Review: Pierce Property Management, specifically [redacted], did not refund all of our security deposit. I appealed her decision, but she still refused to honor the agreements that she made with my husband, [redacted]. When we moved into the rental, it was very dirty, but I did not have time to have Pierce Property Management reclean it as I was expecting my movers. I even told the maintenance contractor who fixed our deadbolt that the place was filthy when we moved in. When we moved out, [redacted] charged us for items that were already dirty when we moved in. She told my husband that we would not have to pay the $200 for breaking the lease as we kept the utilities in our name and continued to pay the rent until the new movers took over. On the check out sheet, she charged us the $200.00. She also stated that she would only charge us $40.00 to reclean a couple of items she felt needed cleaning, which included the toilet and a drawer. She actually charged us $80.00 for cleaning. My husband had told her that he was willing to pay $40.00 but if it was going to be more than that, then we would reclean the house. We were also charged for a maintenance fee for a filter and light bulbs. When [redacted] did the final walk through, she did not indicate that the light bulbs or the filter were an issue. If she had, we would have gladly replaced those items. She also tried to charge us for mismatched lightbulbs in the master bath, but luckily I had written down that these were already mismatched. I specifically asked to see the prior tenant's move out sheet to ensure that we weren't paying for items that were already there, but [redacted] refused to show us that sheet. We moved out but were still paying utilities. My electric bill for the month of December was over $60.00 and we weren't even living there. And we were not allowed back in the house after giving our notice, even though we were paying the costs associated with this house. We showed the house to the new renters and basically did all of the work to get a new renter in there. When we first went with Pierce, we told them that we were looking to purchase a home and would most likely be leaving early. We even tried to get a 3 month lease because of this. Pierce acted very understanding and told us that as long as we found a new renter, there wouldn't be an issue. We did everything we were supposed to do and yet Pierce is trying to take money that is rightfully ours.Desired Settlement: I would like $40.00 of the $80.00 charged for the housecleaning refunded. I would also like the $200.00 lease break fee refunded since [redacted] told my husband we would not be charged this fee. I would also like the maintenance fee to be refunded since we were not given an opportunity to remedy this situation. The total I would like back is $316.54.

We have reviewed the complaint and the file, including the lease, the initial property condition report and other documents. The property condition report filled out by the tenant did not indicate the home was filthy or dirty, only some scuff marks on some doors. We also reviewed the signed lease which indicates the fee for breaking a lease and that the tenant is responsible for rent until it is rerented or the lease expires. The tenant is also responsible for the utilities and, as it was winter, it was necessary to turn the heat on to prevent pipes from freezing and breaking. Property managers are unable to give exact prices for work; only an estimated guess. All work is done by independent vendors. We have been in contact with the owner and will be glad to meet with the tenant to try to work out a resolution that will be satisfactory to all parties involved if they would like to contact [redacted] or myself.

I emailed [redacted] from Pierce Property Management, but she was unable to provide a solution. I am still waiting for her to email or call me and let me know what Pierce is willing to do to resolve this complaint. I only have 7 days to accept or reject or the complaint will be closed, so I must reject until I hear what they have to offer.

Response:

We have attempted to resolve this complaint with what we felt was a very fair compromise by offering the tenant over half of the monies that they requested being reimbursed. The owner of the property offered to reimburse for the maintenance bill of $76.54 to help resolve this complaint. The cleaning charge that was billed is what the cleaners billed for their services. We are unable to give figures when doing a move out on exact cleaning costs; we can only estimate and quote the charge per hour, but we cannot give an exact figure as the vendor does the actual work. The tenant also indicated that the home was already dirty, however, the property condition report filled out by the tenant does not indicate the home was dirty. With regards to request for the lease break fee to be reimbursed, the lease which was signed clearly states the $200.00 charge for a lease break fee. Although the charge is valid, we have offered to reimburse 1/2 of this charge in an attempt to compromise and settle this dispute. We feel our offer of $176.54 of the $316.54 requested is a fair attempt to settle this dispute.

Pirece Property Management has been very professional in its handling of my property all the years they have managed it for us. We have zero complaints or issues with their handling of our account or their staff.

I have recently concluded my relationship with Pierce Property Mgt. It started during the summer of 2012 when they found a property for me to rent that met my requirements and

recently concluded at the end of my lease. I found P.P.M. to conduct their business in a very professional and friendly manner which I appreciated. Any issues or maintenance

that needed attention were handled in a very timely and professional and friendly manner

with concern for me the tenant. I thoroughly enjoyed the property that I rented and would have stayed except for the owners that wished to take occupancy of their property.

All financial transactions were also handled timely and professionally to my satisfaction.

I would look forward to using their services again and am very comfortable referring

friends and associates to Pierce Property Mgt.

Pierce was absolutely wonderful in my search for a home. They had plenty of homes, were willing to try to talk the landlord in to allowing students, and they helped find us a place when we didn't even ask! They were much more willing to help us than anywhere else in [redacted], and the application fee is lower!

We moved here from out of state & made the mistake of renting from this company. From day one, they have been absolutely the worst company we have ever done busssiness with. They said they would leave a key to the house under their front door mat because we would be arriving late in the evening. Didn't happen. We had two cats that the motel would not allow so we were planning on leaving the cats at the new house. They ended up staying in the car all night, in freezing temps & ended up spending 24 hours in the carrier. One cat got sick & I ended up with $500 of vet bills. Then we had to continue to call & request the mail box key. Finally, Diane told me to get the box re-keyed & they would reimburse me the $40. I did that but after repeated requests, still have never received that money. I also purchased a few other things that they said they wourld reimburse us for. Never happened. During the home inspections after we moved in and the 6 month one, they promised to take care of concerns we had plus they would check on our expenses they promised to refund us. NEVER HAPPENED. Now they are adding trumped up charges (it was their error) to our account and holding our security deposit hostiage until we pay the trumped up charges. My advise ot anyone even thinking about renting from them to run as fast and far away from them as you can.

If you terminate the lease early they will take a chunk out of the security deposit and will also charge you to re-key the building. Standard Practice. However one of their property managers ([redacted]) reassured me that if I continued to pay rent until the unit was re-leased by another person there would be no fee on my security deposit whatsoever, and I would be prorated if the unit was leased halfway though the month. I moved out December 28th, paid for month of January, and soon after the unit was picked up by someone January 12th...

Well Pierce Property charged me the fee anyway including to re-key the unit, and was prorated a fraction of what I should have been entitled. They basically fooled me into paying for an extra month and took a significant portion of the security deposit on top of it.

When I tried reaching out to the property manager she ignored my messages after a single reply. They have no business ethics whatsoever.

The entire time I resided in this rental condo it's been a fight. Trying to get normal wear and tear problems fixed was months. How about the safety (&perhaps) the broken front door lock working took a threat of calling my insurance company. Like any renter I filled out the condition report indicating existing damage and took photos. Despite this at move out I was accused of damage that was indicated on the condition report as well as 'damaging' the smoke detector when it was the fire dept that came to take care of the problem. I wasn't the one on a 10' ladder touching the device. For God's sake, the chief was present. I did not damage the screen nor put 2" holes in walls in several rooms. I did not have blue tape on the walls; that was the painters or sheetrock guys. ETC, ETC, ETC. I only got a portion of my $1200+ deposit. The person handling my situation has also given me incorrect info--knowingly. These group cannot be trusted. And after everything going on, I could not believe that Gina had the nerve to offer getting me into a new home. I don't !@# think so!!
IF anyone asks me, I will be upfront about staying away from Pierce. However, my experience with CMA in Prescott Valley were a pleasure to work with.

We recently purchased a retirement home in Prescott, AZ and intend on moving there in the next few years. Until we are able to live there we wanted to lease the home out. Since we live a few states away we contacted Pierce Property Management to manage the home for us. The service we have gotten from Pierce (and [redacted] in particular) has been excellent. From finding a tenant to handling problems that always come up with a home their service has been first class every time. We have found them to be professional in every way and consistently looking out for our best interests. Living so far away it's reassuring to know someone is there locally to take care of our home while we can't. We would highly recommend Pierce Property Management to anyone needing this type of service.

Pierce Property Management took two months to replace our cooler this Summer. They sent a hostile neighbor to our property which I strongly requested they not do, no legal notification at all. I was told I did not have a choice in the matter. Now we are having electrical issues. Whenever we use the microwave it trips the breaker. Outlets are burning and it has been over a week since I notified them of the problem. I guess the house will have to burn down before they will respond to my request.
