This complaint is very random and vague so I'm not sure how to answer Of course we do not believe anything this consumer has stated is true or fact They don't even mention if they got a parking notice and if they tried to dispute it or anything Unfortunately there is not enough information to respond I would at least need a notice number

Tell us As you know, ABM Phoenix operates private parking lots in downtown Phoenix The surface lot which is the subject of your complaint is operated on an honor system; this lot is not manned, but is set up with an honor box and parking customers are expected to pay if they park in this lot Unfortunately, many parking customers do not payIn addition, some parking customers even attempt to defraud the parking companies by creating monthly parking permits This is a significant and substantial problem for Republic ABM Parking, as it is for all parking companies who operate surface parking lots ABM Parking has retained our office's services to assist them with monitoring their parking lots, dispute resolution and their collectionsAs you may also know, property owners have the right to protect their property from trespassers Specifically, private parking companies, as the owners/authorized managers of these private parking lots, have the right to establish terms and conditions under which a customer is permitted to park their vehicle or use the parking lot A customer is permitted to use the parking lot only if they fully comply with the terms and conditions established by the parking company If a parking customer does not fully comply with the terms and conditions, they are trespassingABM Parking has clear and prominent signage posted at this parking lot detailing the terms and conditions of using their lots, including payment rates, rules and general guidelines (pre-paying for the space utilized, prepaying for the amount of time they will park)Issuing parking notices is one way for ABM Parking to enforce their property rights Towing or booting vehicles would be alternative ways for a parking company to enforce their property rightsI have carefully read the consumers complaint I have reviewed the parking notice written by our attendant and I have reviewed his photos taken on the day in question First of all I would like to say that Parking Revenue Recovery does not own this parking lot, it is operated and managed by ABM Parking We do not believe this consumer is forced to park anywhere and specifically not this lot She is choosing to park in this lot and is free to find parking at alternate lots of her choosing Due to the outrageous claims she has made regarding the parking lot, we have forwarded this information on to ABM Parking for their review On 4/26/at 2:02pm this consumer’s vehicle was parked at ABM’s parking lot located at Van Buren This parking lot is unmanned and has a large metal honor box in which the consumer needs to pay for their parking When the lot attendant enters the lot, they immediately go to the box and unlock it Two auditors have a form where they record all the number of the spaces that have paid to park for the day They then check the parking lot, each vehicle and verify payment has been made for each vehicle parked in the lot When they got to space 61, there was no recorded payment for that space so a notice was issued for no payment to park We believe the notice was valid in being issued and is dueOnce the lot attendant has finished checking the lot, they return to the honor box to double check the notices they have written to ensure there is no payment in the box for all notices issuedParking enforcement is a very expensive endeavor If this consumer wishes to have security cameras and the other items she has requested, we suggest she find parking services in a fancy parking garage in downtown Phoenix and she will be paying anywhere from $and up per day We do not appreciate the accusations this consumer has made regarding our employees The lot attendant that issued this notice, she has never once had a complaint about her from another parker Also, the way the honor boxes are set up it is impossible for a lot attendant or anyone to steal money from the payment boxes Perhaps instead of going around accusing everyone else of wrong doing, she should just pay for her parking space from ABM Parking This consumer has stated that she does park in this lot everyday Mon – Fri, which does make her a good customer In our documentation from our lot attendant it showed no payment for any parking spaces in the 60’s, this consumer parked in space and we were unable to verify she paid We believe the notice was issued valid, however, in the interest of customer service; we are willing to drop this to a $fee to cover the parking for the daywhy here

I have tested our fax lines and everything is working correctly This consumer has not mentioned which number he was faxing so I am unable to follow up, we have several fax lines.This consumer emailed our office and explained his situation and provided a receipt We were able to verify payment and that he had just typed an additional character in error This notice was still validly written and the consumer's error Our agent dismissed the notice and sent a confirmation email to this consumer We do not feel this complaint should have been lodged against our company as we have done nothing wrong We consider this matter resolved

This consumer parked in our client, ABM's parking lot in Phoenix located at the 2nd and Van Buren lot This lot has an honor box where where each parker is to prepay for their parking space by the space number When the auditor checked this box, there was no payment showing in space (which is the space this consumer has parked in) so a notice was issued for NO PAYMENT We believe the notice was valid written I have reviewed the photo and it shows that no payment was in space This consumer has contacted our office and we have resolved this directly with her We do not believe she should have filed this complaint and should have rescinded it immediatelyOur offices phones are extremely busy and had this consumer reached our voicemail and left a message, the call would have been returned immediately

Our records reflect that space was empty at the time the 1:30pm audit was done I realize this consumer has a video showing he is paying space however there is no date and time stamp on this video He could have paid after the notice was issued Does he have a version of the video which includes a date/time stamp

This consumer has made some very serious allegations I would like to look intoOur office accesses all accounts by notice number and parking company nameSince this consumer has not provided any of this information and I could not locate any emails from her in our boxes, I was unable to locate this accountIf she can submit the requested information I'll be happy to research and follow up with a response

Complaint: [redacted] I am rejecting this response because:There was no clear signage near the middle of the lot, or the entrance to the stockyards where we parked There might have been signage on either end of the lot, but not the middle where we were actually walking in and could observe them For three grown adults to enter and not a single one of us notice that we had to pay to park, that's a failing by management to install adequate signageIt is also not my fault that your computer system was not functioning correctly I'm sorry that you were unable to bring up the notes that I made an honest attemp at communication via telephone and email, but to be accused of never attempting communication and being called a liar should in itself be grounds to have this ticket dismissed Please dismiss this ticket and we can mark this matter resolved, and I will be more aware of the parking restrictions here in the future Thank you Sincerely, [redacted]

As you may well know there had been terrible problems with parking at the Colorado Blvdlocation with the opening of [redacted] which is the subject of this complaintIf you happened to watch the local news after [redacted] opened, you would have seen that the owner of this parking lot was very frustrated at the unauthorized use of this parking lotHe contracted with a towing company and they would line their tow trucks up outside the lot and one by one they would tow unauthorized users off the lotIn an effort to soften his approach, the owner agreed to try ticketing offenders first Colorado Blvdis a private property and the user may park only IF they follow all the posted rules of the lotAs I'm sure you were able to see, the owner invested a lot of money and effort into putting up clear and prominent signage so that each parker would be able to read and understand which spaces were and free and open to utilizeThis is so the tenants in that building who do pay for the parking spaces would have spaces for their customers to park [redacted] purchased a limited number of spaces, however you were not parked in a [redacted] spotThe lot attendant was careful to take photos of your vehicle along with the signage associated with the space you parked inWe believe you should have known not to park in this [redacted] parking spaceHe also verified that at the time he checked your parking space, you were not in your vehicle, walking to your vehicle and you were not in [redacted] ***In addition you were not parked "correctly" as you have stated in your complaint We are not sure who you spoke with at these two businesses but you are not correct that they are not happy with our servicesWe are merely following the directions give to us by the owner/manager of this parking lot and I have reached out to this group and they have reiterated that in fact they and their tenants are very happy with our services and are not looking to replace our servicesThis group and the tenants have authorization to void a notice at any time and we have not received any contact to either reduce or void your notice We believe this notice is valid and cannot be dismissed

As you know, our office accesses all accounts by notice number Since this information has not been provided I am unable to respond to this complaint specifically What I CAN tell you is that every single voicemail is returned from our office In addition I can tell you that if the receipt that this consumer had on her dash was expired, the lot attendant was only doing her job and the notice would be valid There is no bearing on whether the consumer was in her vehicle or not and while unfortunate that this consumer was having difficulties with her car, she still has to pay if her vehicle is parked in the lot

Complaint: [redacted] I am rejecting this response because:as stated in my complaint, we were in a rental carWe did not know the tag number to that vechileTheir sign says "bill to platewe assumed it meant " we will send your bill to the address on the plate." Because we were in a rental , we did not want tje car rental company to be billedIf you view other consumers complaints, you will see this is something the company is known forI am from Kansas The parking lot does not have clear instructions on how to properly do thisFurthermore, the attendant also stated that he doesn't feel we should have the ticket because we were not aware or fully instructed on what it meant by bill to plateHowever if you look at their cameras from the evening we were cited you will see me and several other parents from the tournament looking very confused on what to do and how to do itI would like for this company to aknowledge that a mistake was made and a customer should not be billed for something they did were not clearly instructed on how it workedIt also does not state what will happen if you enter the wrong tag number and if entering all zeros is incorrect why would the system allow you to do soI feel like the company sets thier customers up for failureEspecailly those on vacationI paid $to park- what more do you want from me? I would like for the company to look at their consumers reviews and see that they are getting over on innocent people Sincerely, [redacted] ***
