We initiated the refund for Ms [redacted] in the amount of $ The application fee of $is non-refundable She requested to pick up her refund check at the Oak Park office The check has been cut and is being mailed to us today We should have the check in the next few days

We gave Ms*** a credit on her late fees of $on 07/27/16. We gave her this credit as a courtesy because of the confusion with her account.Please let me know if you need any additional information

Good afternoon! The windows in Mr***'s apartment are the same windows throughout the community. The windows in his unit are functioning like they're designed to do. I sent our maintenance supervisor over to his apartment today. We installed window locks on all of his
windows as an extra security precaution. Mr*** thought the windows were screwed shut, but our supervisor explained to him how the window locks work. The only thing that needed attention was an old water stain. Our supervisor took care of that while he was there today. He also asked Mr*** if there was anything else that needed attention and Mr*** said no

It is Mills Properties policy to send anyone owing a balance to our collection agencyThe collection agency then notifies the
previous tenant of any balance owedThe previous tenant then has days to pay the balance or make payment arrangementsIf the balance is paid and taken care of within the days, it is not reported

Ms***'s dishwasher was replaced last week. We also removed the stained part of the ceiling and had a roofing company come out and take care of the problem that was causing the leak. The drywall patch in her ceiling is being repaired today by our painting contractor. Please let

Ms*** falsified information on her rental application that clearly states "Have you had or are you currently involved in any Litigations, such as: Evictions, Suits, Bankruptcies, Foreclosures, etc."? She clearly checked "NO" on the rental application. Our application further
states "I understand that false, incomplete or misleading information herein may constitute grounds of rejection of this application, termination of right of occupancy of applicants under the contemplated lease, and/or forfeiture of deposits and fees". Ms*** signed the consent and the rental application. We are withholding her application and non-refundable administration fee, which totals $175. The remaining $is being refunded to her. All of this was explained to Ms***.Furthermore, when we tried to discuss this with Ms***, she started yelling and cursing at two of our office staff members

We had to wait for an outside roofing contractor to repair the roof on MsPatterson's building. We thought we had the leak repaired after it was first called in but discovered we needed a more extensive repair. Due to all the recent rain, it took a little longer than usual to get on the
roof to make the repairs. The repairs started yesterday and were completed this morning. Once we are sure the leak has stopped, new drywall will be installed in the living room area that experienced the leak

We have always followed up with calls from Ms. [redacted].  We've replaced the tie wall that connects to her building, thinking the water was running behind the old tie wall and along the foundation, causing water to enter the apartment.  I will have our maintenance supervisor over there today...

to assess where the water is getting in from.We can help Ms. [redacted] with her carpet issues if she calls Lisa at the office to schedule the repairs that may be necessary.

II called on Friday the 19th. A maintenance claim was issued then. When I called back, I was told the ticket was closed out for some reason. I called Saturday, and again Sunday. I explained about the food. They said call my insirance.which was no help. My caseworker called. Which she has a record and proof of the conversation,  and totally got the runaround. She was extremely upset at how she was treated, and she is a professional. The agency she works for assists me with my rent, due to my disability.  My refrigerator was not replaced until my boyfriend went into the office, and spike with the same man who was giving both me and my caseworker the runaround. The man inbthe office also attempted to dominate my boyfriend but he stopped him. He let them know he was going to file complaints, they are quick to accept the rent but won't fix anything.
