I have attached an updated balance due letter sent to Ms*** The lease dates have been corrected to show her last lease while residing at Partridge Meadows As previously stated Ms [redacted] does not owe any rent for [redacted] ***, nor have we requested any rent money She only owes for cleaning/damages [redacted] , property manager, explained to Ms [redacted] on the phone that the lease dates on the letter were populated by the computer program Since she has made one payment of $her balance due is $131.89.Respectfully, [redacted]

We would like to be refunded the $late fee and have the legal action against us halted, our be released from our rental agreement

Thank you for your concern and allowing me to respond on behalf of Partridge Meadows Last year after the property manager left her position at Partridge Meadow we audited the files We found several unprocessed move out inspections Unfortunately, [redacted] file for [redacted] was one of them that had not been processed She has a balance due of $for carpet replacement, general cleaning and repairing holes left in walls after deducting the security and pet deposits However, she fulfilled her lease and does not owe any rent She owes for the above mentioned damage/cleaning issues only [redacted] has made payment of $and therefore has a balance due of $ The payments must be made out to Partridge Meadows Apartments and mailed to [redacted] [redacted] Thank you again for this opportunity to explain why [redacted] owes Partridge Meadows Apartments $ If you have any further questions, feel free to contact me at ###-###-####Respectfully, [redacted] [redacted] , LLLP ###-###-#### office

I attached the cleaning charges checklist that our company has been using since June 27, Notice the charges for satellite dish removal range from $150-The charge of $from Ms [redacted] s security deposit was on the low end of the rangeConsidering the satellite dish was left attached to the building, holes drilled in the wood siding, all of the wire run, and holes drilled through walls, this is a reasonable charges The charges removed from the deposit stand as is Thank you, [redacted] ***

After investigating Ms***’s concerns I have found she was refunded $from her $security deposit. $for
satellite dish, mounting brackets and wiring removal and $for the oven is the breakdown of charges. The satellite and it’s components have been removed from the balcony and building. We do not leave dishes for the next resident.

unitsAs at all of our communities, our office team has procedures and rules to followIf a resident's rent is not correct it is to be returned and the correct amount collected Rent is due on the 1st and the late fee is due on the 6thWe accept credit/debit cards, money order and personal checks from the lease holder Any rent that is not paid within days after the 6th is subject to an administrative fee if $and a forcible detainer of rent with the sheriff department.*** ***Brown Capital, LLLP

HOWEVER, it was on the Facebook page BEFORE we even came in and had issues with the debit card machine. Once again, it says "..Rent will be late at 9:00 am on Tuesday..." Our rent was paid before 9:00 am Tuesday.

As with all of our rental properties, rent is due on the first of each month. We do allow a five day grace period*. Mr. [redacted] will find this information in the top paragraph of his Rental Agreement with [redacted] Apartments. 
All monies received in our night drop, in the...

office or via the mail are deposited into the bank as soon as possible. *We do not hold checks or money orders for rent. This information is in the monthly newsletter as well as a sign on the office front door. Mr. [redacted]'s rent check was in the night drop and did not have a note requesting the check be held until his pay date, June 5th. Checks that do not have funds to back them should not be given to a business or individual for payment for services, goods or rent.
[redacted] will not refund Mr. [redacted]'s $50.00 [redacted] overdraft fee.   Thank you, again, for the opportunity to respond to Mr. [redacted]'s concerns.
