The homeowner has already completed a series of 3 treatments based on the recommendation from our Bed Bug Pest Control company we have worked with repeatedly.  There are numerous ways to treat bed bugs, and while heat is proven to be one of the effective treatment methods, it is NOT the only...

effective method.  The home was inspected prior to occupancy, as well as had no prior incidents with bed bugs prior to occupancy by Ms [redacted]  When our Bed Bug company first arrived at the home to inspect, confirm and treat the issue, Ms Jones had already gotten rid of mattresses (the most common source of bed bug infestations) and the source of the infestation was unable to be determined.  As a result, the homeowner agreed to pay for the treatment as recommended by the pest control company.  If Ms Jones would like to complete a heat treatment of the property she is welcome to complete it at her own expense.  The homeowner has already invested quite a bit financially into the treatment of the bed bugs and will not reimburse for the additional treatment, the homeowner is also not willing to "exchange" rent for the additional treatment.  The homeowner has also offered to let Ms Jones out of her lease if she wished to no longer occupy the home as a result of this incident.  We asked to have a decision provided to us by July 1st (the next rental due date per the lease agreement), and based on previous conversations with Ms Jones our company was under the impression Ms Jones decided she would be responsible for the rent from July 1st through July 7th and would vacate the premises by July 7th.  If Ms Jones would like to still pursue this course of action, an addendum to the existing lease agreement would need to be signed prior to an adjustment being issued for the rent.

Attached are the photos of the property condition after the move-out was completed.  The cleaning was necessary as items were left behind in cabinets (as shown in photos), as well as the inside of the appliances were left dirty and floors, baseboards, vents and ceiling fans, etc were left either caked in dust or otherwise dirty (as shown in photos).  The "carpet cleaning" included the tile floors as well as the carpet which was left stained and dirty.  There are also photos of several walls throughout the home that showed scuff marks and divots which required touch up painting and patching.  I have also attached a copy of the invoices from our vendors for the work completed.  It is still our stance that a credit is not due to the tenant as the homeowner should not be absorbing those costs.  If we can be of further assistance with closing out this file, please let us know.Thank you,[redacted]PPG Property Management

While we appreciate the assistance from the Revdex.com, it is our current position that our side of the issue is not being considered simply because we are not willing per the owner of the property to issue financial compensation.  We have replaced the broken dishwasher that was only "un-repairable" due to a pest control issue that was not the fault or responsibility of the property owner (the issue was not present when the tenant moved in, and pest control is the responsibility of the tenant per the lease they signed).  The owner purchased a brand new dishwasher to replace it and had it installed.  The tenant is breaking their lease and had been in discussion with us about breaking his lease prior to this incident and it feels that our reputation is being put in jeopardy because he wants to break a legal contract with no consequence or responsibility or consideration for the owner and is therefore disgruntled at being held to the contract.  Please keep our case as open or if it must remain unresolved, it is unfair to leave it as our company not bringing it to satisfactory resolution.  We are doing our best to work with this tenant under the circumstances and we have tried to offer our side of the situation.  Your time and consideration are greatly appreciated.Thank you,[redacted]Office ManagerPPG Property Management[redacted] (Office)[redacted] (Fax)[redacted]

I have been renting from various renters over the past 17 years. This is by far the worst experience I have ever had with a rental agency. We lived in the house for 3 years. During those 3 years only 3 out of the 15 things we complained about were ever fixed. When it came time this last time to renew our lease we informed them that we would not be renewing and that we were buying a house. The woman, Lanie, who co-owns the business immediately became very rude to us. She started calling my husband and I racial slurs and started referring to us as "you people." She accused us of lying about buying a house and ensured us that we would never be able to rent in this town again. Over the 3 years we were never once late with a rental payment and other than the occasional maintenance issue we never bothered them. We also ran into the AC breaking every single year. Each time the AC guys came out they said that the AC needed replaced and were told "put a bandaid on it." All 3 times the AC broke it took over 24 hours in 100+ degree temps for the unit to be fixed. I highly discourage anyone from renting from this racist, ill-equipped, and rude business.

Rent is still expected per your lease agreement.  You may proceed with the heat treatment at your own expense.

Worst customer service I have ever experienced. The properties that they represent are cheap and poorly maintained. If renting a property represented by PPG expect lots of repeat maintenance issues for issues that the management company refuses to properly address and fix. Expect jaw droopingly rude and unprofessional customer service from the hungover girl at the front desk who answers the phones to the office manager herself. Don't expect prompt returned phone calls or returned phone calls at all, until they initiated their online maintenance request on their website I often reported maintenance issues that I never got a single call back for. Numerous times when someone was sent out and they requested a work order to the management company there would be no decision made or call back for that matter. Bottom line, don't waste your time signing a lease with PPG Property Management - I can tell you first hand it is not worth the 12 months of stress and anxiety. If you are looking at renting with PPG imagine the home you are looking to rent with a broken AC in the middle of the summer in 90-100 degree weather and having wait over 24 hours just for the management company to make a decision while your family cooks in a home that's 91 degrees inside. Don't waste your time!

I do not see how Lanie the property manager can advise me that the homeowner stated himself he does not want me in his home , which they couldn't take action on that ( wrongful eviction ) but yet they are asking for a weeks rent . They are advising the company was under the impression I would be vacating July 7th , that was never agreed on nor did the property manager reach out to me to speak over that . I received assistance to move into the home in the first place so offering to let me out of the lease and mailing me my deposit back PLUS requiring that I pay the first weeks rent in the home is unrealistic and I do not know anyone who can come up with 2k to move AGAIN in a weeks time . This is a unrealistic company who lacks communication and does not reply professionally to any concerns . However , due to finances I will
not be vacating the home I will file a separate legal claim . They also advised they have a track record of replies to my emails and concerns HOWEVER ,  I sent 3-4 emails with no replies until ALEXIS the receptionist finally replied after I called and complained about no replies .

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

I would like the company to provide me with more detail as to what specifically needed to be "repaired" in the home. The home was left undamaged and in clean condition. The company has yet to provide me with a copy of any Check Out list. The Check Out list was not made available to [redacted] when the keys were returned to [redacted] during the "move out inspection" on 12/26/2014. I would like to know what areas PPG is claiming needed repair, cleaning, and paint touch up. The remainder of the security deposit was delivered to us by certified mail 15 days later, NOT "within 14 days". The law does not say "postmarked by" it very clearly says "WITHIN FOURTEEN DAYS..." ([redacted]). I do not accept your answer and would like to see a Checklist of the inspection that was completed by PPG with detail of the areas of the home affected.

This issue has already been resolved.  We were able to obtain documentation from the pest control vendor to confirm treatment was completed for the infestation that was preventing the dishwasher from being repaired.  The dishwasher has since been repaired.  The pest control is the...

Where do I start! I have rented my home for 3 years in AZ with PPG. Was never late on my rent as a matter of fact I always paid early till recently. Although I tried to resolve the issue as soon as possible, they strictly adhered to their completely ridiculous process which put me in an even worse financial situation. I realize this is not on them and I did make my payment a couple weeks late but after $400 in fees. My issue is with the following month and most importantly the quality of service from these people. Even before I had ever been late, I have been treated poorly and spoken down to in a very condescending, rude, unprofessional manner. why I keep renewing? Only because of the location. THAT IS ALL! This year I will most likely not renew unless they hire new management and staff. I foresee this company going away very soon with all the previous complaints.
