We will never be able to get rid of this issue as long as we have residents that don't take out their trash or clean up the dishes and their kitchen when finished cooking their meals. She also has dead roaches and droppings in her kitchen area. This is a food source for roaches and she should have cleaned this up immediately.  Her patio is also a mess and we served her with a patio notice. This problem exists in every apartment community, with maybe a few outstanding complexes in [redacted]. When she moves out two months or sooner, she will be taking these creatures wherever she ends up. We have never ask a resident to pay for weekly treatment. If a resident like [redacted] refuses to take measures to comply with legal notices they will be charged for the treatment. We have a pest control company on site every Monday. She would have had to be diligent in her efforts to keep her place clean and tidy, and make sure she was consistent with being on our pest control log whenever needed until the problem was taken care of. Which she has not!

I am not allowed to waive cleaning charges. I had to pay to have this carpet cleaned after she moved out. I also had paid to have it cleaned before she moved in. Why would she not be responsible for paying to have the carpets cleaned when she lived there not us. Besides that she signed a lease...

stating she would bring her apartment back to the condition it was at her move in. She moved out weeks after moving in and paid a lot to break her lease. This did not include cleaning her stove or shampooing the carpet. She is still liable for these charges. If I waived these cleaning charges for her I would have to do it for 359 other apartments, at the time of their move out. I have to treat everyone exactly the same. What I do for one I have to be willing to do it for everyone. That's the law! A lot of people don't understand the laws pertaining to this industry. I pride myself in that our properties follow the letter of the law and we don't bend rules.

We are really sorry for this issue. We have pest control on the property every Monday, and some weeks even Friday if we need them. This is a free service for our residents. Hopefully they are are the list weekly until this issue is resolved. We are doing everything we can to eliminate the problem....

It would seem to be common sense that no person or business could be turned over to a collection agency without prior attempt being made to collect. That's what was done here.  I wasn't aware of the charges.  I wasn't invoiced.  My contact information was obviously included as the collections agency had no problem getting in touch with me.  

My credit rating has been negatively impacted by this wrongful behavior.  I had no chance to pay until it was too late.  As a co-signer, I don't think that's how the process is supposed to work.  If you are not reaching out to the co-signers then you can't include them in the collection process.   

Please have the credit reference removed and please send a letter indicating the error.  It is absolutely ridiculous that a company could or would do what has happened here.  I will get this resolved.  I did everything right yet, the impact on my financial abilities is significant.   If we are unable to resolve this through this channel I will seek other options. 

How would you feel if this happened to you?  You were sent to collections for a debt you didn't even know existed. 

This is the wrong way to do business.

Legally we are not obligated to contact a co-signer. That is the responsibility of the resident, he left a forwarding address and was sent his Move Out Statement showing he owed eight days of rent, and a small cleaning charge. He should have notified his co-signer of the outstanding balance if he didn't intent to pay the charges. They both signed a lease stating if they had any unpaid charges they would be sent to a collection agency. I'm sorry he failed to notify his co-signer. As a co-signer it was up to her to make sure he left with a clean bill owing zero, so her credit wouldn't be affected.

The resident moved out owing 8 days of rent plus late fees and a carpet clean charge of $40.00 when he turned in his keys. When the move out was processed a bill was sent to the forwarding address that was provided to us by the resident.  We are not obligated to mail one to the co-signer. The...

balance was never paid so we forwarded the balance to US Collections West which is our collection agency.  Once it goes to the collection agency it is out of Presidio North's hands.

I have reviewed the response made by the business in reference to complaint ID [redacted], and find that this resolution would be satisfactory to me.  I will wait until for the business to perform this action and, if it does, will consider this complaint resolved.

I have never received a message requesting I return a call from her. I have an assistant manager who takes care of resident issues for me. I am sorry that she is having a bad time. We have done everything possible to get rid this problem. She was sent a notice because the log sheet we received from the pest control company stated her apartment was dirty and cluttered. She has had dead ones and droppings being reported almost weekly. Grease on and around her stove and garbage that needed to be taken out. We are not in the business to evict residents for not being clean. However if only one person in a building does not follow the preparation needed to get rid of this issue, it will continue to be a problem, until this resident is asked to leave. Unfortunately all residents are not bothered by roaches so they don't call for service. We do have pest control on site every Monday. We do not automatically put residents on this list, they need to call in to request service. If we are requesting the service for a particular building we do send out a mandatory bomb or spray prep notice as well as a 48 hour notice to enter. All we can do is what we are doing to end this problem, but it takes everyone to participate to achieve an end to this problem. This problem exists in apartments in **. I doubt you could find one complex anywhere that this is not an issue. At least we stay on the problem and pay the bill and pay until its taken care of.

Presidio North Apartments have a manager who is the most rudest person I have ever met. I went into the office to break my lease the proper way (filled out papers) I have until Aug 6 to get my stuff out. went into apt yesterday and the office went into my apt and took my couch and replaced it with a nasty one. so now my couch is gone and they are going to hit me up with $charges for breaking my lease but they can break into my apartment and take want they want and think its ok?

This letter is written in response to the billing statement I received in the mail on April 26, 2014.
This statement indicates that you are billing me $15 for the oven and $50 for “carpet cleaning”. On the date of my move out and subsequent move-out walk-through, the ONLY item that was listed by the person who completed the walk-through was the “stove was dirty”, for which you stated there would be a $15 fee for cleaning.
I resided at this apartment unit for roughly 6 weeks. There was absolutely NO MENTION of a fee for carpet cleaning of $50.
When I moved into the apartment, there was a very brief walk-through that occurred AFTER I had signed the lease. Your policy of not allowing a person to see the space they are renting until after the lease is signed is questionable.
During the walk through, there were several things that I pointed out that needed cleaning/fixing. The cabinets were filthy (which I cleaned myself), in addition to a few other small items. The stove in question was moved into the unit on the morning I rented the unit because I did not want the “grill” top that was the other option. There were several things that I did not re-contact the office about. I spent 4 hours cleaning the apartment the day I signed the lease. The linoleum floor in the kitchen, entry, vanity, bathroom and walk-in closet areas was so filthy, I used one whole large canister of Lysol wipes just to clean the linoleum floor. I scrubbed all of the cabinets thoroughly, as they were left with cooking grime, dried on food particles, etc. I also cleaned out the refrigerator which had a very bad smell before I cleaned it. I did not communicate any of this to the office, but in hind-sight I surely would have, had I known this situation would come about. The cabinet where the stove was moved into remained with an uncovered hole (space) on each side of the stove where the missing finishing pieces of wood were noted as missing at move-in, but never fixed while I lived there.
As I prepped to vacate the apartment, due to taking a job in Flagstaff, the person who completed the check-out walk-through with me at the time I vacated the unit stated he was marking down that the stove was dirty (I believe this is the same person who placed the dirty stove into the apartment when I moved into the unit). I explained to him that it was indeed dirty when I moved in. I should point out that during the move in walk-through, I did not have a flashlight to inspect the inside of the stove, as this is what the maintenance person did when I vacated the apartment. He used a flashlight to look inside of the oven to determine it was “dirty”. What he failed to see was that the night prior when I was prepping for the move, I took a razor blade and scrapped a BUNCH of black baked on mess out of the inside of the bottom of the oven, that was there when I began using the oven. When I first moved in, since the oven was dirty at move-in, I placed a large sheet of aluminum foil into the bottom of the oven to catch any “drips” that might come from my cooking. I probably used the oven a total of 6 times while residing there. The bottom line is that the oven was filthy when I moved in, I cleaned it as best I could when I moved out and will not pay a fee for something that someone else is responsible for.
As for the carpet, I have no idea why there is now a charge for cleaning the carpet, since that was not mentioned at all when I left my keys with the office personnel after the move-out walk through, before I left. [redacted] told me that the only charge was for the dirty oven. I would argue the point that the carpet was not cleaned prior to my move-in, except for vacuuming. I vacuumed the entire unit prior to vacating and in the 6 weeks I was there, I vacuumed twice a week. There were several areas on the carpet when I moved in that looked like someone had spilled some drips of bleach, and there were several other dark spots that came out on the carpet during the time I lived there. I can assure you, these spots existed in the carpet when I moved in.
I take issue with your backhanded manner in which to charge tenants for things they did not create. I was a model tenant while residing at Presidio, always picking up trash in the common areas, cleaning in the laundry rooms, etc. I also kept the inside of my unit clean at all times.
I am standing on principle, since I know in my heart and head that I did not dirty the stove nor the carpet. Since I objected to your asking me for the $15 to clean the stove on the day I moved out, I can only conclude that the $50 charge (that was not previously mentioned) was something added on after I refused to pay the fee for the stove.
Additionally, I paid over $1665 to you for the lease-break fee and made good on that obligation. Based on the facts that my bills were paid in full and I proceeded to make my move on a good faith effort by following through with payment of the lease break fee, etc. I continue to object to and reject the idea that I now owe additional monies to Presidio, based on Presidio’s own negligence in cleaning the stove before it was placed in my unit.
I am requesting that Presidio North waive these fees, based on the entire “story” that lead up to me being charged the fees.

Review: I have lived in the complex for almost a year. I have contacted the front office multiple times regarding my cockroach problem. I had two cockroach bombings in February 2014. This did nothing for the roach problem. I continued to see the roaches for a few months after the bombings. I contacted the office to set up reoccurring pest control. The apartment office has sent an exterminator to my apartment every time they have been scheduled to be at the complex. They stated they started something new in the complex to put boric acid in the walls. This was done in September. After months of exterminating methods, I am still seeing the roaches on a mass level. One day I came in and there were 15 tiny roaches roaming the floor. Yesterday 10/5/14, I killed 6 roaches of all different sizes. Every time I enter my apartment I have to tip-toe in the kitchen knowing I have critters to kill. I move out in two months and am being told yet again that I need to pack up all of my items and supply my own materials for the complex to administer yet another roach bombing. I do not have the money to be spend on materials for this because I am desperately saving to move. On top of having asthma and repeated nightmares of cockroaches, my health is at stake living in this community.Desired Settlement: I want to break my lease for these last two months and move in with a family member if I am forced to do yet another roach bombing because the roach bombing can be done when I leave the community in two months. It will not change the outcome of the problem because I have literally spent the last few months with friends to stay away from this apartment. I want my security deposit back from this complex, as I have been tormented by roaches (in my bathroom, in my kitchen/under the sink/dishwasher, crawling on the walls while relaxing in the living room) the entire time living here.

Review: My son [redacted] rented an apartment from Presidio early 2011. I co-signed.

He moved out when his lease was up. Presidio charged him $200 after move out and without my knowledge. I was never aware of any outstanding balance. Never contacted by Presidio for payment.

In late November, several months after he had moved out I received a collection notice from US Collections, a company Presidio had hired to collect the balance. This was the first time I had been contacted at all for payment. I paid the amount on Dec 11th by credit card and wrote that I would dispute the charges. I contacted Presidio by phone to discuss. I was not in agreement with the charges and the balance had been turned over to collections without any attempt to contact me for payment. How can a company negatively impact a credit report of someone when they do not even attempt to contact that person to receive payment? The person I spoke with assured me that the balance was paid in full and that it would not impact my credit. I wrote it off as bad business on their part and a $200 lesson on my part.

Fast forward to yesterday, I ran a credit report because my wife and I are selling our house of 17 years and buying another one and what do I see but a collection from US collections and Presidio North Apartments. I do not believe they have the right to file a collection against me without first trying to collect. The only contact I received, I paid immediately. Not even sure it's legal to do that but I just want it fixed.Desired Settlement: Remove the collection reference from my credit report immediately.

Provide a letter stating that the reference has been reversed.

This place is beyond unprofessional! I have been a renter for 3 years now and know how the process of renting an apartment should go. This place promised me a second floor studio, I paid for application fees and holding fee. Next thing I knew was that the current residents hanged their minds so I was pushed out of that apartment and into a third flood apartment. Because they started my application process they would not refund me my money back. I was unhappy with the fact I was not told that this could happen. I asked if they could accommodate me somehow. They refused. I took the third floor apartment because it was such short notice I was worried I would not be able to get into another apartment in time before my move out date. I get a call 18 days before I am to move, with them saying they have my third floor apartment away to someone else and they had no more openings. The gave me back my money then, but with nasty attitude, inappropriate name calling and aggressive behavior towards me. By the assistant manager party and the manager mrs.[redacted] called me a [redacted], liar, that I was [redacted], mrs.[redacted] the manager got in my face and raised her voice and slammed a door in my face. These people are far from professional. I highly recommend others do NOT do Business with these people. I believe they do not understand their own Business motto and are incapable to interact appropriately with their residents.

First day we got the keys to our apartment found roaches all over the place. Filthy apartment. They had over a month to get the unit ready. We called the office immediately and the leasing agent came in with the assistant manager. They only took note of all the damage and had a cleaning lady come in for a few minutes. Still disgusting,I had to clean the apartment before we moved anything in. We have had the exterminator in numerous times after move in. Still roaches in all rooms. Our apartment is always spotless, I'm a neat freak. Drives me crazy. All the neighbors have roach problems as well. Don't move here!!! My apartment flooded twice from the ceiling. They said they fixed it, came home from work, flooded again. Terrible complex and office staff is rude!

[redacted] told me that the only charge was for the dirty oven. I would argue the point that the carpet was not cleaned prior to my move-in, except for vacuuming. I vacuumed the entire unit prior to vacating and in the 6 weeks I was there, I vacuumed twice a week. There were several areas on the carpet when I moved in that looked like someone had spilled some drips of bleach, and there were several other dark spots that came out on the carpet during the time I lived there. I can assure you, these spots existed in the carpet when I moved in.I take issue with your backhanded manner in which to charge tenants for things they did not create. I was a model tenant while residing at Presidio, always picking up trash in the common areas, cleaning in the laundry rooms, etc. I also kept the inside of my unit clean at all times.I am standing on principle, since I know in my heart and head that I did not dirty the stove nor the carpet. Since I objected to your asking me for the $15 to clean the stove on the day I moved out, I can only conclude that the $50 charge (that was not previously mentioned) was something added on after I refused to pay the fee for the stove.Additionally, I paid over $1665 to you for the lease-break fee and made good on that obligation. Based on the facts that my bills were paid in full and I proceeded to make my move on a good faith effort by following through with payment of the lease break fee, etc. I continue to object to and reject the idea that I now owe additional monies to Presidio, based on Presidio's own negligence in cleaning the stove before it was placed in my unit.Desired Settlement: I am requesting that Presidio North waive these fees, based on the entire "story" that lead up to me being charged the fees.

I am not allowed to waive cleaning charges. I had to pay to have this carpet cleaned after she moved out. I also had paid to have it cleaned before she moved in. Why would she not be responsible for paying to have the carpets cleaned when she lived there not us. Besides that she signed a lease stating she would bring her apartment back to the condition it was at her move in. She moved out weeks after moving in and paid a lot to break her lease. This did not include cleaning her stove or shampooing the carpet. She is still liable for these charges. If I waived these cleaning charges for her I would have to do it for 359 other apartments, at the time of their move out. I have to treat everyone exactly the same. What I do for one I have to be willing to do it for everyone. That's the law! A lot of people don't understand the laws pertaining to this industry. I pride myself in that our properties follow the letter of the law and we don't bend rules.

We are really sorry for this issue. We have pest control on the property every Monday, and some weeks even Friday if we need them. This is a free service for our residents. Hopefully they are are the list weekly until this issue is resolved. We are doing everything we can to eliminate the problem. We are sorry but we cannot let her walk away from her lease.

This complex was asked to fix a kitchen sink that was not working. That was exactly a week ago. They said that they needed to get a tool and that it could not be fixed until tomorrow.This is not in compliance with landlord tenant act and they need to be reported.
