Tami M***, of On Q Financial, Inc., was non-responsive to requests for information and at the last hour tried to have us sign papers that included information never discussed She noted we would secure a 4.25% interest rate for years on our home but the paperwork showed 4.5% She also added a .25% point fee that was never discussed that would have charged us $1,and was never discussed She never provided us with our home appraisal until after the time to sign paperwork at the end of July expired We did not receive our home appraisal until the first week of August
MsM*** was silent on the questions on the $1,she tired to charge us for points that were never discussed She is still silent on this issue to date On August 4, 2017, MsM*** stated in an email that our appraisal came in low, pricing adjusted the rate based on the lower value She noted she would get back to us and never did I repeatedly called, texted, and emailed with no response

We were referred to the On Q Financial team in Ga of which we were please with in the beginning of the overall process Everything seemed to have gone smoothly in the beginning We did run into issues where the same paperwork was requested over again or requested at the very last minute such as our tax transcripts that were requested close to our closing date but nevertheless the experience had been pleasant up until our closing date of 04/11/ Up until this time we were assured that we were ok to close, we were even informed that our information had undergone an underwriting upfront before pre-approving to make sure things were fine The day before closing we were informed that they needed our tax transcripts and would have to delay closing one day The closing date was changed from 4/to 4/at 1pm EST At this point we were still assured that things were fine and were sent our closing disclosure documents to sign On the day of closing 4/@ 1pm EST while we were sitt

*** *** Our Agent suggested that we use On Q Financial of On Q Financial Team Limon for our home mortgageFrom the start, we received excellent service from the On Q Financial Team LimonAfter, our agent found the prefect house for us; the Limon team of On Q Financial was able to collect all documents need for a VA home loan and proceeded to get the loan approved in a timely matter and sent to underwritingThis is where everything became the worse experience of my lifeOn February 26, the processor on the Limon team forward over to my wife and I , a list of all the documents the underwriter needed to approval the loanOn February 28, all documents was sent to underwriting for approvalOn March 1, 2016; I received a call from my loan officer stating that the underwriter needed more documentation, after sending document after document back to underwriter, the underwriter continued to request documents from myself; when in fact I was not on the loanOn March 10, 2016,

On Q Financial at *** *** ** ***, San Antonio, TX ***I filed a complaint with CFPB concerning illegal practice at the San Antonio location by MrW*** and the company attempted to justify the action of collecting $500-$dollars with re-scoring of your credit that inst to be passed off to consumerThe response provide from the company was inaccurate and not correctMrW*** repeatedly avoided my calls and stated that he has been "burned" from so many previous clients before and he requested me to pay for the re-scoring of my credit and when you look at the company website that he used, They specifically stated that this is not to be passed off to the CONSUMERI requested for service that I didn't receive and there was no misunderstanding they were doing a "bait and switch" which is illegal under Consumer LendingI have the call recorded where he stated that there's a fee and he needs it for collateralThis is an illegal operation that took place and he has did it on several occasions with other people paying him to re-score their credit

We closed our refi in December of Less than a month later, our load was "transferred" to another lenderI understand this happens, however, when asking the branch manager (Jessie Hoffman) and his assistant about this via email (Victor Alarcon) about it, they both replied as if they had no idea what was going on Amazing since Victor, in a previous email in the email chain, asked if we had received our payment coupon from the other lender I had previously done business with Jessie and felt like using OnQ was the right decision I should have read the reviews first, and then taken my business elsewhere I should have known better, since Jessie seems to job hop a lot Oh, and he mentioned his wife was a realtor when we initially purchased our house Just don't use OnQ Find a reputable company

worst company to deal with, they wont care about your satisfaction or anythingi had set up my automatic withdraw from my account and they made a mistake, not withdrawing the money, and still they charged me the late fees, they wont even care what I had to say, the person was so rude on the phone and didn't care about it, we have a 2nd loan with *** *** , I do not recommend to do any business with On Q Financialwe just about finishing a major construction on the property and it soon as this over we will absolutely refinancing with different mortgage companyi will always have a bad things to say about this company

Beware of this company. Communication was really bad. They kept asking for more and more documents. Rescheduled closing twice. We could never get a straight answer and they gave us lots of problems to solve. Then after we solved a problem they always came back saying we did it wrong. We finally lost the house and we lost thousands of dollars. Very upset and feel cheated that we lost this house after the tons of documents submitted multiple times.

We worked with Mr. [redacted] to resolve all outstanding items in order to get this loan closed.  The loan was closed on March 25, 2016.

We have spoken to the customer and gone over the details that brought this complaint about.   The transaction was a more complicated transaction and communication to the borrower could have been clearer with regards to expectations and timelines.   The transaction did close...

Mortgage Consultant stated I qualified for a down payment assistance which turned out to be false which incurred over 1k in new debt from false infoI was told by [redacted] Mortgage Consultant that I qualified for down payment assistance through North Carolina Housing Finance Agency for a manufactured home built in 2003. I asked [redacted] numerous times if this would be a problem and he said no. Based on that information and his assurance I set up 3 home inspections and an appraisal to be paid at closing or on my credit card if they went over the sellers agreed to closing cost payment. [redacted] advised me a little over 3 weeks before closing that he gave me incorrect information that North Carolina Housing Finance Agency only covers brand new homes, and for me to move forward I would need to come up with 3.5% down payment in 3 weeks. Since I could not come up with that down payment I had to back out of the house and am now responsible for paying 3 inspections that came to $775 and $400 for a home appraisal on a credit card because he gave me wrong information. [redacted] admitted in emails that the blame falls on him and he should have be aware that I would not qualify for the assistance program. The only reason I agreed to the 3 home inspections and the appraisal because he stated on MANY occasions that I had nothing to worry about, how he has worked with North Carolina Housing Finance Agency in the past and things should go smoothly. [redacted] has told me in emails that he should have known this in advance, and had I been told accurate information from the beginning I never would have agreed to pay for inspections and appraisals for a home that did not qualify in advance.This is not a matter of financing falling apart, this is about a Mortgage consultant telling me I qualified for a program that he admits that he should have known in advance that I actually did not qualify for which cause me to move agree to an appraisal and 3 inspections that could have been avoided had he provided me with factual information when I first applied for the loan.Desired SettlementI am seeking to be reimbursed for the $775 in home inspections and $400 for the appraisalBusiness Response Contact Name and Title: [redacted] Contact Phone: [redacted]Contact Email: [redacted]We have reviewed the complaint and agree that we should have known before inspections or an appraisal was ordered that the property would not qualify for the loan program requested. These people have no regard for their clients time or satisfaction. My loan was sold to a 3rd party, servicing rights given to a 2nd party and when I sent in a payment with their voucher slip it was lost for 3 weeks. I spent hours on the phone with OnQ, made an extra payment online, left my # for a callback, never got a manager etc... They Suck.
