HomeLovers is the Agent for the Owner, and in our role as Agent we hire outside vendors to complete work required for the propertiesIn this case, when the initial complaint was filed we credited the Tenant as requestedThe vendor then expressed frustration that they were not being paid for sending a tech to the homeWe are unable to determine whether the tenant’s account is accurate, or the vendors account is accurateBut HomeLovers ate the cost of the trip, paid the vendor for something that was certainly not our responsibility, and credited the tenant for the chargeThat was the only way to keep a valued vendor happy while giving the tenant what they were asking for.The vendor still asserts that they didn’t have to do anything to make the gate work properly and that there was no need for them to be at the homeThat is why the tenant was originally charged for the trip.We feel that we acted in good faith mediating between the conflicting claims of the vendor and the tenantIf a complaint is appropriate, we feel it should not be against HomeLovers, but against the vendorWe don’t want them to have a negative score either, but this complaint is truly against the wrong party.Regardless, HomeLovers paid for the trip to make the tenant whole

I have a property with HomeLovers and I have been using them for several yearsI have always referred my friends and family to them to manage properties or to rent a propertyThe feedback I receive from all of them has been extremely positiveHomeLovers communication is excellent and the experience with them has been very positive

HomeLovers has no reason to falsify or overstate damages left by a tenant Any security deposit withheld goes to the owner We have nothing to gain by making claims To assist with disputes we have implemented the practice of taking video of every Move Out AssessmentThe videos help our clients (the owners of the homes) see the extent of the damage, or ideally, to see how perfect a house is left We find the videos to be much more useful than pictures or a written report The link to the video is [redacted] We are also attaching the MOA report and the tenant ledger so you can see the itemization of the costs the owner had to incur to get the property back in rent ready condition The damages left by the tenant are way beyond the security deposit heldThere are three parties involved in this relationship: The tenant, the owner, and HomeLovers HomeLovers was damaged by tenant because of contractual charges we will likely never be able to recover from the tenant The owner was extremely damaged by repairs and lost rent that they will likely never be able to recover Ironically, the only one not damaged is the Tenant who felt entitled to cause further damage to HomeLovers by creating this complaint with the Revdex.comIt is our sincere hope that the Revdex.com will not allow this complaint to cause the additional damage intended by the tenant Please do not let this complaint be part of our public record

I was Shone a property by *** *** from Home Lovers and was blown away she went above and beyond my expectations

Regards,*** ***

The customer service we received from *** while searching for a home for rent was very productiveShe was prompt when scheduling times to view several properties and very professionalI would definitely recommend Home Lovers to any of my friends/family if they're ever in need of searching for a home!

I worked closely with *** *** in finding a rental home Although I decided on a home not listed in ARMLS or from their inventory, she continued assisting me with my questions and needs to make my transition easy and trouble freeThe service provided by *** as well as Home Lover's staff was a A+ experience and highly recommended

Ms*** also filed a complaint with the ** *** *** A copy of our response to the ** is attached to this response We are also including a copy of the Lease which outlines the charges shown on the Move Out Assessment report In addition, we are providing a link to
the video taken as part of the MOA which will demonstrate the need for a light janitorial as charged. From the AG response: Security Deposit: *** *** (hereinafter “Tenant”) vacated the property on September 29, The Moveout Assessment was performed on September 29, and then sent to HomeLovers to process for the owner and tenant HomeLovers mailed to the Tenant a copy of the completed Moveout Assessment and the Security Deposit refund on October 13, (See Moveout Assessment attached hereto as Exhibit 1; and cancelled check attached hereto as Exhibit 2) Tenant cashed the Security Deposit refund on October 21, (See Exhibit 2). The timeframe in which a landlord has to provide an itemized statement and return of the security deposit is provided for under A.R.S33-1321(D) which states: “…..within fourteen days, excluding Saturdays, Sundays or other legal holidays, after termination of the tenancy and delivery of possession and demand by the tenant the landlord shall provide the tenant an itemized list of all deductions together with the amount due and payable to the tenant, if any.” The time in which the tenant moved out and the time HomeLovers mailed the Moveout Assessment and Secuirty Deposit was only business days, well withing the timeframe allowed by lawFrom the Lease Agreement:Section 2) Security/Cleaning/Key Deposit: … Lessor to charge $against Lessee Security Deposit for a Move Out Assessment… Section 27) Keys: … Lessor to charge $against Lessee Security Deposit upon move out to have Property rekeyed. From the MOA video:If we can’t rent a property with the level of “clean” performed by the tenant, we have to have a professional company go get the house rent ready The tenant claims to have left the property “flawless” We sincerely wish this was the case You will see in the video that the house wasn’t clean enough to deliver to a new tenant without expecting a complaint from them A light janitorial was needed, was appropriately charged to the tenant, and the owner paid to have this service performed HomeLovers only charged for the items agreed to by the tenant in their lease, and withheld money from the deposit to clean the house, also as covered by the lease It is also important to note that as the Agent for the owner, we would have been in breach of our fiduciary to the owner had we neglected to charge the tenant for the janitorial.MOA VIDEO: *** While you can see in the video that the carpets were cleaned, we should have charged the tenant for the many stains in the carpet that their cleaner did not remove We also discovered after the tenant had received their refund that the banister was loose and had to be repaired later This should have also been charged to the tenant.Summary: Giving the tenant the refund they are requesting as a resolution would create unfair damage to the owner The fair action would be for the tenant to refund the owner for the stains in the carpet and for the cost of repairing the loose banister

When my family decided to move to the Pacific Northwest and keep our home in Mesa we chose Homelovers for their responsiveness and alleged "no surprises" approachWe liked their tenant screening process, professional services associated with the book keeping, and their attentivenessThere were issues with the tenant feeling as though they received insufficient service on repairs and eventually they decided it would be best if we let them out of the lease and talked us into allowing the tenant to break their lease, without penaltyThe owner informed us of work that needed to be done on the home in the similar areas where the tenant complainedNow the tenant is out and we have not received any responses to our inquiries in their owner's web portal or to any phone callsAt this point, we have not spoken to anyone from homelovers in almost a month and have no idea where we stand with repairs to be completed or any time frame on when our home may be back on the marketThe level of service and the timeliness of their responses is atrociousWe've actually found a prospective tenant on our own and they won't return my calls requesting them to screen themI've actually done the leg work of finding someone for them and they can't even get back to meWe have a single income and two mortgagesWe just want them to keep up their end

This company does the worst business and are very rudeCharged my account will multiple unnessesary feesNever fixed or had anyone who could fix and never inspected the property during the years I have lived hereThe is the only Revdex.com review I have ever wrote and feel everyone should know not to do business with this companyThey never even notified me that the house was soldI cannot believe these guys are still in business but hope they can get there act together and do what they say they will doA group of vey unhappy disgruntaled customers

Home Lovers is horrible and I would never rent from them againI know their priority is to protect the owners but without renters there business would not be successfulAt first Home Lovers were wonderful very helpful in finding a home to rentOnce I moved in and out is a different storyI live in the house for two years I submitted work orders that were never completed or were lostWhen I called to follbecause I noticed on the Portal the work order had been removedThey told me they had no record of it being submitted or that the owners did not approve itWhen I moved out they charge me for all kinds of crazy stuff: Cleaning, doorstops, light bulbs, dry wall repairs, shower heads, tightening paper/towel holder etc…With all the repairs they are claiming you would think we were crack headsI have to admit there was stuff that needed to be repair but in no way should have added up to $They took my entire deposit of $and requested an additional $in repairsThey were non-responsive when I was disputing items as many of them were on my mochecklistThey automatically sent me to collection without any noticeWhen I called them to discuss their answer is always “we are waiting for the home owners to respond.” If that is truly the case then why send me to collection?
So beware when moving in and outYour work orders will be lost/removeThey will never fix anything and they will leave you with the bill when you moved out

HomeLovers has no reason to falsify or overstate damages left by a tenant. Any security deposit withheld goes to the owner. We have nothing to gain by making claims. To assist with disputes we have implemented the
practice of taking video of every Move Out AssessmentThe videos help our clients (the owners of the homes) see the extent of the damage, or ideally, to see how perfect a house is left. We find the videos to be much more useful than pictures or a written report. The link to the video is *** * We are also attaching the MOA report and the tenant ledger so you can see the itemization of the costs the owner had to incur to get the property back in rent ready condition. The damages left by the tenant are way beyond the security deposit heldThere are three parties involved in this relationship: The tenant, the owner, and HomeLovers. HomeLovers was damaged by tenant because of contractual charges we will likely never be able to recover from the tenant. The owner was extremely damaged by repairs and lost rent that they will likely never be able to recover. Ironically, the only one not damaged is the Tenant… who felt entitled to cause further damage to HomeLovers by creating this complaint with the Revdex.comIt is our sincere hope that the Revdex.com will not allow this complaint to cause the additional damage intended by the tenant. Please do not let this complaint be part of our public record

My wife and I are looking at moving from the Midwest and took a tour around Phoenix (Mesa) with Home LoversThey were great in listening to what we wanted and showed us several houses for rent that were exactly what we had discussed via phoneWe haven't decided whether to buy or rent on the move but our experience with them will make it easy for us to have a source of information when the day comesThanks for helping us with our plans knowing that we weren't even in the market at the time!

I would like to let everyone who maybe looking into renting a home or having homelovers manage their property to stay clear We moved out here to AZ in january and was directed to homelovers because we were interested in a home they had for rent Upon move in inspection there were a few minor issues with the house nothing to worry about but one thing that really turned me off is the first or second week we were in the house we submitted a repair order to fix the the upstairs drain stopper as it was missing and my year old could not take a bath Nobody responded to the work order so we called and they proceeded to say can't you just fix it yourselves I wasn't to happy with that but I went ahead and did it anyway the part was $The second issue was in the advertisement they stated the neighborhood had community pools in which we did not receive a key for We called and called trying to get a pool and key and they kept telling us they couldn't get a hold of the landlordI proceeded to tell them if you called him and told him house was on fire he would call you right back..not even minutes later they called and told us we could get a key in which we had to pay dollars and drive min to pick upWe just dealt with it and went ahead and got the key The third experience our ac went out we noticed one day after we got home from work the office was closed so we called the emergency line and the man that answered the phone was completely rude to my wife asking us why we didn't call earlierThat really fired me up we brushed it off Then lastly we noticed our garbage disposal leaking water when we used it This is still a current issue We put a service request in which took almost a month to get back to us onWe finally got an appointment to have someone come out and fix it but then the morning they were to come fix it a guy called us and told us he no longer worked for homelovers and had to cancel the appt Homelovers never called us back to rescheduleA week went by and we called them and told them they needed to get someone out to our house to fix it the sink was getting worseWe set the appt up for like weeks out because we were busy and not going to be home until then I waited around all day and nobody showed upI waited a day and no callI called on a Wednesday and asked what happened and they played stupid like they didn't know they were suppose to come out and we set up another appt for the next Saturday, wife waited around all day and still no one showedSo I call back Monday morning and had a few choice words with the lady we deal withShe plays stupid yet again and keeps saying that she didn't know why they didn't show up blah blah blahShe tells she will call me right back to set up another apptShe never called me back so now I am here doing everything I can to get this issue fixed that keeps getting worse and nothing is being done I have called a d asked to speak to the manager but convienently he is at a meeting and away from his desk and will not respond to my voice mailsI have read numerous reviews with Same issues people are having with them and I feel like somthing needs to be done about itThey are a bunch of liars and they tell you what you want to hear just to get rid of the situation temporarilyThe are incompetent and very rudeTheir slogan on their website says we have great customer serviceI laughed when I seen that on thereMy wife and I am are now going to report them here and do what we can to now get out of our lease
