I understand that Pillar To Post Home Inspector has the "clause" with your company that enables you all to not be liable for any mess ups on your part. "Pilar To Post Home Inspectors in not responsible for defects, deficiencies or damages not discovered during the home inspection due to the (homeowners furniture and personal belongings) concealing the items."

I already knew they were going to do absolutely nothing about the issue but I reached out anyway! It must be nice when your family own the company you can get away with telling a person a home is decent and nothing is wrong with the property even when it's not!

However, what about issues that were neglected to be identified and went undetected during the inspection. Our home inspection was completed on 10/06/2021 by Michael Clarke License# 34183. And here it is 2/23/2022 not even six months into living in our new home and our basement is leaking and the inspector failed to find the issue inside our home or outside. I have had several people come out and say the inspector failed to do this and the inspector failed to do that, etc...The ground around the house is soft and filled with water. I was told by one contractor that came out, he said that the inspector (Michael Clarke) should have caught this issue! Even though the inspector was not able to see the sump pump due to boxes covering it he was aware of where it was and failed to mention that it is not in code with the state of Maryland in his report! The sump pump should not be within so many feet of the circuit breaker. The inspector failed to do a lot and should not be inspecting a thing. We are not experts when it comes to buying a home and the in's and out's of what is wrong/needs to be fixed up in a home. This is why we paid the inspector to inspect and do his job and inform us of these major issues that Michael Clarke failed to identify. Would you want to purchase a home that leaks and has unidentified issues that you were not made aware of by the "expert" that came to inspect.

Each time a contractor comes to the house they find issues and "say the inspector should have mentioned..." I have all of this on video and have attached photos of some issues that Michael did not catch. Is Michael Clarke new to this job and now we have to deal with the burden of him failing to do his job properly, is he not familiar with the ground should feel when it's filled with water. What type of company did we give our money to for this "inspector" to miss so many valuable sightings! And now we have to pay the price for his mistakes! We have NOT been in our lovely home for a good six months and already have so many issues that Mr. Clarke did not catch.

I am rejecting this response because: It makes no sense whatsoever that Pillar to Post would have us get an electrician "for our benefit" if they weren't planning to pay for the electric bill If they weren't planning to pay for it they shouldn't have suggested anything and been straight forward with us, and especially anything that would cost us money out of our pocket Mike even specifically told me they needed the estimate so they would know if they were going to pay for the services out of pocket or turn it in to their insurance I never said that there was anything wrong with any other GFI outlets but that one of the exterior outlets wasn't GFI at all, which isn't up to code This was one of many things missed during the inspection There were TWO outlets in one room not hooked up to electrical at all and one of them was the outlet for the dryer in the laundry room How do you not check that? As far as me not being present when Mike came back to see all the things that were missed on inspection, I'm not sure that has any bearing on this at all since I talked to him on the phone multiple times My husband told me that they just looked at all the things on the list that we had wrote down and he told my husband to get a "certified electrician" to get an estimate Also, as far as the lighting fixtures outside are concerned, they did not have light bulbs in them that day but when the tester was used it showed that there was no electricity going to those fixtures at all As far as the way switch goes, I understand that they don't look at the electrical wiring to see this but this also means he must not have tried to flip the one switch downstairs at all because he would have known it didn't work Overall, Pillar to Post missed multiple items on the inspection, things that we could have tried to work into our negotiations when closing on our house

To Whom it May Concern,Pillar to Post Home Inspections StLouis performed a Visual Inspection of the property at * *** *** ** at 2:PM on November 13, 2015. The Visual Inspection of this property was performed in accordance with the ASHI Standards of practice and our Visual Inspection
Agreement which outline the scope and limitations of the visual inspection that was give to the client and signed by the client. The Visual Inspection Agreement that is also attached with a copy of the Inspection report states that this inspection does not constitute a warranty or guaranty of any kind. We can not predict the future of performance of any item. We can only report on the performance of the components of the home on the day the home is inspected. Almost two months went by between the day of the home inspection and the date at which the client stated they experienced problems. The home was also occupied at the time of the inspection and items could have failed during the occupancy of the seller of the home. The oven was stated by the client to have worked a few time correctly before it experience issues that again we could not have predicted. Furthermore, it is clearly stated in the report that due to low exterior temperatures the Air Conditioning was not tested and we did not state that the A/C was operational because it wasn't tested. Though we always feel for client that experience issues when they move into their new home, we feel as though we performed a thorough and fair inspection of their home. Upon initially contacting *** *** I inquired if he had insurance, which he confirmed *** During the inspection of the attic, debris fell out and he advised me it was bat guano and not dirtUpon his visual inspection standing on a ladder, in the month of January, he said he saw no bats and assured me I did not have a bat issue based upon no visible bats and because of the extensive remedial caulking work already done by the owners***

Oct 26, Brandan M*** inspected our home (the home we were wanting to purchase)He exposed only issues that were "minor" he stated and that they would not cause any issuesHowever we found DIFFERENTLY after we had a flood event Jan 5, and had to have our flood policy re-opened and they sent a structural engineer to our homeThe home NEVER SHOULD HAVE PASSED INSPECTION! We paid Brandon to inspect this home and he allowed work to be done that has crippled the home structurally and turned the home into a literal green house for toxic amounts of black moldThe work that was done the sellers did and disclosed that they obtained permits and didn't provide themThey also marked that they had their inspection after the work which is a lie because you can't have an inspection if the permits don't existOur home foundation is post and block and it was built in The sellers went in and just shoved stuff in where ever it fit and called it goodThey put two blocks on top

The gentleman that did the inspection was nice and professionalHowever, several things were missed that resulted in thousands of dollars in repairs after purchase
First, the chimney was completely unusable and unsafe The wash crown at the top was in pieces After months of communication, the owner came to our house, looked up the chimney, and said "I don't see anything but I'll check the pictures." and advised me that they do not have to inspect the chimney if the roof looks dangerous Totally ignoring the fact that there were pictures of the chimney in the inspection report He never did follow up on this I decided to let it go and paid over $for our chimney repair
Today I had the furnace cleaned and was told that there is no disconnect at the indoor unit and that it was over fused at amp and should be amp This is not up to code and would create insurance issues if we were to have a fire Unfortunately, it will cost $to fix
I have had several contractors ask me directly who inspected the home and how did they not catch this stuff The guy cleaning my gutters even noticed the chimney issues Not only did they fail to catch major issues, they failed to own up to their error and offer to even meet me in the middle on the cost of the repairs I cannot recommend Pillar to Post to anyone

Pillar To Post has disputed these charges due to the fact that the home inspection was performed under the state guidelines and the ASHI (ASHI standards of practice for home inspections) standardsThe ASHI standards (attached) Section ELECTRICAL states how and what is tested during a home
inspectionMrs*** states that one receptacle had no powerThe ASHI standards in section number clearly states that a home inspector is to check a representative number of installed light fixtures, switches and receptaclesWhich this was done on the day of the inspectionWe would have no way of knowing a light switch is a way switch, a switch for a future light fixture or any other number of thingsThe exterior light fixtures Mrs*** is claiming we missed did not have bulbs in them on the day of the inspectionPlease see attached photo under the soffit areaThe GFCI on the exterior worked just fineThe only issue was a damaged weather protected cover which was reported onThe water spicket we did pay to have repairedMrsGroper claims I told them to get "an electrician here to get an estimate of what it would cost to have these things fixed" which is trueThe request was for their benefit, not oursMrs*** was not even there when I made the return visitI spoke with Mr*** onlyI never said Pillar To Post was covering the cost of any electrical repairsOnce again I suggested an electrician for their benefitWe received a bill from the electrical company for $393.80, Which we denied payment of repairs because we never agreed to pay themWe also feel That Mr& Mrs*** follow up with the electrical company they hired because they were charged for parts and labor they bought out of pocket and had them installAlso, Mrs *** claimed there was only one electrician on the job site but they were charged for electricians at 1/hrsIn closing, we ask that you please read all of section (electrical)and section (general limitations and exclusions) of the ASHI standards that are attached

I am rejecting this response because: the Association did not change their standardsI was complying with their request to inspect the vents.I found the dryer vent emptied into the attic I should have been informed about this state The other houses in my area all vent through the roof Also, when the attic was inspected by roofers, they noted that the exhaust hoses from the bathrooms were lying on the attic floor, disconnected from their vents I mention this as proof that the area was not inspected properly I was in the house when the inspector looked into the atticHe made no mention of fallen hoses nor a long pipe that ran from the vent to space above the front room I have sent photographs of both the fallen hoses and the odd exhaust system of venting the dryer I cannot accept that this was a complete inspection The inspector noted chipped mirrors and switches on the wrong side of the wall for current code But he failed to mention something that has cost me several hundred dollars to right.That is my issue : the company was hired to inform me of issues which would influence my decision before I purchased the house.This was a case of neglect.

To Whom It May Concern,A visual home inspection was conducted for our client [redacted] on August 9, 2017.  When entering into an agreement with a client to perform a visual home inspection, our clients are required to review and sign a visual inspection agreement that outlines the scope,...

limitations and liability of the inspection.  We also have our client review and sign off on additional service recommendations that we make so that the client can learn as much about the home during the inspection process.  Attached are both of these document signed by the client.  It is important to note that home inspectors are not code inspectors and are not performing a code compliant inspection.  Furthermore, a home inspection is a general overview and assessment of the home and certain items in the home are outside the scope of a home inspection, for instance radon testing, sewer lateral inspection, gas safety inspections, mold testing, etc.  It is for this reason that we offer additional services performed by professionals in their specified fields to allow our clients to learn more about their potential new home.  A gas inspection along with all additional services were recommended to the client and the client signed off declining any additional services other than a sewer lateral inspection.  If the client would have ordered the gas safety inspection as recommended then the item in question could have been discovered at that time.  In addition to these facts, in the home inspection report it was stated that " the gas was shut off to the fireplace and if operation of the fireplace is desired then we recommend evaluation, testing and service as required to ensure safe and proper operation." As inspectors we are empathetic to our clients concerns, however, we cannot assume responsibility for the cost of repairing or replacing items in the home as it clearly states in the visual inspection agreement and in this case because we made a clear recommendation and after the home was purchased the client had the gas company out to do an inspection and the item was uncovered at that time. Sincerely,[redacted]Pillar to Post

I would like to address each issue.The bathrooms are GFCI protected, as I tried to explain to the client. GFCI outlets can be connected to other GFCI outlets all using the same breaker located down the line. Just because you don't see the reset on that particular outlet does not mean it is not...

I offered to go back out to the house and show them how it works.The bulging exterior wall is due to improper instillation, however this is not structural and is considered a cosmetic defect, this comes under the responsibility of the association. HVAC ducts are not required to be taped at the seams, however the better companies will go the extra step, the tape loosens over time. It is up to the homeowner to decide if they wish it to be re-taped.Gutter splashes are meant to stop soil erosion, they do not effect the value, habitability, or the safety of the home.It is in the written report to keep a positive slope of 1inch per foot up to 10 feet from the house. In reference to the cracked grout, it is in the report to keep all tub and shower enclosures caulked and grouted to prevent water infiltration and damage. The driveway had normal wear and it was put in the report to seal the driveway annually, this to is the homeowners associations responsibility.Although we are not responsible for mold, we do offer mold testing when we send out our agreement to the client and they did not choose to do so. The work in the bathroom was completed before we were ever given the chance to look at it.The cracked tub enclosure was not brought to my attention in the conversation that I had with the Client, again, I would have been glad to go back out and have a look but was not given the opportunity.I have no idea what the client means about water gushing through an exterior pipe this makes no sense to me. Administrative Code for home inspections. The inspector entered the attic through a hatch opening. The report clearly states that the...

bathroom ducts were concealed at the time of inspection. The dryer duct was exhausting out the soffit vent at the time of inspection which is acceptable according to the standards. [redacted] informed me that the association required dryer vent inspections annually and they had just changed their requirements to having the dryer vent through the roof instead of the soffit. The association had passed this vent for many years previously. We can not be held responsible for a change in the home owners association change in rules and or codes.
