I will not address past issues which Universal has already addressed in prior emails to the BBB. However, there is a new issue Mr. [redacted] (MM) raises which is that the drawings were "insufficient". Universal and MM executed an Agreement of Sale (Agreement) on January 2, 2018. Attached to this response is the Agreement and Exhibit 1. Exhibit 1 is a preliminary drawing, known as a CAD, a computerized aided drawing. Universal requires an Exhibit 1 to be attached to each and every Agreement for that Agreement to be valid. Exhibit 1 has nothing to do with obtaining a building permit. Repeatedly in MM emails to the BBB, he refers to "getting the drawings". These "drawings" are known as permit drawings (PD). It is these PD,, and not the CAD, which the building permit office (BPO) generally requires to issue a building permit (although with thousands of BPO throughout the U.S., some BPO require as little as a handwritten drawing on a napkin!!). If MM took the CAD to the BPO, that is why this drawing was "insufficient" for the BPO to issue their building permit. If however, it is the PD which MM is referring to as "insufficient", note that each BPO has its own nuances which may require modifications. Should that event take place, PRIOR TO MANUFACTURING, as it is ***s case, it is Universal's policy in this case and all cases where Buyers having the same status as **, to modify these PM at no charge.However,at this time, one must ask the question why ** is raising the above issue 15 days after he first filed his complaint with the BBB!!In any event, the controlling factor in this matter is page 3 of the Agreement and Exhibit 1 attached, subsection 12, 1st three (3) sentences of the Terms and Conditions specifically state as follows:""Buyer is solely responsible for investigating and ascertaining all zoning by laws, rules, regulations, and ordinances and all building codes and building code requirements applicable in and to the area or territory where the building or structure purchased hereunder is to be erected ("Building Laws") in order to satisfy himself that the building or structure conforms to all applicable Building Laws. Buyer is solely responsible for designing a building or structure that will fit Buyer's particular needs from the components offered for sale by Seller and that complies with all applicable Building Laws and for providing Seller with the specifications therefore. All specifications for the building or structure purchased hereunder set forth on the face hereof have been provided to Seller by Buyer based on Buyer's own due diligence, judgement, and determination as to Buyer's erection location, use and occupancy requirements and the requirements necessary for the building or structure to comply with all applicable Buildings Laws".Once again [redacted] is requesting a refund of his deposit notwithstanding his failure to read the Agreement he executed and the Terms and Conditions and Exhibit 1 he initialed.

This company, olympia steel buildings is sure to pull the trigger on covering there butt on there behalfAs told to the salesman, this is a agricultural building, there are no regulations!! How are you supposed to estimate building costs if they cant give you an idea of, or drawings on footings, I know my soil typeHeath was also told one to ten years is what we are looking at on build time, This is how I separate good salesmen, to see if they want to convince me now is the time to buy a buildingOnce he heard one to ten his tune changed and things went down hill fastI did hang up on heath, once I realized I was going to go off on himThats never a good way to start the dayOh and I also ask what size of fasteners are used to hold siding on I was told 1.5" s.sscrews, he could not give me a diameter, once again I was told that depended on my regulationsRegulations!!! Come on guys, if you dont know ask someone who doesPut forth a little more effort next timeCalling a customer rude, real nice guys, that will take you far.

This is merely an excuseThey never made any attempt to contact me once since I provided them with a deposit, and only since I've filed this complaint, did they make any attempt at communicationThis does not mitigate their failure to ever once return any of my emails or calls regarding the status of my orderI placed an order based on their promises that I would have plans in to days in order to meet strict deadlines that I was facing with contractors and permittingI have since lost my concrete contractor to other jobs, and have no hope of getting another one in a reasonable amount of timeWith no concrete slab, I have nothing to place a building onConstruction depends on the erector I hired who would also bring in equipment to offload the building materials off of the truck, but he can't do anything without a concrete slab, so I couldnt taake delivery of a building if I wanted toAnd finally it is too late for me to apply for the permits since one of my strict deadlines was my travel schedule which does not allow me to now file for permits. In other words their delays and failure to communicate with me has set off a cascading effect which I can not repair at this timeThe only reasonable recourse is to refund my deposit, since it is obvious they have done nothing in the time leading up to this complaint.*** ***Regards,

This is not an excuse, as we indicated in our 1/22/email to the Revdex.com, it was to avoid the possibility of sending out incorrect stamped engineering drawings (Drawings)that Mr*** could not useIn fact, as a result of the change in the Florida Building Code (FBC), the Drawings necessitated modifications to be in compliance with the FBCHence the delay which included the number of engineering Drawings pending, drafting, and the research time for engineering to understand the nuances to the revised FBCAccordingly, we are pleased to advise you that Mr***’s Drawings were emailed yesterday to him at 4:p.mEST with a copy mailed to him through UPS. Just to be clear, our contract with Mr*** provides no specific date to deliver Drawings. However, our standard practice is to deliver Drawings in 10-business days after a contract is executedTaking in consideration the above delay, Mr***’s Drawings were delivered to him in a timely fashion. You also should be advised that MrS*** was in contact with Mr*** at various times by telephone to acknowledge that his Drawings were being worked on.Additionally, we have gone above and beyond for Mr***Just for the record we offered to put him in contact with an erection contractor and to contact his concrete contractor while he was out of the countryHe declined each of these good faith offers

Mr. [redacted] made substantial changes to his building after every set of drawings we sent out. The first change was around 6/14/17 when he added a lean-too to the original building. The original building needed to be re-engineered to withstand the additional weight of the lean-too, which required a...

new set of drawings to be completed and pushed the delivery back. Mr. [redacted] was informed of this. When he received his second set of drawings he changed the girt condition from bypass to flush around 7/12/17. This is a large structural change and required yet another complete re-engineering, and set of drawings to be completed, and pushed the delivery back again. Around 8/25/17 he made changes to the lean-too, which caused another set of drawings to be completed and pushed back delivery even more. We have been in constant contact with Mr. [redacted] along every step of the way. His building is currently scheduled for delivery in October and we are working on fitting him into the delivery schedule and narrowing down that date.
